"You'll eventually have to schedule with the insurance company to actually review and inspect the damage." "Then you can call the insurance company, take pictures of the damage and [move] items into safer locations," Martin said. Make a log of damagesDuring your call, provide your insurance company with some initial details, like if your roof blew off or several windows broke, said Porter. Materials purchased to protect the home before the natural disaster — for example, plywood to cover windows — are oftentimes not covered. You also want to keep a record of receipts when you start working with contractors to rebuild from the damage, experts say.

Walter Isaacson said Elon Musk's AI motives likely stem from early ambitions inspired by sci-fi themes. Isaacson said Musk told him he wanted to start an AI company because he didn't trust Sam Altman. "He's telling me, 'I'm gonna start from scratch an AI company 'cause I don't trust Sam Altman,'" Isaacson recalled in an interview with CNBC's Squawk Box published Friday. The AI company competes directly with OpenAI, which he helped found and fund before a reported falling out. However, many are renting in their retirement years. Most older adults, those at least 65 years old, own their homes, according to the Joint Center for Housing Studies at Harvard University. Renting in retirement years can be a positive because older people can avoid costly maintenance associated with the upkeep of a home. "Renting often offers more amenities, less maintenance, more accessibility," said Jennifer Molinsky, director of the housing an aging society program at the Joint Center for Housing Studies. And unlike younger renters, adult renters in retirement years could be especially vulnerable to rent hikes because they are on fixed income, experts say.

"The trend was inevitable," said Teresa Ghilarducci, professor of economics at The New School for Social Research in New York. "The lack of affordable childcare may be playing a role," according to Richard Fry, a senior researcher at Pew. "The childcare crisis, which was simmering prior to the pandemic, has come to a boil," according to a KPMG analysis. A study by the Pew Research Center found that men who are not college-educated leave the workforce at higher rates than men who are. At least 125 places from the West Coast to the Rockies have tied or broken all-time October heat records since the month began. It’s another reminder that extreme heat is no longer confined to the summer as the world warms due to fossil fuel pollution. “If we continue to warm the plant by burning fossil fuels, late-season heat waves like this will become much more common.”California has been at the epicenter of the extreme heat. The record-breaking heat began before the calendar flipped to October. Phoenix could reach two consecutive weeks of record-breaking heat as it remains stuck in it into at least midweek.

TOKYO — A regional airport in southwest Japan was closed on Wednesday after a U.S. bombshell, most likely dropped during World War II to stem “kamikaze” attacks, exploded near its runway, causing nearly 90 flight cancellations. Miyazaki Airport shut its runway after the explosion caused a crater 23 feet wide and nearly 3 feet deep in the middle of the taxiway next to the runway, according to a Japanese transport ministry official. No injuries were reported, but live cam footage showed an airplane had been taxiing nearby just two minutes before the explosion, according to local broadcaster MRT. Multiple unexploded bombs have previously been found at Miyazaki airport, the transport ministry official said. More than 79 years since the end of the war, unexploded bombs from the intense airstrikes are still found across Japan today.

New rules on buying and selling homes are in play, now that a settlement from a class-action lawsuit has taken effect. At the time of listing a property, the home seller negotiated with the listing agent what the compensation would be for a buyer's agent, which appeared on the MLS. "Now, the buyer chooses how much the buyer's agent makes, the sellers choose how much the seller's agents make," Glenn Kelman, CEO of online real estate brokerage firm Redfin, told CNBC. Any confusion around the new practices among agents and consumers will likely be temporary, said Kerry Melcher, head of real estate at Opendoor. "Real estate agents are good at moving the market," she said.

A 37-year-old manager at Microsoft says AI has changed his workflow. I still have a full workloadWhile AI has definitely helped with skipping mundane tasks, that's not exactly what my team's work is focused on. Whatever time I'm getting back from leveraging AI, I'm using it for some other work. Once the developers start writing code for these projects and do the actual work, that's where we leverage AI. So that's why developers are using AI wherever they can to reduce their time, but they are using any time saved for other tasks or other features.

The scientists had previously documented orcas (Orcinus orca) in the region chasing both dusky dolphins and long-beaked common dolphins (Delphinus capensis). Dusky dolphins measure about 7 feet (2 meters) long and weigh up to 187 pounds (85 kilograms). The Humboldt Current orcas weren’t eating dolphins exclusively; they hunted leatherback sea turtles, South American fur seals and Humboldt penguins, according to the study. But Humboldt Current orcas have a smaller white eye patch than known Type A orcas. A similar interaction was previously documented in Australia between an orca and a diver, but had never been observed in the Humboldt Current.

While housing affordability remains a challenge for many buyers in the U.S., conditions are somewhat improving due to lower mortgage rates. Buyers need to earn $115,000 to afford the typical home in the U.S., according to a new report by Redfin, an online real estate brokerage firm. Both declines stem from lower mortgage rates, said Daryl Fairweather, chief economist at Redfin. "The only reason mortgage payments are down is because of the rate effect," Fairweather said. While housing overall continues to be unaffordable for most buyers, "this is as good as it gets," said Orphe Divounguy, senior economist at Zillow, as the market is generally seeing lower mortgage rates, more inventory and low buyer competition.
