Yet one of the enduring legacies of the COVID-era housing market may be the proliferation of bidding wars for rentals. Bidding wars have periodically reared their ugly heads during overheated stretches in New York City's housing market. And while things have cooled down since the mania of 2022, in places where available rental inventory remains low, the bidding wars just won't die. Still, it's hard not to worry that we've opened Pandora's box when it comes to bidding wars. Bidding wars may feel distasteful, embarrassing, and unfairly favor those with the means to drive up already exorbitant asking rents.

HONG KONG (AP) — Chinese property developer Country Garden warned Tuesday that it cannot repay on time a 470 million Hong Kong dollar ($60 million) loan in the latest sign of distress after Beijing clamped down on mounting debts in the industry. The company said its sales were under “remarkable pressure.”Country Garden earlier had been hailed as a model real estate company by Chinese authorities. Country Garden's sales slumped nearly 44% in January-September from the same period a year earlier, the company said. Since there has not been an industry-wide improvement in property sales, Country Garden said “its liquidity position is expected to remain very tight in the short- to medium-term.”However the company is still finishing and delivering residential housing. Country Garden had more than $180 billion in liabilities as of June.

Five hotels in West Maui were accepting reservations again, according to their websites and the Maui Hotel and Lodging Association. Many local residents have objected to resuming tourism in West Maui, which includes Lahaina town and a stretch of coastline to the north. Thousands of tourists staying in beachfront hotels north of the burn zone left Maui in the days after the fire. Some 11,000 hotel rooms in West Maui have since either sat empty or housed displaced Lahaina residents under a program administered by the Federal Emergency Management Agency and the Red Cross. Four of the five reopening hotels were in the northernmost section of West Maui, including the Ritz-Carlton at Kapalua.

The developers say 42% of the proposed tower will be constructed from timber, with the columns and core made of reinforced concrete. A shortage of luxury apartments in Manhattan is causing a surge in prices at the top of the market, even as broader apartment sales and prices come under pressure from rising mortgage rates. Manhattan apartment sales fell 23% in the third quarter as rising interest rates squeezed potential buyers, according to new data from Douglas Elliman and Miller Samuel. Median and average sales prices remained flat, with the average price of a Manhattan apartment stalled at $1.96 million and the median price at $1.15 million. The inventory of luxury apartments for sale marked their lowest third quarter in five years. Median prices for luxury apartments have increased in three of the past four quarters, according to Miller Samuel.
