The order by the Hong Kong High Court also is not a remedy for the crisis of confidence haunting China’s financial markets. Markets in both Hong Kong and Shanghai fell Tuesday while share prices of property developers sank. State-owned Chinese banks and other domestic entities own most of the debt owed by Chinese property developers. David Goodman, director of the University of Sydney’s China Studies Center, said he thinks China’s property debt burdens are unlikely to precipitate a major financial crisis. “The fact of the matter is that the Chinese financial system is not as open or as marketized (as in the United States),” he said.

Blackstone sees a light at the end of the tunnel for the troubled commercial real estate market — and the private equity giant is not waiting for things to settle down before it starts picking winners. "While it will take time, we can see the pillars of a real estate recovery coming into place." Gray noted that the firm made three major real estate transactions in the past two months, including its $3.5 billion deal to take Canadian real estate firm Tricon Residential private. He said the company sees further buying opportunities in residential real estate, including single-family rentals and multi-family rentals. The Tricon transaction, he said, was focused on single-family homes for rent: "That space, because of the shortage of single-family homes, has been much stronger."

CNN —A five-bedroom penthouse covering almost 22,000 square feet has sold in Dubai for 500 million UAE dirhams — just over $136 million — setting a new record for one of the world’s busiest luxury real estate markets. Record salesThe previous record for a penthouse sale in Dubai dates back just a few months, when an apartment occupying the top floor of the Marsa Al Arab Hotel sold for 420 million UAE dirhams (about $114 million). According to Provident Estate, the penthouse at Como Residences is the third most expensive in the world, after Penthouse D at One Hyde Park in London, priced at $237 million, and the Odeon Tower Penthouse in Monaco, priced at $440 million. Shutterstock Palm Jumeirah also boasts the first monorail in the Middle East, which opened in April 2009, and connects the Palm to Dubai's mainland. But when it comes to the asking price for a penthouse, the view is one of the key drivers.

Many thought the internet would eventually kill the 6% real estate commission. Even as the ranks of stockbrokers and travel agents have dropped in recent years as commissions petered out, the number of real estate agents has grown and their typical commissions are bigger than ever as home prices have risen. That is largely because of the power of the National Association of Realtors, an influential lobbying group that represents 1.5 million real estate agents. How real estate commissions workHome sellers are usually on the hook for their real estate agent’s commission as well as for paying the agent that represents the buyer. Real estate agents will tell you commissions are negotiable — and they are.

LOS ANGELES (AP) — Sales of previously occupied U.S. homes slumped in October to their slowest pace in more than 13 years as surging mortgage rates and rising prices kept many prospective homebuyers on the sidelines. The trend worries some U.S. lawmakers who fear corporate interest will make agricultural land unaffordable for the next generation of farmers. Investment firm acquisitions are also outpacing farmland purchases by foreign entities, according to data from the U.S. Department of Agriculture (USDA). Lawmakers debated this year whether to curtail foreign farmland ownership, concerned that adversaries might buy land to exert political influence. "If the next generation isn’t enticed to come back to the farm," he said, "then who’s going to own that land?" About 60% of U.S. farmland is farmer-owned and -operated, with the rest owned by non-farmer operators including individuals, trusts, and corporations, according to USDA.

Fibra Next, spun off by parent trust Fibra Uno (FUNO11.MX), plans to issue some 277.8 million Real Estate Trust Stock Certificates (CBFIs) in the offering, scheduled for November 28, according to the document dated Tuesday. Fibra Nearshoring Experts and Technology, as Fibra Next is officially known, had reportedly initially been targeting a valuation of $1.5 billion according to media reports last month, pricing it as the largest local IPO since 2018. The funds raised will be used for the acquisition and development of properties, Fibra Next stated in a separate presentation to investors. Fibra Next is tapping in on the real estate buzz from nearshoring - the trend of locating manufacturing capacity in Mexico, closer to the U.S. market, rather than in Asia - to boost profits and economic growth. Another real estate trust, Vesta (VESTA.MX), debuted on New York Stock Exchange earlier this year with a $400 million initial public offering.

Marjorie Taylor Greene offered a diagnosis for her party’s ills. On Tuesday, Ohio voters passed an amendment to the state constitution that guarantees abortion rights. The disconnect may or may not cost Trump votes in 2024, but it’s hurting Republicans up and down the ballot. “Democrats will win in 2024 by making the election a choice, not just a referendum on Biden’s performance in office.

REUTERS/Dado Ruvic/Illustration/File Photo Acquire Licensing RightsMILAN, Nov 10 (Reuters) - Travel website Booking.com (BKNG.O) has agreed to pay about 94 million euros ($100.25 million) to settle a tax dispute in Italy, Genoa prosecutors said on Friday. Italy's Guardia di Finanza tax police alleged in June 2021 that Booking.com evaded 153 million euros of value added tax (VAT) in connection with holiday rentals from 2013 to 2019. Last November, Dutch magistrates accepted a European investigation order (OIE) sent by Italy allowing Italian prosecutors to question two former Booking.com chief financial officers as part of the investigation. Private accommodation sites which are not professionally run often have no VAT number, and Italian tax authorities believe the online travel agency should in such cases act as a withholding agent, collecting tax. In another similar case involving a company's responsibility to collect tax on behalf of tax authorities, an Italian judge on Monday seized 780 million euros from short-term rentals platform Airbnb (ABNB.O).

Airbnb Tries to Fix Its Review Problem

Would you trust Airbnb reviews more if you knew more about the guests leaving reviews? The short-term rental company is hoping you will. Airbnb announced several changes to its ratings and reviews page on Wednesday. This could include where they are from, the length of their stay and whether they traveled with children, pets or in a group. Hosts with homes receiving excellent ratings and reviews from guests will also receive a new Guest Favorites designation.

Airbnb said that it will roll out what it calls “Guest Favorites” this week. He said the unpredictability of listings is the biggest reason why someone would choose a hotel room over Airbnb. Airbnb is also encouraging hosts to create photo tours of their property, which Chesky said will use AI to organize photos by room. Earlier this year, Airbnb began discouraging hosts from charging exorbitant cleaning fees, a major complaint of users. The site lets visitors filter searches by all-in pricing, which includes the fees, although it is not the default setting.

UK house prices end six-month losing streak - Halifax
  + stars: | 2023-11-07 | by ( David Milliken | ) www.reuters.com   time to read: +2 min
Compared with a year earlier, house prices in October were 3.2% lower versus a 4.5% annual decline in September, leaving the average house price at 281,974 pounds ($347,279), nearly 10,000 pounds lower than a year earlier. British house prices surged during the COVID-19 pandemic due to low interest rates, greater demand and temporary tax breaks. Halifax's house price index is still 18% higher than it was in February 2020, despite a 4% fall since its peak in June 2022. Halifax said it expected house prices to fall further this year, with a return to growth in 2025. "The high cost of borrowing alone is not sufficient to trigger the leg down in house prices we predicted," Capital economist Andrew Wishart said.

Home values have held up this year despite historically high mortgage rates, but a new report from Realtor.com suggests that property prices could fall under pressure in the coming months. The firm said that price growth was flat — even as mortgage rates rose to a 23-year-high. Higher borrowing costs dampened demand, though it's possible homebuyers were worried that mortgage rates would soar even higher and wanted to buy before that could happen. Prices increased by 0.9% from September when they had risen by a marginal 0.1%, Nationwide said. It was the biggest monthly increase since August 2022. Economists polled by Reuters had expected prices to fall by a monthly 0.4% and by 4.8% year on year. "The uptick in house prices in October most likely reflects the fact that the supply of properties on the market is constrained," Nationwide Chief Economist Robert Gardner said. "While some buyers are able to accept higher mortgage payments, helping to prop up house prices, their number is dwindling as shown by the drop in mortgage approvals in September," Pattison said.
