One strategy, known as buying "subject-to," allowed her to bypass a down payment and inherit a relatively low interest rate for her second property. According to Casey, subject-to deals aren't all that common, mostly because of a lack of understanding about how they work, even among real estate professionals. He can take that money from the escrow if she misses a mortgage payment. "I don't necessarily care about the purchase price; I care about your interest rate. I care about not having to put down a down payment, Casey continued.

Read previewCash-hungry entertainment studios are back in the content licensing game, sending their valuable shows like HBO's "Sex and the City" and Disney's "Grey's Anatomy" back to Netflix. Licensing has historically been a mainstay of entertainment companies, except for a brief period when many hoarded content while they built up their own streaming services. "It's the future," said Dan Cohen, the chief content licensing officer at Paramount. Netflix and other entertainment companies that sought full ownership of content as they built up their streaming services are now becoming more agnostic about it. But, for now, the major entertainment companies don't have much of a choice.

Homebuyers have gained more purchasing power as mortgage rates have edged lower. That's due to a steady decline in mortgage rates, with the 30-year fixed rate hovering around 6.7%. That's thanks to the recent decline in mortgage rates, which has taken the cost of borrowing on a 30-year fixed mortgage to around 6.7%, Freddie Mac data shows. With rates hovering around 6.7%, that means the typical homebuyer will pay $2,545 on their monthly mortgage payment – down from the median monthly payment of $2,713 when mortgage rates hovered around 7.8%. Prospective buyers shouldn't try to time interest rates before entering the housing market, Redfin chief economist Daryl Fairweather said.

Carbon credit marketplaces and accounting tools boomed in 2021 as large companies rushed to understand and offset their emissions. They were all vying for a slice of the projected $250 billion voluntary carbon market by 2050 , where private companies buy and sell carbon credits. Carbon credits are typically bought after achieving their stated impact, but this requires project developers to have cash upfront to get started, Drewelies said. Photographer:Severe winter weather is hindering home sales across the country, according to a Thursday report from real estate company Redfin . The median U.S. home-sale price has been steadily increasing, rising around 5% in the first four weeks of January, alongside asking prices, Redfin reported. While low inventory – down 4% year over year – and increased purchasing power have contributed to the high price tags, Redfin said winter weather has also factored into sluggish sales. Pending home sales are down more than 8% year over year, which Redfin reported as the biggest decline in four months. With potential homebuyers in areas facing severe winter weather staying home, that number has continued to climb.

Apple's overall smartphone shipments fell 2.2% year-on-year in 2023, while the overall market fell 5%, IDC said. China's smartphone market has been hit because of an uncertain economic environment in the country and weak consumer spending. In 2023, Honor, a spin-off from Chinese company Huawei, held the second spot with 16.8% market share, followed by Vivo, Huawei and then Oppo. Another market research firm called Counterpoint Research also came out with China numbers on Thursday. Counterpoint said it expects the China market to record low single-digit year-on-year growth in 2024, the first year of growth since 2018.

AdvertisementUsing 'subject-to' financing to bypass a down payment and inherit a low interest rateWhile researching creative financing, Casey learned more and more about "subject-to loans," when the buyer takes over the existing financing. This was a major advantage for Casey, who didn't have much cash on hand when she was looking to buy her second property. Another benefit of subject-to for the buyer, especially in a high-interest-rate environment, is that they could inherit a low interest rate. In Casey's case, she inherited the seller's 4.5% rate when rates were hovering around 8%, she said.
