Despite high prices and mortgage rates, they said homeownership will pay off for many people in the long-run. Many Americans have been left wondering when — if ever — the time will be right for them to enter the housing market. "Many homeowners first bought their home when interest rates were high — the 50-year average rate on a mortgage is 7.8%," he said. Even if cuts to interest rates cause mortgage rates to fall, they're unlikely to return to the near-zero levels they were in 2022. If and when mortgage rates fall, Yun said that some homeowners who have been eager to move — but have been reluctant to give up their low interest rates — will likely decide to sell.

And yet, there's an argument to be made for getting in now if you can find something, even amid 20-year high mortgage rates and stubbornly high prices. Mortgage rates at 8% have sidelined a good portion of the competition. High mortgage rates are the new normalThat message doesn't appear to be getting through to prospective homebuyers, who have made themselves scarce as mortgage rates have continued their steady rise in 2023. AdvertisementAdvertisementFairweather sees mortgage rates staying where they are until the Fed begins to cut rates in mid-2024. That could cause mortgage rates to ease around 100 basis-points next year, dropping as low as 7%.

PHILADELPHIA (AP) — James Harden vowed he would never play for a franchise run by 76ers team president Daryl Morey. Coach Nick Nurse, in his first season after five years with Toronto, is preparing for games without Harden. Harden even declined in June 2022 his $47.4 million option, saying he wanted to give the 76ers flexibility to improve their roster and compete for a championship. He signed a deal worth slightly over $68 million, paying him about $33 million last season with a $35 million player option for this season. The player known as The Beard instead picked up his $35.6 million option with the 76ers for this season, with the desire to force a trade.

The most expensive and populous cities are not the most competitive for homebuying, Redfin found. In these cities, days on market are falling, offers abound, and contingencies are often waived. Redfin has uncovered the cities with the most competitive housing markets in the country. CAMDEN, N.J. (AP) — Philadelphia 76ers star James Harden remained steadfast that his fractured relationship with the front office can't be repaired. But he did attend training camp and continues to practice with the 76ers in the wake of the disgruntled guard's trade demand. “I’m here putting work in. "You can say whatever you wanna say about me, but you don’t get this far in this league without putting work in. So whenever things fail or things don’t go how you feel they should go, you just continue to work, and that’s it.”___

CAMDEN, N.J. (AP) — James Harden skipped the Philadelphia 76ers’ media day and his status for training camp this week in Colorado is unclear because the franchise has yet to meet the disgruntled guard’s demand for a trade. Harden did picked up his $35.6 million contract option this season in June with the expectation the team would try to trade him. When no deal materialized for the seven-time All-NBA player, he blasted Morey at a promotional event in China. Harden’s play last season was a pivotal reason why the Sixers’ championship run stalled. Simmons missed training camp and made a brief return to practice but never again played a game for the Sixers.

Gen Z is more optimistic about owning a home compared to millennials, per a Redfin survey. Previous surveys found that Gen Z is also ahead when it comes to home purchases. Of the 1,340 members of Gen Z surveyed, around 12% said they believed homeownership would not be possible in their lifetime. Millennials being more concerned about saving up for a home falls in line with studies that found Gen Z is doing a better job of holding on to its savings , per the Center for Generational Kinetic's State of Gen Z report. Gen Zers and millennials both expressed concerns that high home costs and student loan debt, among other factors, would prevent them from being homeowners.

Hong Kong CNN —NBA star James Harden expressed disbelief after Chinese fans snapped up 10,000 bottles of his own-branded wine in seconds, demonstrating the massive reach of livestreaming in the country, where basketball is loved by millions. “How many bottles do you usually sell in a day … from one store?” Yang asked Harden, who replied: “A few cases.”Yang then told the star to watch how quickly they could sell them. Go!” Yang told viewers. Basketball is enormously popular in China, in no small part thanks to Chinese legend Yao Ming’s Hall of Fame NBA career. That popularity among hundreds of millions of Chinese fans translates to lucrative sponsorship deals for the league and its star players.

A fake campaign by environmental activists said Barbie-maker Mattel would go plastic-free by 2030. Outlets like People, The Washington Times , and Dow Jones Newswires reported that Mattel, the maker of Barbie and other toys like American Girl dolls and Hot Wheels, would go plastic-free by 2030. "With our plastic-free commitment, we denounce the empty promises of plastic recycling and take a bold step towards real ecological sustainability. Several news organizations fell for an elaborate hoax on Tuesday that claimed that all Mattel toys, including the iconic Barbie doll, would be plastic free by 2030, starting with a new line of decomposable “EcoWarrior” dolls made with organic materials including mushrooms, algae and clay. The campaign, carried out by an activist group that calls itself the Barbie Liberation Organization, included a series of false news releases and advertisements purporting to be from the toy giant Mattel. The group said it wanted to capitalize on the hype that has surrounded the blockbuster “Barbie” film, released last month, and call attention to the use of plastic in toys. In one of the clips, the actor and environmental activist Daryl Hannah strolls along a picturesque beach, where she plucks a barnacle-encrusted doll from the sand.

These gaps have led Native American police Reuters met with to take matters into their own hands, some forming their own missing units. Driven by decades of Native American activism, data showing the scale of the crisis, and the appointment of the United States' first ever Native American cabinet secretary Deb Haaland, the issue of missing indigenous people entered the U.S. mainstream in the last five years. MORE AT RISKFactors ranging from poverty and a history of colonial oppression make Native American people disproportionately at risk of going missing. REUTERS/Adria Malcolm“Very few tribes have the funds and staff available to make MMIWR a priority,” said Darlene Gomez, an Albuquerque lawyer who represents families in 17 missing Native American cases. Families of victims and their lawyers say police routinely blame missing Native American women for their own disappearance due to factors such as substance abuse — and it’s not just outsiders.

More people are moving into disaster-prone areas than moving out, Redfin reported. Almost half of recently moved Americans think climate risks may impact home prices. The figure for areas at risk of wildfires was 446,000, up 51%, and areas vulnerable to extreme heat saw 629,000 more people come in than leave, a 17% rise. Such regions have ample housing availability, but are more exposed to dangers such as hurricanes and wildfires. According to a previous report that also observed the migration trend to disaster-prone areas, climate-fueled risks are expected to tick up, forcing further movement.

The median sale price clocked in at $426,056 in June, just 1.5% below the all-time-high. That's as the inventory of available homes for sale dropped to a record low last month. It marks the slowest decline in home prices the housing market has seen in five months. Buyers, meanwhile, have grown used to elevated mortgage rates, which has exacerbated the inventory shortage. SYDNEY, June 29 (Reuters) - The former premier of Australia's most populous state engaged in corrupt conduct involving another lawmaker with whom she was in a secret romantic relationship, a years-long corruption inquiry that examined business dealings with China said on Thursday. Maguire told the inquiry he had received envelopes full of thousands of dollars in cash at his parliament office as part of a scheme for Chinese nationals to fraudulently acquire visas. The commission found Maguire engaged in "serious corrupt conduct" between 2012 and 2018 for the migration scheme and other misconduct. Maguire also misused his office by receiving a fee to introduce the party secretary of Liaoning province in China to then NSW premier Barry O'Farrell at parliament in 2012, it said.
