Just as homeowners insurance protects you financially if your home is physically damaged or destroyed, title insurance protects you if someone makes a claim against your property's title. How title insurance worksHere's what the title search and insurance process looks like from start to finish:The process of obtaining title insuranceWhen you (or your lender) hire a title insurance company, they'll perform a title search on your home. Once the title has been cleared (or cured), the title company will issue a title insurance policy. Unlike many other types of insurance, title insurance isn't an ongoing cost. While lender's title insurance is usually mandatory, an owner's title insurance policy is optional.

The list of official participants in this year’s fifth edition of Upstate Art Weekend, a sprawling festival that embraces nearly every art event or exhibition happening north of New York City over the next four days, has reached 145. It’s a dramatic rise from an informal band of some two dozen arts centers and galleries just four years ago, and it now spans 10 counties in New York State. Some events spill over from last year, but there are many new developments. At the Zero Art Fair in Elizaville, nearby, visitors are welcome to take home one available work per day for free under an innovative contract that vests ownership over five years, after which time title will pass to the new owner. The contract was developed for the artist William Powhida (who founded that fair with the artist Jennifer Dalton).

It went far beyond what even the most pessimistic court observers expected; the dissenters, if anything, responded with restraint.) “Nobody’s suggesting that.” (Reality check: That is precisely what Idaho was suggesting, by arguing that federal law doesn’t pre-empt the state ban.) “Some courts have misunderstood the methodology of our recent Second Amendment cases,” the chief justice wrote, explaining why the lower court had been wrong. Behavior like this has a name: gaslighting, a form of psychological manipulation that involves making people doubt their own, accurate perception of reality. For a gun law to be compatible with the Second Amendment, the decision said, the government “must demonstrate that the regulation is consistent with this nation’s historical tradition of firearm regulation.” In other words, if the American founders didn’t pass a specific gun law in the 18th century, then we in the 21st century can’t either.

Listening to the album's lead single, "Woman's World," I have to assume it's a portal to the past. In the music video for "Woman's World," Perry's visuals are clearly meant to be tongue-in-cheek. Five people are credited as songwriters for "What Makes a Woman," but none overlap with the six writers credited for "Woman's World." She wanted Dr. Luke and all the baggage he brings; all four other songwriters on "Woman's World" are Dr. Luke collaborators or signees. A group of Democratic officials and union leaders told journalists that Donald Trump was competitive in New York State. In 2020, Joe Biden won New York by 23 points. But that doesn’t explain why Trump was ahead even before the debate. It doesn’t explain why Trump’s candidacy is still standing after Jan. 6. It doesn’t explain why America is on the verge of turning in an authoritarian direction.

John Fitzpatrick, a hotelier who owns two four-star hotels in Midtown Manhattan, has had to troubleshoot a number of issues during his career. Guests wouldn’t stop stealing his hand towels, emblazoned with an “F” for Fitzpatrick Hotel Group, so he removed the lettering, and the pilfering stopped. During the height of the pandemic, Mr. Fitzpatrick took away the magazines he normally provided in his hotel rooms so guests wouldn’t worry about strangers having touched what they were reading. Now, Mr. Fitzpatrick and his team are brainstorming ideas for how to deal with a new problem: replacing the small plastic toiletry bottles that will be banned in larger hotels throughout New York State beginning Jan. 1, 2025. “In this day and age, we have to watch our carbon footprint, and we have to stop using plastics and all sorts of stuff as best we can,” Mr. Fitzpatrick said.

NYSEIn 2018, British regulators sanctioned the UK arm of online gambling giant Flutter after it failed to catch an astonishing anomaly. The United States is Flutter's largest and fastest-growing market in terms of revenue. Both online sports betting and online casinos have been legal and regulated far longer in Britain than in the United States. But in the United States, Flutter doesn't place such limits on the age group. Around a decade ago, British politicians became concerned about a rise in gambling-linked fraud and suicides involving online VIP customers.

President Biden’s son Hunter Biden sued Fox News on Sunday, arguing that a mini-series produced by the company broke the law by sharing explicit photos and videos of him without his permission. The program, “The Trial of Hunter Biden,” which first appeared in 2022 on Fox Nation, the network’s streaming service, presented a dramatized version of a criminal trial of Mr. Biden, with fictional charges. The mini-series integrated real-life images of Mr. Biden in the nude and engaged in sex acts, imagery that was discovered on a laptop that Mr. Biden abandoned at a computer repair shop in Delaware. The law allows people to sue anyone who shares their sexually explicit photos and videos without permission. “Fox published and disseminated these intimate images to its vast audience of millions as part of an entertainment program in order to humiliate, harass, annoy and alarm Mr. Biden and to tarnish his reputation,” the lawsuit states.

Hunter Biden sues Fox News over 'mock trial' miniseries

Hunter Biden (R), son of US President Joe Biden, exits the J. Caleb Boggs Federal Building on June 10, 2024 in Wilmington, Delaware. Jury deliberations began on Monday in Hunter Biden's trial on federal gun charges, US media reported. U.S. President Joe Biden's son Hunter Biden sued conservative news outlet Fox News on Monday for publishing nude photos and videos of him in a fictionalized "mock trial" miniseries focused on his foreign business dealings. Hunter Biden alleges Fox violated New York state's so-called revenge porn law, which makes it illegal to publish intimate images of a person without their consent. Fox aired "The Trial of Hunter Biden: A Mock Trial for the American People" on its Fox Nation streaming platform in October 2022 but later took it down under threat of lawsuit by Biden's attorneys.

CNN —Hunter Biden has sued Fox News and its parent corporation, accusing the right-wing network of smearing him and unlawfully publishing his explicit images without his consent in a 2022 miniseries about his legal troubles. The miniseries, “The Trial of Hunter Biden,” was a six-part offering on the Fox Nation digital streaming network, and was also promoted on Fox News, the cable TV channel. It featured a dramatized “mock trial” about Hunter Biden’s overseas financial dealings that led in part to his federal tax indictment and that also fueled House Republicans’ struggling impeachment inquiry into his father. Fox News took down the miniseries in late April, one day after Hunter Biden threatened to file a lawsuit. “The program was removed within days of the letter, in an abundance of caution, but Hunter Biden is a public figure who has been the subject of multiple investigations and is now a convicted felon.

The agreement requires Uber to pay $148 million and Lyft to pay $27 million to the state. Campbell had been asking a judge to conclude that the state’s 55,000 Uber drivers and 35,000 Lyft drivers are employees under state law and therefore entitled to benefits such as a minimum wage, overtime and earned sick time. “Today’s agreement holds Uber and Lyft accountable.”The settlement provides for greater benefits and pay for Uber and Lyft drivers than provided under a similar settlement in November with New York state and under legislation signed into law in May in Minnesota. They along with DoorDash and Instacart had financially supported Flexibility and Benefits for Massachusetts Drivers, the ballot measure committee behind the proposal to ask voters to deem app-based drivers as contractors. The proposal had also called for providing drivers benefits similar to those in the settlement.

Across New York, a slew of Democratic primaries for State Assembly on Tuesday were expected to extend the battle lines between moderate and progressive Democrats over the direction of the party, a fight that has been raging since 2018. Instead, the prevailing factor seemed to be the power of incumbency. In one of the most-watched races, Assemblywoman Stefani Zinerman defeated Eon Huntley, who was supported by the Democratic Socialists of America. Ms. Zinerman, who represents the Bedford-Stuyvesant neighborhood in Brooklyn, had the support of two of the biggest Democratic names in the state, Hakeem Jeffries, the House Democratic leader, and Letitia James, the New York State attorney general. In the Hudson Valley, Didi Barrett, a six-term assemblywoman, turned back a challenge from Claire Cousin, 31, a mother of three who was backed by the Working Families Party.

The story said part of the strategy involved Zuckerberg posting more lighthearted content to help rehab his image, and cited a video he had posted of himself riding a hydrofoil while holding an American flag. In those messages, you can see how the PR team agonized over Zuckerberg's desire to post a zinger about the misidentified hydrofoil. Nick Clegg, head of public policy at Meta, was also strongly against Mark posting something flippant about the hydrofoil. Tal and Oren spent more than a decade at the brokerage firm Douglas Elliman, establishing themselves as big-name sellers of ultra-pricey homes. In 2022, the pair broke off from Elliman and cofounded Official Partners, a firm that focuses exclusively on the uppermost tier of the residential sales market. She also said that the decision to step aside was mutually made by Tal and Official. Even as the court is sometimes finding wider-than-expected majorities for relatively limited outcomes, the nine justices are regularly in conflict over the meaning of decisions. A number of lower-profile cases have also sparked deep doctrinal divisions, even when the final vote count is lopsided. “It does seem, at least anecdotally, unusual to have this many separate opinions in cases with relatively lower stakes,” said Steve Vladeck, CNN Supreme Court analyst and professor at the University of Texas School of Law. The Supreme Court earlier this month tossed out an appeal from anti-abortion doctors challenging expanded access to the abortion pill mifepristone. Among them, Justice Sonia Sotomayor slammed the court’s majority opinion for its reliance on history to decide the trademark dispute.

Two years ago, when the Supreme Court decided New York State Rifle and Pistol Association, Inc. v. Bruen, it created a jurisprudential mess that scrambled American gun laws. On Friday, not only did the cleanup begin, but the Supreme Court cleared the way for one of the most promising legal innovations for preventing gun violence: red flag laws. Before Bruen, lower courts had struggled to establish a uniform legal test for evaluating gun restrictions, and the Supreme Court hadn’t provided any clarity. Justice Clarence Thomas wrote the majority opinion in a 6-to-3 decision split along ideological lines. Under a fair reading of Thomas’s opinion, lower courts would be hard pressed to uphold any gun restriction unless you could point to an obvious historical match.

In Brooklyn, a State Assembly race has attracted the involvement of marquee figures like Hakeem Jeffries, the House Democratic leader, and Letitia James, the New York State attorney general. In East Harlem, race and ethnicity have cast shadows over another contest, with the question of whether the neighborhood should be represented by a Latino. And in Westchester County, a Democratic primary fight has included ugly accusations of lies, betrayal and purloined emails. If there was any illusion that Democrats in New York would play nice until November’s all-important general election, these contests for the Assembly in Tuesday’s primaries suggest otherwise. At the heart of many of these contests lies a long-simmering tension between institutional and progressive Democrats that has come to dominate many debates inside the State Legislature, including those involving housing and criminal justice.

We’re looking back at the strongest, smartest opinion takes of the week from CNN and other outlets. When Biden and Trump meet in a debate on CNN Thursday, expect part of the audience to be wondering exactly who and what will come next. Biden, who’s battling low approval ratings, is sticking with Vice President Kamala Harris, whose polls are also bleak. There were 28, and we’ve had 11 so far this year, Bridget Johnson noted in the first of a CNN Opinion series about America’s preparedness. “It’s a measure of his hold on American society that he’s still revered a half-century later,” wrote Frederic J.
