As the Fed lowers its benchmark rate, mortgage rates are expected to ease in 2024 and 2025. A lot of people assume that when the Fed cuts rates, mortgage rates will drop, too. By the time the Fed actually gets around to cutting rates, mortgage rates typically already reflect the impact of that cut. 5-Year Mortgage Rate TrendsHere's how 30-year and 15-year mortgage rates have trended over the last five years, according to Freddie Mac data. The Federal Reserve is expected to announce Wednesday its first interest rate cut since 2020. While layoffs remain low, hiring has virtually ground to a halt, especially in some white-collar professions, making the job search process unusually difficult for many. That would entail a cut of at least 0.5% at some point by the time the Fed announces its interest rate in January. The Fed believes Wednesday's anticipated cut, and ones likely coming over the next several months, should put a floor under further economic deterioration. "Layoffs remain low, job openings remain high, GDP is growing at a healthy pace, and there have not been any major negative shocks," David Mericle, Goldman Sachs' chief U.S. economist, said in a note to clients.

Handwritten notes from Justice Sandra Day O'Connor's papers on a major abortion case in 1989. The correspondence and notes foreshadow where O’Connor landed in the 1992 Planned Parenthood v. Casey case, when Justice Anthony Kennedy, hostile to Roe v. Wade in 1989, was ready to join O’Connor in upholding Roe. Accelerating the tensions all around was the time pressure of the Missouri case. But while mortgage rates are one piece of the housing crisis puzzle, don't expect mortgage-rate relief to fix the locked-up housing market, according to Zillow's Chief Economist Skylar Olsen. In fact, she thinks falling mortgage rates could have a long-term effect of locking up the housing market even more. If more people are able to afford houses but existing owners aren't selling, then the housing market will remain frozen. As a result, mortgage rate relief might temporarily open up the housing market, but any relief is likely to be short-lived. Until then, don't bank on lower mortgage rates to unlock the housing market.

An inverted yield curve, in which the nearer-duration yield is higher, has signaled most recessions since World War II. However, a normalization of the curve does not necessary signal good times ahead. In fact, the curve usually does revert before a recession hits, meaning the U.S. could still be in for some rough economic waters ahead. Job openings had exceeded labor supply by more than 2 to 1 at one point, aggravating inflation that had been at its highest level in more than 40 years. That part of the curve is still steeply inverted, with the difference now at more than 1.3 percentage points.
