Rich baby boomers jumped in with all-cash offers, and sellers scored huge windfalls as weary buyers pushed prices to new heights. After all, people have to move for a wide variety of life reasons; mortgage rates be damned. "The further and further we get from the peak of the market," Peterson told me, "the harder it is to deny what's happened." Mortgage rates haven't fallen — in fact, they've gone up about 0.6 percentage points since the start of the year. "It can always be tricky telling somebody that they were just lucky because it makes you sound envious," Peterson told me.

At SFMOMA, Disability Artwork Makes History
  + stars: | 2024-05-07 | by ( Jonathan Griffin | ) www.nytimes.com   time to read: +1 min
In 1974, Florence Ludins-Katz and Elias Katz — she an artist, he a psychologist — turned the garage of their Berkeley home into an art studio for adults with developmental disabilities. Across California at that time, people with a range of disabilities were being deinstitutionalized, with little provision made for them after their release. Half a century on, Creative Growth — as the iconoclastic and influential studio in Oakland was named — is celebrating its 50th anniversary with an exhibition, “Creative Growth: The House That Art Built,” at the San Francisco Museum of Modern Art. The exhibition draws from SFMOMA’s half-million-dollar acquisition of more than 100 Creative Growth artworks, the largest purchase by any American museum of the work of disabled artists. The museum acquired 43 more pieces from Creative Growth’s sister organizations in California, also founded by the Katzes: Creativity Explored in San Francisco and NIAD (Nurturing Independence Through Artistic Development) in Richmond.

Charged Lemonade from a Panera Bread Co. arranged in the Queens borough of New York, US, on Tuesday, Dec. 12, 2023. A Panera Bread spokesperson says the restaurant chain is phasing out its Charged Lemonade, a highly caffeinated beverage that has been blamed for at least two deaths in lawsuits. A spokesperson for Panera said Tuesday that the nationwide discontinuation of the Charged Lemonade comes after a "recent menu transformation." Panera previously advertised its Charged Lemonade as "Plant-based and Clean with as much caffeine as our Dark Roast coffee." Panera has since updated its nutrition information to reflect how much caffeine is in the Charged Lemonade with ice, listing the large size of the blood orange Charged Lemonade, for example, as having 302 milligrams.

The financial health of Social Security and Medicare, two of the nation’s most crucial safety net programs, has improved this year as a stronger-than-expected U.S. economy attracted more workers to the labor market, buttressing funding for the critical programs. Annual reports released on Monday by trustees of the old age and retirement programs showed that while both still face long-term shortfalls that could ultimately result in reduced retirement and medical benefits, lawmakers will have slightly more time before they begin to fray. About 70 million people receive Social Security benefits, and more than 66 million participate in Medicare. The fate of the popular programs continues to be a contentious political issue, one that is expected to intensify as the November presidential election draws near. President Biden has pledged to block any cuts to Social Security and Medicare and has called for shoring up the programs with higher taxes on the rich.

Invigorating growth is critical: When the economy expands, it improves standards of living, promotes innovation and makes households wealthier. Economic growth in Spain and France was stronger than expected last year. But the US is outperforming mainly for one key reason: Robust productivity growth. Productivity growth came in well below expectations in the first three months of the year, according to Labor Department data released last week. A “course correction” isn’t an even stronger US economy: Economic policymakers around the world need to address a range of key issues.

Florida’s Abortion Ban Will Reach Well Beyond FloridaAugust 2021 Miles to nearest clinic offering abortions after 6 weeks 50 150 250 350 450 Source: Caitlin Myers, Middlebury College As of Wednesday, Florida has banned abortion after six weeks of pregnancy. Florida, North Carolina and Virginia were the only states in the South offering abortion after six weeks of pregnancy. Women in several states will need to travel hundreds of miles farther to reach a clinic. Florida’s new ban could change that, researchers said — an illustration of how regional abortion access has become. If the amendment earns the support of 60 percent of voters, it will reverse the ban and protect abortion rights until about 24 weeks.

An additional $2.4 billion is directed to U.S. military operations in the Middle East. Another $9 billion would go to “worldwide humanitarian aid,” including for civilians in Gaza. The package bars any of the funding from going to UNRWA, the main United Nations agency that provides aid to Palestinians in Gaza. The aid that is getting into Gaza is falling far short of the needs of its desperate population. Countries including the United States have tried to find air and sea routes to get more relief supplies in.

Israel welcomed a U.S. aid package signed by President Biden on Wednesday that will send about $15 billion in military aid to Israel, increasing American support for its closest Middle East ally despite strains in their relationship over Israel’s prosecution of the war in the Gaza Strip. “Our alliance is ironclad,” Israel Katz, the country’s foreign minister, said in a statement thanking Mr. Biden for signing the legislation. It was part of a long-stalled $95.3 billion in aid that had faced vehement opposition from some Republicans over its support for Ukraine, which is also part of the legislation, as is Taiwan. The aid for Israel includes more than $5 billion to replenish three of the country’s defense systems: Iron Dome, which intercepts rockets that fly in high arcs; David’s Sling, which shoots down drones, missiles and rockets; and Iron Beam, which was designed to use laser beams to destroy incoming projectiles. It also includes $1 billion to enhance the production and development of artillery and munitions and $2.4 billion for American military operations in the U.S. Central Command region, which includes the Middle East as well as parts of South Asia and East Africa.

The United States blocked the U.N. Security Council on Thursday from moving forward on a Palestinian bid to be recognized as a full member state at the United Nations, quashing an effort by Palestinian allies to get the world body to back the effort. The vote was 12 in favor of the resolution and one — the United States — opposed, with abstentions from Britain and Switzerland. The United States, along with the four other permanent members of the Council, can veto any action before it. Full Palestinian membership in the U.N. would be an important if largely symbolic victory for the Palestinian Authority, which has long sought a nation-state. In 2007, the militant group Hamas drove the Palestinian Authority, which President Mahmoud Abbas leads and which exercises limited self-rule in the occupied West Bank, from power in the Gaza Strip.

CNN —The United States on Thursday blocked a United Nations Security Council resolution that would have recognised a Palestinian state. Twelve members of the Security Council had voted in favor of the resolution, the United States vetoed it, and two countries abstained. “The most expeditious path towards statehood for the Palestinian people is through direct negotiations between Israel and the Palestinian Authority with the support of the United States and other partners who share this goal,” Patel said. Tehran has vowed a retaliatory strike after blaming Israel for an attack on an Iranian embassy building in Syria that killed 12 people, among them top military generals. Iran is a backer of Hamas, Hezbollah in Lebanon and the Houthi rebels in Yemen, but has so far stayed clear of direct involvement. On Friday, President Biden said that he expected Iran to launch a retaliatory attack “sooner than later,” and reiterated that the United States remained committed to the defense of Israel. It was not immediately clear if the seizure of the ship was part of Iran’s promised response to the attack in Syria, but it was not the first time Iran had directly seized a commercial vessel. Before the war in Gaza, the United States said that Iran had “harassed, attacked or interfered” with more than a dozen internationally flagged merchant ships in recent years.

CODA's first applications are in metabolic health, brain health, longevity, and menopause, research areas chosen because they have already been identified as areas of human health where early CODA data displayed the strongest evidence.
