☆ A brief drop in mortgage rates caused a huge surge in demand, but it may be short-lived

Mortgage rates dropped for much of last week, causing total mortgage application volume to surge nearly 16% compared with the previous week, according to the Mortgage Bankers Association's seasonally adjusted index. But rates jumped back up again after a stronger-than-expected monthly employment report Friday. For the bulk of the week, rates were lower than that, but Friday's news caused rates to jump 12 basis points, according to a separate survey from Mortgage News Daily. Homebuyers are not only contending with high interest rates but also high home prices. A monthly survey from Fannie Mae found 86% of consumers say now is a bad time to buy a home.

CNN —The Oscars of the food world — the James Beard Awards — were handed out Monday night to many chefs and restaurants reflecting cultures and regions that have long been overlooked when honoring culinary achievement in the United States. Outstanding Chef winner Michael Rafidi dedicated his award to Palestinian people all over the world in his acceptance speech. The 2024 winners bring heritage from all over the globe — the Philippines, Mexico, Japan, Peru, Vietnam, Senegal — to tables across the United States. This year’s awards also bring recognition to restaurants in many smaller towns and states that have not historically been recognized with James Beard Awards. Chef Masako Morishita received the James Beard Award for Emerging Chef.

This week, the leaders of the Presbyterian Church in America will gather in Richmond, Va., for their annual General Assembly. The Presbyterian Church in America is a small, theologically conservative Christian denomination that was my family’s church home for more than 15 years. I am now deemed too divisive to speak to a gathering of Christians who share my faith. I was scheduled to speak about the challenges of dealing with toxic polarization, but I was considered too polarizing. There were misleading essays, vicious tweets, letters and even a parody song directed at the denomination and at me.

Mortgage interest rates last week moved to the highest level since early May, and that pushed mortgage demand lower for the second straight week. Total mortgage application volume fell 5.2% last week, compared with the previous week, according to the Mortgage Bankers Association's seasonally adjusted index. Mortgage applications to purchase a home fell 4% for the week and were 16% lower than the same week a year ago. Buyers are not only contending with higher interest rates. Mortgage rates ended last week with a sharp drop on Friday and then continued to slide this week.

Ron Edmonds, a photographer for The Associated Press who won a Pulitzer Prize for a dramatic series of pictures of the attempted assassination of President Ronald Reagan and the takedown of the gunman outside a Washington hotel in 1981, died on Friday in Falls Church, Va. His wife, Grace Feliciano Edmonds, said he died in a hospital from pneumonia linked to a bacterial infection. It was only Mr. Edmonds’s second day on the White House beat when he was assigned to cover a speech by President Reagan to an A.F.L.-C.I.O. group at the Washington Hilton on March 30, 1981. After rushing to leave the hotel ahead of the president, Mr. Edmonds positioned himself on the other side of the presidential limousine, expecting that Reagan would do little more than wave to onlookers before returning to the White House.

That massive roadblock is being removed by a new zero-percent down mortgage program launched two weeks ago by one of the nation’s largest mortgage lenders. ‘Demand has been huge’These mortgages are only open to first-time homebuyers and those making no more than 80% of the area’s median income. That’s because in order to refinance at a lower rate, the homeowner would need to fully pay off that second mortgage. For instance, Bank of America launched a zero-down payment mortgage program in 2022 for first-time homebuyers in certain Black and Hispanic neighborhoods. “These mortgages are going to be ticking time bombs – just like subprime mortgages –unless home prices continue to increase very substantially,” Kelleher said.

Susanne Page, whose intimate photographs of the Hopi tribe and Navajo nation opened a rare window on the everyday culture of Indigenous people in America’s Southwest, died on May 13 in Alexandria, Va. She was 86. The cause of her death, at the home of her daughter, Kendall Barrett, was brain cancer, another daughter, Lindsey Truitt, said. Page was in the midst of a 40-year career as a photographer for the United States Information Agency when she began creating vivid images of Native Americans and the flora and fauna that sustained them — work that embraced the beauty of the natural world and its profound spiritual significance to those Indigenous people. Her work appeared in magazines like National Geographic and Smithsonian and in several books. Along the way she introduced the subject of Native Americans of the Southwest to Jake Page, an editor and columnist at Smithsonian.

Bette Nash, whose nearly seven decades of serving airline passengers aboard the Washington-to-Boston shuttle earned the route the nickname the Nash Dash and won her a spot in Guinness World Records as the longest-serving flight attendant in history, died on May 17. Ms. Nash never officially retired, and her death, from breast cancer, was announced on Saturday by her employer, American Airlines. She lived in Manassas, Va.Ms. Nash entered service with Eastern Air Lines in November 1957, at the dawn of the jet age. Dwight D. Eisenhower was president, “I Love Lucy” was on TV and even short domestic flights were still a glamorous adventure. Wearing white gloves, heels and a pillbox hat, Ms. Nash served lobster and champagne, carved roast beef by request and passed out after-dinner cigarettes.

Robert F. Kennedy Jr. denounced the removal of hundreds of Confederate statues and other monuments across the United States after the murder of George Floyd by a Minneapolis police officer in 2020. While defending the statues, Mr. Kennedy also said that there were “heroes in the Confederacy who didn’t have slaves,” though when he later picked an example of a Confederate whom he idolized, he singled out Robert E. Lee, a prominent general in the rebel army who owned slaves. “I have a visceral reaction against the attacks on those statues,” Mr. Kennedy said on the podcast, which was hosted by Tim Pool, a right-wing commentator. He has called his political enemies “vermin” and said that immigrants are “poisoning the blood” of America. Mr. Trump’s transgressions against American political norms are by now almost a cliché. But the “unified Reich” video shows a different kind of danger in another Trump presidency. That underscores the bigger problem in the Republican Party today, one that goes far beyond Mr. Trump: a generation of young Republican staff members appears to be developing terminal white nationalist brain.

Mortgage interest rates fell for the third straight week last week, sparking increased demand for refinances. Total mortgage application volume rose 1.9% compared to the previous week, according to the Mortgage Bankers Association's seasonally adjusted index. Applications to refinance a home loan rose 7% for the week and were 21% higher than the same week one year ago. Rates last week were just 32 basis points higher than they were a year ago, and that gap has been shrinking. While higher mortgage rates certainly hurt affordability, today's buyers are still facing very low supply and stiff competition, which fuels bidding wars.
