The average rate on the popular 30-year fixed mortgage dropped 22 basis points to 6.4% Friday, according to Mortgage News Daily. The 15-year fixed rate fell to 5.89%, its lowest level since early May 2023. Mortgage rates loosely follow the yield on the 10-year U.S. Treasury. The 30-year fixed rate started the week at 6.81%, so the drop in just the past five days is dramatic. Buyers were battling not just high interest rates but high home prices and a lack of supply.

Valentinrussanov | E+ | Getty ImagesThe Federal Reserve is poised to make the first interest rate cut in years this fall, which can influence mortgage rates to go down. To that point, people in the market to buy a home have been eagerly waiting for the Fed to cut rates. The Fed is meeting this week, but experts say it seems more likely that the first rate cut will come in September. That would be the first rate cut since 2020 in the onset of the Covid-19 pandemic. While mortgage rates are fixed and mostly tied to Treasury yields and the economy, they are partly influenced by the Fed's policy.

This could cause mortgage rates to move up or down slightly. If Fed officials signal that they could start lowering the federal funds rate soon, mortgage rates could ease. This would remove a lot of the upward pressure off of mortgage rates and allow them to trend down. Mortgage rates have been prohibitively high this year for many would-be homebuyers. But as mortgage affordability improves throughout the next few months, more buyers should be able to find a home and mortgage payment that fits their budget. Mortgage interest rates eased very slightly last week, but not enough to get today's potential homebuyers off the fence. Homebuyers are also likely waiting for interest rates to drop further. While mortgage rates don't follow the Fed exactly (they follow loosely the yield on the 10-year Treasury), rates will come down if investors believe inflation is easing. "We'd probably want to see mortgage rates come down 100 basis points, so I think if we had a five handle, even in the high fives, I think the market could see more momentum." Rates today are very slightly lower than they were last year at this time.

Mortgage rates are up slightly today but they remain below their early-July highs. Mortgage rates are expected to trend down throughout the remainder of 2024 as long as inflation continues to slow. As mortgage rates drop, borrowers with rates in the 7% or 8% range should be able to save money by refinancing. Understanding the Federal Reserve's role in mortgage ratesThe Federal Reserve's actions are a big influencer in where mortgage rates head. In the time since the Fed began raising rates, mortgage rates have climbed steadily. The Fed's impact on mortgage rates FAQsHow does the Federal Reserve affect mortgage rates? The Federal Reserve influences mortgage rates by setting the federal funds rate, which impacts borrowing costs, investor activity, and market conditions. When the Fed raises interest rates, mortgage rates often increase as well, making borrowing more expensive.

Like other consumer rates, mortgage rates are impacted in large part by what's going on in the economy. This allowed mortgage rates to drop as low as they did, with 30-year mortgage rates reaching an all-time low of 2.65% in January 2021, according to Freddie Mac. Because mortgage rates are still so high, some hopeful homebuyers have decided to wait for lower rates to start shopping for homes. Mortgage rates in 2024: FAQsWill mortgage rates go down in 2024? While mortgage rates are most closely linked to 10-year Treasury bonds, they tend to move in tandem with the Federal Reserve's benchmark interest rate. Consequently, a rate cut is likely to lower mortgage rates later this year. That's potentially good news for homebuyers, since interest rate cuts would likely make monthly mortgage payments a bit more affordable. Most major housing organizations expect mortgage rates to drop by the end of the year. Mortgage rate forecasts for the end of 2024 differ slightly.

Mortgage rates are the lowest they've been since March in response to cooler-than-expected inflation data. Mortgage rates have been holding steady so far this week, but they could fluctuate on Thursday when the Bureau of Labor Statistics releases June's Consumer Price Index data. If this index shows that inflation slowed last month, rates could ease. As inflation slows and the Federal Reserve is able to start lowering the federal funds rate, mortgage rates are expected to go down. This should remove some of the upward pressure off of mortgage rates and allow them to trend down more substantially. This means your entire monthly mortgage payment, including taxes and insurance, shouldn't exceed 28% of your pre-tax monthly income.

The recent run-up in home prices, a staggering increase of more than 40% from pre-pandemic levels, should have current homeowners rushing to refinance. But for most, pulling that cash out simply costs too much now that interest rates are more than twice what they were just two years ago. Applications to refinance a home dropped last week for the fourth straight week, down 2%, according to the Mortgage Bankers Association's seasonally adjusted index. Homeowners were sitting on a collective $17 trillion in equity at the end of the first quarter of 2024, according to CoreLogic. Mortgage rates haven't moved at all so far this week, despite Federal Reserve Chair Jerome Powell's testimony before Congress on Tuesday.

Unlike the more popular fixed-rate mortgage loans, ARMs can offer temporary relief for homebuyers who want to avoid paying higher mortgage rates — however, they also come with risk. That means when mortgage rates increase, many ARM loan holders, like Hernandez, experience the unpleasant shock of significantly higher monthly home payments. Mortgage rates have remained elevated, adding fuel to one of the most unaffordable housing markets in decades. To Hernandez, it made little sense to refinance the loan while the 30-year fixed mortgage rate remains higher than her new adjusted rate. Marquis said that taking out an ARM loan might be worthwhile for those with a higher risk appetite.

High home prices continue to rise, mortgage rates aren't coming off recent highs, and consumers are unimpressed by the small increase in home listings. All of that is reflected in weekly mortgage demand, which has been stuck for the second week in a row. Total mortgage application volume was essentially flat last week, up just 0.8% from the previous week, according to the Mortgage Bankers Association's seasonally adjusted index. Mortgage rates didn't move much either. Any hint at the current state of inflation tends to have an impact on bond yields and, consequently, mortgage rates.

Leopatrizi | E+ | Getty ImagesMore built-for-rent single-family homes are being constructed in the U.S., according to the National Association of Home Builders, and experts say this is in part due to the housing affordability crisis. Construction began on about 18,000 single-family, built-for-rent homes in the first quarter of 2024, a 20% jump compared with the first quarter of 2023, according to NAHB, which analyzed data from the U.S. Census Bureau's Quarterly Starts and Completions by Purpose and Design. Single-family built-for-rent starts grew to 90,000 units in 2023, up from 81,000 units in 2022, the National Association of Realtors reported. The growing share of built-for-rent single-family homes is a response to demand from "people who can't afford today's very expensive, out-of-reach housing market," Lautz said. Homeowners are also responsible for shouldering "hidden costs" that aren't figured into a mortgage payment, such as maintenance, repairs, taxes and insurance.
