She had never purchased a home, and as a lawyer, I just assumed I knew how the system worked: The buyer has an agent, but the seller pays a commission (typically 6% of the sale price) that's split between their agent and the buyer's agent. So my agent wasn't going to find me my dream house, and the work of hunting was basically on me. But the real-estate industry has made it hard for many buyers to understand just how little having an agent can help. The class-action settlement with the NAR is going to make it a lot harder for sellers to be forced to pay for buyers' agents. Going forward, for people like me without an agent, a savvy seller may pay just 3% of the sales price to their own agent instead of 6% to be split with a buyer's agent.

I like to call them "Connected Explorers." I've found in my research and professional experience that "Connected Explorers" tend to embody four phrases. They regularly tell themselves:'I believe in and like myself'The securely attached tend to have a strong sense of self, and higher self-esteem, than those who are insecurely attached. They're more likely to have consistently positive feelings about themselves, their abilities, and their perception of acceptance by others. The lack of available care for sociopaths inspired Gagne to pursue a PhD in psychology, where she specialized in the relationship between sociopathy and anxiety. Sociopaths do feel emotions, just not "social" onesSociopaths are often depicted in media as devoid of feelings entirely. As an adult researching sociopathy and going to therapy, she learned that sociopaths — and even psychopaths — can feel basic emotions. Related storiesWhile research on the diagnoses is still limited, Gagne says experts believe that, unlike psychopaths, sociopaths can feel anxiety and also show signs of learning right from wrong. They don't understand why some things are "wrong"Throughout the book, Gagne explains how she finds it difficult to identify "bad" behavior.

Instead, it's about how well you can prioritize your commitments, deadlines, projects and work, says Juliette Han, a Harvard-trained neuroscientist and adjunct professor at Columbia Business School. If you want a second opinion on your job audit, Han suggests consulting either a colleague or your manager. "Tell them you're evaluating your current workload to maximize your productivity and focus on some bigger goals," she says. For example: You might be less responsive to emails, but if you're using that free time on deep-focus work, you're probably turning in better-quality work. "Thinking through all the components of your workload and how these help — or hurt — your career development is super important," Han stresses.

Earlier this year, YouTuber Marques Brownlee said the Fisker Ocean was the "worst car I've ever reviewed." I thought the Fisker Ocean was a great option, based on the price and a nice marketing message around the sustainability of the vehicle. I reported the issue to Fisker right away and I struggled to get them to come out and service it. FiskerAt first, Fisker sent out a roadside assistance guy to jump the car and the car wouldn't jump. Regarding the owner's seat-sensor issue, the Fisker spokesperson said the seat sensor was a "routine fix for some early vehicles."

If you’re not having sex like porn stars, you’re not having good sex. One of the most pernicious myths is that sexual desire is “an electric spark of wanting” that happens naturally and instantaneously. There’s no such thing as normal when it comes to sex, and there’s more than one way of experiencing sexual desire. Even though I’m reading and writing and thinking and talking about sex all the time, I end up with no interest in actually having sex. When you talk to people who have great sex lives, they don’t talk about desire.

CNN —The Office of Management and Budget on Thursday announced changes to how the federal government asks about people’s race and ethnicity, including in the US census. Under the previous standards, Hispanic or Latino ethnicity was measured in a question separate from the one on racial identity. “Thanks to the hard work of staff across dozens of federal agencies and input from thousands of members of the public, these updated standards will help create more useful, accurate, and up to date federal data on race and ethnicity. “The U.S. Census Bureau commends the scientific integrity and collaboration with our fellow federal statistical agencies and departments throughout this process. These efforts aim to improve federal race and ethnicity statistics and ensure data more accurately reflect the racial and ethnic diversity of the U.S. population,” the agency said.

Bankman-Fried, the founder and former CEO of failed crypto exchange FTX, will head on Thursday to a federal court in downtown Manhattan, where U.S. District Judge Lewis Kaplan will deliver his sentencing. After a month of personally dabbling in the market, Bankman-Fried launched Alameda Research, named after the California county that housed his first office. The so-called crypto winter of 2022 wiped out hedge funds and lenders across the crypto universe. May of 2022 brought the crash of stablecoin Luna, creating a domino effect that sent crypto prices plunging, devastating other lenders. President Joe Biden's campaign raised $21.3 million in February – almost twice the $10.9 million Trump's campaign raised during the same period, according to filing with the Federal Election Commission. The Democratic National Committee also outraised its counterpart, with the Democratic group pulling in $16.6 million in February, compared to the $10.7 million the Republican National Committee raised in the same period. The amounts for both parties and candidates do not include money raised by outside groups or coordinated committees on behalf of each candidate. An autopsy report revealed that a pet Gila monster’s venomous bite contributed to a Colorado man’s death in February in what an expert described as “an incredibly rare” fatality caused by one of the desert lizards. The man, Christopher Ward, 34, died on Feb. 16 “due to complications of Gila monster envenomization,” said the Jefferson County Coroner’s Office autopsy report, which also cited heart and liver problems as contributing factors. Mr. Ward endured a four-minute-long bite by the lizard to his right hand on the night of Feb. 12, the report said. Paramedics found Mr. Ward in a bed, minimally responsive and “in apparent severe distress,” the report said. He was taken to a hospital, where he was put on life support and “continued to decline throughout his hospitalization.”

A judge issued a disqualification ruling in Fulton County DA Fani Willis from Trump's election interference case.
