Here's how Miller, who doesn't think the housing market is going to crash, became a beacon of trust. The call was from a journalist at an international paper asking for Miller's comment on the US housing market for a story. The 62-year-old founder of the real-estate-appraisal and data firm Miller Samuel is probably the most-quoted man in real estate, with some 2,469 news citations, according to the database LexisNexis. Today, Miller Samuel has replaced Scantrons with iPods, iPhones, and a CoreLogic appraisal software called A La Mode. Today, there's much more data than there was when he started Miller Samuel, but also a lot more "crap," Miller said.
Higher mortgage rates push people to pay all cash for homes to save on interest, Redfin said. Rising interest rates and persistent inflation increased fears of a recession in 2023. Cleveland saw its share of all-cash offers grow from 32% last year to 42% in October, while Philadelphia's grew from 29% to 37%. Selma Hepp, the interim chief economist at CoreLogic, told Insider in November that mortgage rates could go as low as 5.5% by the end of next year. "For homebuyers, it's good to be aware that you can avoid paying high interest rates by paying in cash," Fairweather said.
He’s a conservation officer and pilot for Tsavo Trust, an organization dedicated to protecting the wildlife in the Tsavo Conservation Area (TCA) – in particular, the Super Tuskers. “The Tsavo ecosystem holds arguably the largest number of big tuskers in Africa,” says Kyalo. The magnificent "Super Tuskers" of Tsavo National Park are an increasingly rare sight. “There are approximately 25 individuals left in the world, most of which reside in the Tsavo Conservation Area. “A future where there are no ‘Big Tuskers’ in Tsavo is not worth thinking about,” Kyalo says.

Editor’s Note: The following contains spoilers about “The Walking Dead” series finale, “Rest in Peace,” which premiered November 20. CNN —Forgive AMC, at least a little bit, for almost drunkenly celebrating “The Walking Dead” in its heyday by feeding audiences as much content related to the zombie drama as they possibly could. In its early seasons, “The Walking Dead” excelled in part because of its unpredictability, as the montage of characters who had died reminded the audience. Those plans later morphed into a limited series, but the sense that “The Walking Dead” was no longer the priority in AMC’s “Dead” universe had been pretty well cemented. Television is always hungry for another hit, and at its height “The Walking Dead” was the TV equivalent of a supernova.
Quentin Tarantino’s Greatest Hits of the ’70s

CINEMA SPECULATION, by Quentin TarantinoMost film directors would no more comment on one another’s movies than they would score each other’s performance in bed. Then there is the Quentin Tarantino approach. “When Daryl Hannah walks down the hall of the hospital in ‘Kill Bill Vol. Any film critic would give her left arm to have made that connection. He never sees Reggie again, and whenever young Quentin brings him up, his mother just shrugs her shoulders and says, “Oh, he’s around.”
Some experts argue that recognizing North Korea as a nuclear-armed state, something Pyongyang seeks, is a prerequisite for such talks. North Korea has rejected U.S. calls to return to talks. Asked if it was time to accept North Korea as a nuclear state, she replied: "Wording aside, we are committed to the denuclearization of the Korean Peninsula. We do not accept North Korea with that status. "She was acknowledging, as other officials in other administrations have, that North Korea does have nuclear weapons, but in violation of its commitments under the NPT not to pursue nuclear weapons," he told Reuters.
The fight against inflation has led to a surge in mortgage rates. An increase in interest rates led to a run up in mortgage rates, which has slowed home sales and therefore price growth. It all comes down to the fact that the higher mortgage rates rise, the less affordable homeownership is for borrowers. Indeed, homebuying activity is slowing the higher that mortgage rates rise. According to the organization's researchers, if a recession were to materialize "mortgage rates would fall around 30 basis points from the baseline forecast level of 5.2%."

A surge in mortgage rates have cause buyers to sit on the sidelines. Whatever affordability buyers have gained through sliding prices, they are losing in mortgage rate hikes. As Americans face mortgage rates that are nearly twice as expensive as they were in 2021, more people are putting their homeownership dreams on pause. And that means sellers are not only losing leverage — they are also losing money. "Resourceful sellers understand that the market is intertwined with rising mortgage rates," Sam Chute, a Redfin listing agent said in a housing report on the decline of bidding wars.
But within those reports, investors found ominous clues about the future of the housing market, underscoring fears of an upcoming crisis. “We’ve had a time of a red-hot housing market all over the country,” Fed President Jerome Powell told me in September. “For the longer term what we need is supply and demand to get better aligned so that housing prices go up at a reasonable level…and people can afford houses again. “This is the sharpest turn in the housing market since the housing market crash in 2008,” said Redfin’s chief economist, Daryl Fairweather, last month. What’s next: Investors will next look to housing starts data next week as an indicator of where the housing market is headed.
October marks 60 years since the Cuban missile crisis, when the US and USSR were on the brink of nuclear war. "The current crisis is far worse than the Cuban missile crisis," one historian recently told Insider. But today's simmering Ukraine war poses 'far worse' nuclear dangers, experts say. "The current crisis is far worse than the Cuban missile crisis, in part because during the Cuban missile crisis both Kennedy and Khrushchev were willing to discuss a way of walking back the confrontation. "This crisis is more dangerous than the Cuban missile crisis," Andy Weber, a former assistant secretary of defense for nuclear, chemical and biological programs, recently told Politico.
The use of a nuclear weapon is "directly tied to Russia's fate on the battlefield," one expert recently told Insider. Putin, who claimed to have placed Russia's nuclear deterrent forces on high alert just days later, has continued to remind the world of Russia's nuclear might in the months since. There are tactical nuclear weapons that are more than four times as powerful. At best, a single tactical nuclear weapon could destroy about a dozen tanks, Podvig said. Kristensen said during the ACA webinar on Tuesday that he believes it's unlikely that Russia employs nuclear weapons in Ukraine.
"It's a co-parenting model, it's a co-economy model, and it's a really great friendship and support model," Pfefferkorn said. It's been "amazing and challenging," Pfefferkorn said, especially as both kids grew up, and one brought a grandchild into the home. "We're at a time now that our expectations for what success looks like is very different," Pfefferkorn said. For Pfefferkorn, the next dream is to buy an eight-bedroom house to turn into a communal retirement home someday. "My friend's mother is selling her house, and she has an eight bedroom house," Pfefferkorn said.
8 execs revealed how they're making the commercial EV space their priority. Which is why entrepreneurs and startups are focused on solving some of the great roadblocks to electrifying the commercial EV space. It's the first EV charging manufacturer to be run by a Black woman, CEO Natalie King. King sees opportunity in home and public charging applications, but considers development of commercial EV charging a way to further adoption in the space. "The commercial space is so important because the adoption of EV technology really needs help in its expansion," King said.
The US has been privately warning Russia against using nuclear weapons in Ukraine, per The Washington Post. Putin recently threatened to use nuclear weapons in an escalation of rhetoric over his war in Ukraine. Experts and the international community are divided about how seriously to take Putin's nuclear threats. Biden administration officials have noted that Russia has made threats about nuclear weapons since it began its invasion of Ukraine in February and that there are no indications Russia is moving nuclear weapons in preparation for a strike, per The Washington Post. "The consequences of even a so-called 'limited nuclear war' would be absolutely catastrophic."
Airbnb hosts say there are two reasons for the higher fees and the chore demands: Covid-19 raised sanitation requirements, and — you guessed it — inflation. Airbnb allows hosts to set their own rates and encourages them to avoid cleaning fees if possible. BOTTOM LINEThe social media outrage about cleaning fees and chores is certainly a PR headache for Airbnb, but it’s far from a crisis. Plus, Jon speaks to Redfin’s Chief Economist Daryl Fairweather about what homebuyers need to know about mortgage rates. ), but mortgage rates may keep going up as long as the Fed keeps raising interest rates.

Seamer Adam Milne, who was an injury replacement for Lockie Ferguson at last year's tournament in the United Arab Emirates, was retained in the absence of Kyle Jamieson, who has a back problem. "With the nucleus of that squad retained along with the exciting additions of Finn and Michael, we should go into the tournament with plenty of optimism." New Zealand also face Afghanistan, England and two as yet undetermined qualifiers from the opening stage of the tournament in Group 1 of the Super 12.
The average 30-year mortgage rate has climbed to 6.02% — the first time the figure has surpassed 6% since 2008, according to new data from mortgage giant Freddie Mac. The new rate level — double what it was this time last year — is an effect of the Federal Reserve's aggressive campaign to raise interest rates as it works to fight inflation. The impact of higher rates will be to reduce housing demand and put downward pressure on home prices, Freddie Mac Chief Economist Sam Khater said in a statement. “With mortgage rates expected to stabilize near 6% alongside steady job creation, home sales should start to rise by early next year.”The higher rates have caused refinance activity to fall by more than 80% from last year, according to the Mortgage Bankers Association. “Thanks largely to mortgage rates near or even above 6%, potential homebuyers and sellers are focusing on the back-to-school season and enjoying the last days of summer rather than getting into an uncertain market."
Home sellers are getting nervous, as the once hot housing market cools fast. One in five sellers in August dropped their asking price, according to Realtor.com. Homes in August sat on the market an average of five days longer than they did a year ago — the first annual increase in time on the market in over two years. The supply of homes for sale is also rising fast, up nearly 27% from a year ago, even as fewer sellers decide to list. “Expect homes to linger on the market, which may lead to another small uptick in the share of sellers lowering their prices.”

Chris Fallows, world-renowned South African wildlife photographer, knows just how exhilarating this kind of experience can be. Fans of “Shark Week” have likely seen Fallows’ work; he was the first to capture a great white shark breaching the waters near Seal Island, off the coast of Cape Town, in 1996. I was very fortunate to be able to discover some pretty unique behavior at Seal Island and False Bay, and that was of the flying great white shark. Photographer Chris Fallows has been capturing images of iconic wildlife for nearly 30 years. Fallows: Wildlife photography is an incredibly glamorous, gratifying occupation.

With the term “personal taxes,” however, Mr. Garten appears to be conflating income taxes with other federal taxes Mr. Trump has paid — Social Security, Medicare and taxes for his household employees. Fragments of Mr. Trump’s tax returns have leaked out before. Mr. Agalarov’s father, Aras, a billionaire who boasts of close ties to Mr. Putin, was Mr. Trump’s partner in the event. Mr. Trump’s avoidance of income taxes is one of the most striking discoveries in his tax returns, especially given the vast wash of income itemized elsewhere in those filings. When they got to line 56, the one for income taxes due, the amount was the same each year: $750.
