It could also boost sales of the pricey Vision Pro, which has reportedly and unexpectedly received a production cut. During its most recent earnings call, CEO Tim Cook said more than half of the Fortune 100 companies have already bought an Apple Vision Pro. But while it’s unclear when generative AI will come to the Vision Pro, Nygugen said: “It’s only a matter of time.”That’s because the Vision Pro is merely just another interface – much like a tablet, laptop, or watch, that touches Apple’s ecosystem. The Vision Pro, the tech giant's $3,499 headset, is its first major release since the Apple Watch nine years ago. “Vision Pro just came out a few months ago and it needs to get its feet under it before it really starts to take off,” Llamas said.

CNN —A group of OpenAI insiders are demanding that artificial intelligence companies be far more transparent about AI’s “serious risks” — and that they protect employees who voice concerns about the technology they’re building. “AI companies have strong financial incentives to avoid effective oversight,” reads the open letter posted Tuesday signed by current and former employees at AI companies including OpenAI, the creator behind the viral ChatGPT tool. As the law currently stands, the AI employees said, they don’t believe AI companies will share critical information about the technology voluntarily. Their letter comes as companies move quickly to implement generative AI tools into their products, while government regulators, companies and consumers grapple with responsible use. Meanwhile, Apple is widely expected to announce a partnership with OpenAI at its annual Worldwide Developer Conference to bring generative AI to the iPhone.

Perhaps the last thing the market needs is another shady financial product that pushes low-income Americans into homes they can’t afford, under terms that could bankrupt them. The zero-down mortgage is making a comeback, my colleague Matt Egan reports. And honestly, when has the value of the housing market ever gone anywhere but up up up up? The housing market, as we all remember from “The Big Short,” does not always go up. One way for motivated buyers to hunt for a lower mortgage rate is buy someone else’s.

For decades, homeowners insurance was considered a very stable line of business for insurance companies, said Chuck Nyce, a professor of risk management and insurance at Florida State University. CNN —The top four congressional leaders have formally invited Israeli Prime Minister Benjamin Netanyahu to address a joint meeting of Congress. The invitation comes after much speculation as additional military aid to Israel remains in question and Democrats are facing pressure from their left wing as the party remains divided over Israel’s handling of the war against Hamas. President Joe Biden on Friday laid out a three-phase proposal Israel has submitted to wind down the grinding crisis in Gaza. Less than an hour after Biden detailed the Israeli proposal, Netanyahu’s office insisted Israel would not end the war until Hamas is defeated and “all of its goals are achieved.”CNN previously reported that during a closed-door conference meeting in March, House Republicans raised the idea of inviting Netanyahu. CNN’s Kaanita Iyer, Haley Talbot, Melanie Zanona, Clare Foran, Kevin Liptak, Nikki Carvajal and Samantha Waldenberg contributed to this report.

CNN —President Joe Biden announced Friday that Israel has offered a “comprehensive new proposal” that provides a “roadmap” to a ceasefire in the war with Hamas in Gaza and the release of all hostages held by the terror group. “And the Palestinian people have endured sheer hell of this war,” Biden said. Earlier on Friday, Israel said its forces have entered central Rafah, the city in southern Gaza that Biden has warned should not be the target of a major ground offensive. Biden will be speaking as negotiations continue to secure the release of hostages in exchange for a temporary ceasefire in the war between Israel and Hamas. White House officials have sought this week to explain Biden’s stance, suggesting his barometer for changing policy would be a “major ground invasion” of the city.

Want a low mortgage rate? Take someone else’s

This means that a buyer keeps the seller’s repayment period, mortgage balance and, notably, the seller’s lower mortgage rate. Securing that ultra-low mortgage rate means that Harper will save thousands of dollars in monthly payments. “I just decided I wanted to see how low I could pay on the interest rate,” Harper said. And while the mortgage rate on the second loan may be high, the total monthly payment could still be lower — if the assumed mortgage rate is low enough. Snagging a low mortgage rate like Harper’s in today’s high interest rate environment may seem like a dream come true to some prospective homebuyers, but the process is not always smooth sailing.

CNN —Twenty-four hours and 26 minutes, without stopping to sleep: Nepal’s Phunjo Lama has just broken the world record for the fastest ascent of Mount Everest by a woman. Her journey from Everest Base Camp to the top took 14 hours and 31 minutes, then the descent from Everest was another nine hours and 18 minutes. Due to the limited climbing season and challenging conditions on Mount Everest, the window to reach the top of the mountain is small. That record was broken in 2021 by Hong Kong native Ada Tsang in 25 hours and 50 minutes. Currently, the record for fastest ascent by a male climber is 10 hours and 56 minutes, set by Nepali Lhakpa Gelu Sherpa in 2003.

This signal could be good news for the stock market

Some analysts think that means good news for stocks in the second half of the year. While [gross domestic product] and the labor market seem to be slowing, earnings are accelerating,” wrote the Bank of America analysts. That means an improving manufacturing cycle but slowing services can lead to a divergence between market performance and economic performance. “We’ve witnessed records repeatedly break in both stock and housing markets over the past year.”In addition to unrelentingly high home prices, the housing market is also grappling with a chronic lack of homes on the market and elevated mortgage rates. Put together, it has resulted in a tough housing market, especially first-time buyers.

What a generative AI iPhone could look like

Although artificial intelligence has powered some of the iPhone’s experiences for years, such as Live Text and improved autocorrect, generative AI could unlock new levels of interaction and personalization. The debut of an AI iPhone could also entice consumers to upgrade at a time when they’ve been holding onto older models longer. Now all eyes shift to Apple for its take on generative AI. Expediting AIBehind the scenes, Apple reportedly has been working on its on-device generative AI capabilities and acquiring companies for awhile, such as Canadian startup DarwinAI. But now it needs to show it’s going all in on artificial intelligence to stay relevant in a rapidly evolving industry.
