My wife and I live in a century-old home in Sacramento, but also own 13 investment properties spread throughout Texas and California. In 2004, we bought a $300,000 investment property, a duplex in Midtown Sacramento, which we rent out. After several months of collaboration with the company's design team, we submitted an application to the city of Sacramento. 2024’s safest sunscreens for summer and year-round
  + stars: | 2024-05-01 | by ( Sandee Lamotte | ) edition.cnn.com   time to read: +10 min
The annual report provides a database of products by brand and type, while also breaking them down into the top recreational sunscreens, the best daily SPF (sun protection factor) and the safest sunscreens for babies and children. Many of the safest choices will be mineral-based instead of chemical-based sunscreens, said Emily Spilman, EWG’s healthy living science program manager. Mineral sunscreens work by physically deflecting and blocking the sun’s rays, as opposed to sunscreens with chemicals that absorb UV rays and release heat as they break down. In 2019, oxybenzone was an ingredient in 60% of all sunscreen products tested by EWG, dropping to 30% in 2022. By 2023 and again in 2024, the chemical was used in only 6% of tested products, which included sunscreens and daily moisturizers and lip balms with sunscreen protection.

Washington CNN —US home-price growth accelerated in February at the fastest annual pace since November 2022, a sign that America’s housing market remains tough amid elevated mortgage rates. Of the 20 cities, San Diego saw the biggest increase in home prices in February, a steep 11.4% rise, followed by Chicago and Detroit. America’s housing market began to recover in the beginning the year as home sales surged from decades-lows in the fall and homebuilders began to feel to more upbeat about the economy. Mortgage rates have followed suit, since they track the 10-year yield. Economists don’t expect mortgage rates to drop meaningfully this year, and they could continue to climb if inflation remains stuck.

Hong Kong stocks are back from the dead. Here’s why

Hong Kong CNN —Hong Kong’s benchmark Hang Seng Index surged more than 7% in April as the best-performing major index in the world. The valuation of Hong Kong stocks has also become more “compelling” relative to the rest of the Asian region after the pullback last year, said Zhikai Chen, head of Asian equities at BNP Paribas Asset Management. He added that there is a shift in investors’ sentiments as Chinese economic data turned more positive. Innes said global investors are currently “underweight” in Chinese markets, including Hong Kong, because of geopolitical tensions and concerns surrounding potential fallout from the upcoming US elections. Stock exchange data showed that southbound investors (meaning investment from mainland China into Hong Kong) have bought nearly $20 billion of Hong Kong-listed stocks in March and the first three weeks of April on a net basis.

A crucial question is hanging over the American economy and the fall presidential election: Why are consumer prices still growing uncomfortably fast, even after a sustained campaign by the Federal Reserve to slow the economy by raising interest rates? Some are essentially quirks of the current economic moment, like a delayed, post-pandemic surge in the cost of home and auto insurance. Others are long-running structural issues, like a lack of affordable housing that has pushed up rents in big cities like New York as would-be tenants compete for units. That borrowing is a result of a federal budget deficit that has been elevated by tax cuts and spending increases. It is helping to fuel demand for goods and services by channeling money to companies and people who then go out and spend it.
