If you're thinking of selling your home this year, you might want to do it in the first two weeks of June. U.S. sellers who listed their home during that time span in 2023 sold their homes for 2.3% more when compared to other months in the year, according to a new Zillow analysis. Zillow's analysis of its 2023 listings supports this conclusion: Spring and summer months had a 0.5% to 1% increase in sales prices compared to the yearly average. Conversely, sales prices dropped by about 2% during winter months, compared to the yearly average. June should be the standout month of 2024 too, Zillow experts expect.

Home prices in pandemic boomtowns have dropped since mid-2022, creating investment opportunities. Zillow Chief Economist Skylar Olsen says these markets are good for buying rental properties. The growing labor force in these cities should boost appreciation and cash flow for investors. But since mid-2022, prices have returned to earth in many cities. For real-estate investors, this means opportunity, according to Zillow Chief Economist Skylar Olsen.

I dreamed of overwater bungalows in places like the Maldives but dreaded the long flight there. And I believed the best place to create that experience would be in an overwater bungalow — the epitome of a luxury tropical vacation. And Ra'iātea's calm waters made it the ideal place for an overwater bungalow, Kelley said. There's a disconnect between the level of AI training that leadership teams believe they're giving their employees and the level of training that managers and employees think they're getting, research shows. Nearly three-quarters (73%) of C-suite executives believe their company fully embraces generative AI, including training for the technology, according to a 2023 Upwork survey. "Executives sometimes have a broad-brush approach to AI training," said Apratim Purakayastha, chief technology officer at Skillsoft. Plus, they were 1.9 times more likely to have a formal generative AI skills program in place for their workforce, as well as 3.8 times more likely to have a well-defined generative AI strategy. Generative AI, Monahan notes, can usher in a new era of productivity — if we let it.

But the double whammy of housing plus childcare costs doesn't hit all parents — just parents of very young kids. However, after-school programs or an afternoon babysitter are typically a fraction of the cost of full-time day care.) I propose we call them: DIPS, or Double Income, Public School. For example, Massachusetts has the highest average childcare costs, where day care for an infant is $24,472. I'm stuck in between — one kid in public school and a younger one still in day care.

If a parent is a homeowner, they are more likely to assist with their kid's down payment, she said. But it's harder for those with parents who are not homeowners: "Renter households are often precluded from bringing more people into their home. Having homeowner parents is 'like a 5 percentage point bonus'Young adults with homeowner parents are more likely to become homeowners themselves because they can obtain more information about the mortgage application process directly from their parents, the Urban Institute found. "Because the parents are so knowledgeable about homeownership, they're more likely to encourage their kids to do it and show them how to do it," Myers said. Zillow determined that a family earning a median household income of $6,640 per month can expect to allocate $1,984 of that to childcare. It all adds up to a costly reality that's making the American dream of homeownership seem farther out of reach for parents than ever before. Based on the study, a new buyer household in the United States, making the median income, would spend 30% of it on housing. The upshot: Another group, less encumbered financially, appears better poised to realize the dream of homeownership: "DINKS," an acronym that stands for "dual income, no kids." The housing market will see a stronger, prolonged spring homebuying rush this year, real estate pros say. Buyers and sellers are slowly wading back into the market as mortgage rates edge lower. That's not what economists had originally expected for the housing market this year. "Until we see mortgage rates really improve, we don't expect owners to come back very, very quickly." Affordability conditions have been steadily improving after a bad year for the housing market.

Trucks and trailers sit in a Yellow Corp. facility lot, closed after the freight trucking company ceased all operations, in Las Vegas, Nevada, on July 31, 2023. The bankrupt trucking company Yellow has fully repaid a controversial $700 million Covid loan to the U.S. Treasury Department, plus more than $151 million in interest, the company said Monday. Meanwhile, unsecured creditors in the bankruptcy case, including employee pension funds, are seeking billions of dollars in payouts from what remains of the company. By mid-2023, as it headed toward bankruptcy, Yellow had made only one payment on the loan: $230, in July 2021. In a statement Monday announcing the loan repayment, Yellow's chief restructuring officer Matthew Doheny said, "repayment demonstrates Yellow's absolute commitment to fulfilling its promise to the American taxpayers that its CARES Act loan would be repaid in full with interest."

THE TAKERepublicans and Democrats pushing Treasury could benefit Jack Cooper, one the largest U.S. privately owned auto transport companies, making its long-shot bid to rescue Yellow from bankruptcy liquidation more likely. Making Yellow’s "loan repayment terms more flexible, is a commonsense step to keep Yellow’s trucks on the road, and keep its workforce gainfully employed," he wrote. Yellow's assets include 12,000 trucks and 35,000 trailers, along with hundreds of terminals, according to its bankruptcy court filing. Yellow said in its bankruptcy filing it had $2.15 billion in assets and $2.59 billion in debt. WHAT'S NEXTA final decision by Treasury on whether it will extend the loan is expected this month, as the bankruptcy proceeds to a potential sale of assets.
