Read previewThis as-told-to essay is based on a conversation with Sam Dogen, a 46-year-old in San Francisco. It was easy to save money because I was working so muchI started saving only a month after starting at Goldman Sachs. A promotion and move to San Francisco got me on the property ladderIn June 2001, I was recruited to join Credit Suisse and moved to San Francisco. In 2005, I bought a house for $1,520,000 in San Francisco and rented my condo until I sold it in 2017. Having kids took up a lot of our passive income budgetOnce our son was born in 2017, we began spending more of our passive income.

Kathy Hochul, a Democrat, who announced her unilateral decision about the suspension last week: perhaps slightly better chances for New York Democrats in a couple of fall congressional races. Tax coffers have rebounded, too, to the extent that the city canceled a raft of planned budget cuts. The one obvious measure by which the city has not mounted a full pandemic comeback is subway ridership — a measure that congestion pricing would have helped and pausing it is likely to hurt. In announcing the pause, she also expressed concern for the financial burden the $15 surcharge would impose on working New Yorkers, though the city’s working class was functionally exempted from the toll by a rebate system for those with an annual income of $60,000 or less. But each of them was within spitting distance of Grand Central, where an overwhelming share of foot traffic — and commercial value — comes from commuters using mass transit.

A perfect storm of plunging property values for aging buildings, weak tenant demand coming out of the pandemic and high interest rates for new loans and refinancing has left the $2.4 trillion office building sector wobbling. For some real estate investors, that may be a good thing. In April, a little-known firm, Yellowstone Real Estate Investments, paid $185 million for 1740 Broadway, a storied office tower near Columbus Circle in Manhattan. And this week, two real estate firms snapped up a Midtown Manhattan tower for less than $50 million, according to Bloomberg. Even though these are relatively small buyers, their emergence is a sign of the pain building in the U.S. commercial real estate market.

LONDON — Supporters of U.S. presidential candidates Donald Trump and Joe Biden will put their money where their mouths are at two rival fundraising events in London on Wednesday. "It seems to be the worst kept secret in London," Greg Swenson, spokesperson for Republicans Overseas UK, a campaign group for Trump's party, told CNBC over the phone. In the days after a Manhattan jury convicted the former president of 34 felony counts last month, the Trump campaign said it raised $141 million in donations. The pair have been visibly associated with Trump and Farage since at least April 2022, when Farage tweeted a picture of the group after a meal at Mar-a-Lago.

The cuts are part of Stellantis' strategic plan to increase profits and double revenue to 300 billion euros by 2030. Executives on Thursday will outline developments across Stellantis' regions and businesses, including its capital and operational disciplines, according to Stellantis CFO Natalie Knight. In his first reaction to the verdict, Hunter Biden didn’t attack the judge or prosecutors, simply saying he was grateful for the love and support of his family and blessed to be clean again. The Hunter Biden verdict also contradicted the central rationale of Trump’s multiple legal defenses in his four criminal cases, several civil matters and his entire presidential campaign. “So much for the weaponization of the Justice Department to go after just the enemies of the other side,” Michael Zeldin, a former senior Justice Department official and federal prosecutor, said on CNN Max on Tuesday. Stephen Miller, Trump’s former White House domestic policy adviser, argued that the Justice Department had actually shown favoritism toward Hunter Biden by not charging him with 50 felonies over foreign influence peddling. “Hunter Biden just became the Deep State’s sacrificial lamb to show that Justice is ‘balanced’ while the other Biden crimes remain ignored,” she wrote on X.

According to one estimate, the world will build the equivalent of a New York City every month from 2020 to 2060. The United Nations estimates 96,000 affordable units should be built a day to house the three billion people who will need them by 2030. Egypt is constructing a capital east of Cairo for 6.5 million residents featuring Africa’s tallest skyscraper. To take the pressure off Greater Jakarta’s 30 million residents squeezed by rising seas, Indonesia is building a new capital on the island of Borneo. Though the government recently scaled back the first phase of construction, it has allocated billions of dollars for the project, which could one day house some nine million people.

The Hunter Biden and Trump cases are vastly different, as is the way the former and current first families have responded to the trials. This is especially significant since Hunter Biden could face up to 25 years in prison if convicted, although a sentence for a first-time offender is unlikely to be that severe. The Hunter Biden trial is the latest cruel twist in the story of a family that has endured more tragedies than most could bear. The infringements on the Biden family’s dignity and privacy cut deep during the trial, which saw discomforting testimony about Hunter Biden’s former cocaine addiction. Media organizations, meanwhile, played an excerpt from Hunter Biden’s audio book that chronicles his spiral into addiction that was used in the prosecution case.

In New York, probation officers talk to the defendant and the prosecutor in separate pre-sentencing interviews in preparation for what's known as a pre-sentencing report. It is true that defendants who are locked up while awaiting sentencing typically do pre-sentencing interviews via video, defense lawyers told Business Insider. But defendants like Trump, who are at liberty, are almost always required to appear alone and in person for their probation interviews, lawyers told BI. But Uriarte said there is no evidence showing any coordination between the federal government and Manhattan District Attorney Alvin Bragg, who brought the hush money case against Trump. The DOJ conducted a "comprehensive" search for communications between its leaders and the Manhattan District Attorney's office about any investigation or prosecution of Trump from Jan. 20, 2021, through his May 30 conviction in New York, Uriarte said. Hunter Biden, the president’s son, was found guilty on three felony counts related to buying a gun while he was in the throes of drug addiction. His lawyers argued that the special counsel who brought the case, David C. Weiss, had no evidence that Mr. Biden used drugs the day of his purchase or in the surrounding period. Before deciding to convict him on all three charges, the jury heard about Mr. Biden’s spiraling addiction to crack cocaine from women in his life, as well as in Mr. Biden’s own words, which the prosecution shared by using excerpts from the audiobook of his memoir. The verdict in Mr. Biden’s trial came just weeks after former President Donald J. Trump was convicted in a Manhattan courtroom of falsifying business records to cover up a hush-money payment to a porn star. Both trials were surrounded by partisan dynamics and questions about the criminal justice system’s ability to operate without regard to politics.

A thrilling glimpse of New York City history is on display at the intersection of West 12th Street and Washington Street in Manhattan. The three-story Federal-style brick building on the southeast corner was built in 1842. So when the city proposed placing a shiny new 5G tower on a corner there, neighbors were not happy. “There is a harm to having these 32-foot tall futuristic towers, often with large video display terminals on them, in residential neighborhoods in historic districts,” he said.
