☆ Manhattan is now a 'buyer's market' as real estate prices fall and inventory rises

Manhattan is becoming a buyer's market as apartment prices fell and inventory rose in the second quarter of 2024, according to new reports. The average real estate sales price in Manhattan fell 3% to just more than $2 million, according to a report from Douglas Elliman and Miller Samuel. The median price fell 2% to $1.2 million, and prices for luxury apartments fell for the first time in more than a year, according to the report. The falling prices and rising number of unsold apartments in Manhattan stand in contrast to the national real estate landscape, where continued tight supply continues to keep prices high. Brokers and real estate analysts say the strong prices in Manhattan post-Covid became unsustainable, and both buyers and sellers are finally capitulating to a higher interest rate environment.

"We see softness in data — permits, starts, sales and prices all recently below expectations — potentially continuing in 2H," the analyst wrote. The bank initiated the health care tech stock with an overweight rating and a December 2025 price target of $24. "Waystar is a vertical, cloud-based software company focused on automating, digitizing, and enhancing revenue cycle management functions," wrote analyst Anne Samuel. Analyst Daniel Politzer reiterated his overweight rating on the casino and resort stock but lowered his price target to $58 from $60. The analyst wrote that he sees "the current valuation as an attractive entry point into what we view as one of the most durable companies in our coverage."

Terence Samuel, the editor in chief of USA Today, is leaving the role after a year, the newsroom was told on Monday. Mr. Samuel, a veteran journalist, joined USA Today in July 2023 from National Public Radio, where he was a top executive in charge of all news gathering across the broadcaster. Neither Mr. Samuel nor the publication gave a reason for his departure. In an email to the newsroom viewed by The New York Times, Monica Richardson, senior vice president of USA Today, said that Mr. Samuel would leave his job “effective today.” Caren Bohan, the executive editor of politics, will serve as interim editor in chief while the publication conducts “a national search for our newsroom leader,” Ms. Richardson wrote in the email. Rarely has a Supreme Court case had less legal meaning and greater moral weight than the decision Thursday morning in Moyle v. United States. The case was of such little legal consequence that you might have already forgotten about it; you’ve lost it in the haze of a shocking presidential debate and a host of far more consequential Supreme Court decisions. But Moyle illuminates a deep conflict within the anti-abortion movement, and the way the pro-life movement resolves that conflict will affect American life and politics for decades to come. The court dismissed the case as “improvidently granted.” In plain English, it means that it never should have taken the case in the first place. Even though Justices Elena Kagan,Amy Coney Barrett and Samuel Alito wrote their own opinions, those opinions do not bind the lower courts the way a true Supreme Court majority opinion binds every federal court.

CNN —Reigning champion Italy was knocked out of Euro 2024 in the last 16 after Switzerland produced a stunning upset to win 2-0 on Saturday at the Olympiastadion in Berlin. Swiss supporters didn’t have to wait long after the break for a second goal – only 27 seconds to be exact. Italy’s continued sloppiness on the ball carried over into the second half, immediately giving the ball away from it’s own kickoff. While Switzerland deservedly advanced, it was an uncharacteristically out-of-sorts performance for Italy, who’s defense of its title ends in the first knockout game of the tournament. It often seems that Justice Samuel Alito would be happier swapping out his black robes for the garb of whichever right-wing plaintiffs have arrived before the court to air their culture-war grievances. On Wednesday, Alito was at it again, dissenting at length from the court’s 6-to-3 decision that threw out a conservative challenge to the Biden administration. The White House had tried to counteract the reams of misinformation being spread on social media sites during the Covid pandemic and the aftermath of the 2020 election, urging social media sites to regulate what was allowed to be posted. Not only could the plaintiffs not show “any concrete link between their injuries and the defendants’ conduct,” but the lower courts’ assessment of the record was, in fact, far from correct. Many of the district court’s findings, on which the increasingly off-the-wall U.S. Court of Appeals for the Fifth Circuit relied, “unfortunately appear to be clearly erroneous,” Justice Amy Coney Barrett wrote for the court.

CNN —Snoop Dogg is used to recording tracks, not racing on them. But that didn’t stop the legendary rapper from putting on quite the show at the US Olympic athletics trials in Eugene, Oregon on Monday. Snoop was unsurprisingly smoked by his competition in the exhibition race at Hayward Field, finishing a distant third, but he still posted a very respectable time of 34.44 seconds. “Oh he’s jumping on top of the hurdle,” Snoop said in disbelief. “This wknd was fun … much respect to all tha world class athletes … see yall in Paris,” posted Snoop on his X account.

Even as the court is sometimes finding wider-than-expected majorities for relatively limited outcomes, the nine justices are regularly in conflict over the meaning of decisions. A number of lower-profile cases have also sparked deep doctrinal divisions, even when the final vote count is lopsided. “It does seem, at least anecdotally, unusual to have this many separate opinions in cases with relatively lower stakes,” said Steve Vladeck, CNN Supreme Court analyst and professor at the University of Texas School of Law. The Supreme Court earlier this month tossed out an appeal from anti-abortion doctors challenging expanded access to the abortion pill mifepristone. Among them, Justice Sonia Sotomayor slammed the court’s majority opinion for its reliance on history to decide the trademark dispute.

It’s a strange time for gay rights in America. As the country nears the 10th anniversary of the legalization of gay marriage nationwide, support for same-sex unions has risen to 70 percent of the American public. Even Obergefell v. Hodges, the 2015 Supreme Court ruling that legalized gay marriage, is under attack. Clearly, marriage equality was not enough to bring full equality to L.G.B.T.Q. But the gay marriage campaign was a major missed opportunity to expand L.G.B.T.Q.
