EUGENE LAW, DIRECTOR OF CHINA GALAXY INTERNATIONAL:"If the central government steps in to help Country Garden, it's for easing the debt crisis and preventing a spillover to financial institutions. But it will not help the China property market, which depends on factors, including employment and consumer confidence. Homebuyers would not rush to buy property just because Country Garden gets out of trouble. For the broader property market, the key is still home sales." Country Garden may have reached a tipping point where it will need more liquidity to fulfill such a policy goal.

The S&P 500 is up 14% this year, but just eight days that explain most of the gains. If you want a simple indication of why market timing is not an effective investment strategy, take a look at the data on the S&P 500 year to date. How to explain that the S&P is up 14% but the number of up days is about the same as the down days? Here's a hypothetical example of an investment in the S&P 500 over 50 years. The key to investing is not market timing: it is consistent investing, and understanding your own risk tolerance.

McConnell said he is aligned with Biden's “comprehensive approach” to funding Ukraine, Israel and other regions, but Republicans are “very serious” about including the border changes. “What we saw from Senate Republicans is not a serious piece of legislation," press secretary Karine Jean-Pierre said. House Republicans are veering dramatically from the agreement Biden and McCarthy struck earlier this year to set spending levels. House Republicans are cutting money for most departments except the Pentagon, while the Senate also boosts defense and has shifted some resources. Persistent inflationary pressures have led to depressed levels of consumer spending all year, according to Bank of America. Consumers are still spending — in fact, they're spending more than they are earning — as employment levels and hourly wage growth remain fairly strong . Some analysts see an opportunity to pick up shares of battered-down retail stocks. According to Barclay's Yih, spending levels "almost have to be worse" next year. LPL's Roach similarly expects consumers spending to hit a roadblock in the coming months.

A year before the 2024 election, a divided nation is stuck in a political loop: President Trump’s weaknesses helped deliver President Biden to the White House, and now the incumbent’s vulnerabilities could lead his predecessor to a comeback. Biden, the nation’s oldest president at age 80, is poised to reclaim the party’s nomination, yet he has been dogged with questions about his age, frustration over his handling of the economy and anxiety about two wars. Trump, 77, has a comfortable lead as he seeks the Republican nomination for a third time, even as many moderate and independent voters are repelled by his repeated efforts to overturn the 2020 elections results and the many criminal indictments he faces.

"You can't go around not seeing that footage somewhere because they kept showing it in a loop," said her mother, Ayelet Levy Shachar, occasionally fighting back tears. "I try to keep my thoughts on her coming back and how she comes back to me," said Levy Shachar, who said she talks to her daughter continuously in her mind, imagining her situation, perhaps held in one of the web of tunnels built by Hamas that run beneath Gaza. "Look at the films that are out there," said Levy Shachar, referring to the footage of the attack that floods social media. Only four hostages have so far been released while another one was rescued by Israeli troops. Levy Shachar said she occasionally attends rallies to call for the hostages to be brought back but mostly she just thinks of her daughter.

We are actually going to be looking at this in the very early days of generative AI. casey newtonYeah, this feels like one of the big questions in AI right now. rebecca tushnetSo I see why you say that’s strange, but in fact, it’s exactly how you would make a general-purpose tool. But now, finally, along come these new technologies to take them down a peg, and they’re actually going to have to work for a living. So maybe they’re slapping, like, AI sort of things around the stories that they’re aggregating.

For decades, cities have duked it out for titles like "best city for business" or "healthiest city in America," but now they're starting to compete for a new title: best place to ride out dystopia. While Sun Belt cities are working to mitigate these challenges, the increased risks also create an opportunity for once forgotten cities. The declaration has been followed up with investments in key areas — climate resilience was one of the four pillars that made up the city's four-year strategic plan released at the start of 2023. And the cities that could become climate havens have their weather downsides — Buffalo will still have some harsh winters, too. If Buffalo, Detroit, Pittsburgh, and other cities succeed in their climate-resilience agendas, they will grow, attracting residents from more at-risk areas of the country.

AI is making its way into the courtroom and legal process

"AI is really reaching all aspects of the law," said Wayne Cohen, managing partner at Cohen & Cohen and a law professor at the George Washington University School of Law. While the current use of AI in the U.S. legal industry operates intensely behind the scenes, it's inching further into the front lines of the courtroom. Jason Boehmig, CEO and co-founder of digital contract company Ironclad and who has experience as a corporate attorney, said AI can review a company's legal contracts, learning its preferred language and drafting and negotiating contracts in the organization's historic legal voice. On the spectrum of the legal system, the businesses on either end of the contract arguably have less to lose than, say, an individual whose basic freedoms are at stake. In all of these applications, experts say the ideal situation is for humans to review AI's work.

The US is borrowing too much money and that's what is keeping rates up, the ex-Dallas Fed Chair says. AdvertisementAdvertisementThe higher for longer outlook for interest rates sparked a historic crash in Treasury bonds this month, but there's another factor that's set to keep yields higher going forward, and that's US fiscal policy. According to former Dallas Federal Reserve President Richard Fisher, massive government borrowing needed to fund massive spending will be a culprit of higher bond yields. "I believe what's driving rates higher and what will keep them higher for longer is our fiscal policy," Fisher told CNBC on Tuesday. Compounding the issue of soaring debt is rising interest rates, as borrowing costs rocket higher amid the Federal Reserve's fight against inflation.

The others will use a combination of renewables, nuclear power, and natural gas with carbon capture and storage. Putting federal money behind a program to fight climate change while using natural gas, a fossil fuel, as one of its main ingredients may not seem intuitive. To wit, the Bipartisan Infrastructure Law, where the funding for the hydrogen hubs comes from, specifically required that two of the selected hydrogen hubs be located in natural gas-rich regions. Making hydrogen from natural gas with carbon capture will require additional energy and be more expensive than producing hydrogen from natural gas where the excess carbon emissions just spew into the atmosphere. That is what the U.S. government is trying to change with its hydrogen hubs program and the production tax credit.

Well, when a landlord doesn't lower the rent to get a new retail tenant, it's because that landlord can't. They're free to renegotiate or refinance the terms of mortgages, given the extraordinary downturn facing retail storefronts. And the future will be full of even higher vacancy rates, higher interest rates, and lower rents. Retail rents have flattened, she says, but the construction of retail space has not. Still, from an urban-planning standpoint, the way we finance retail space makes no sense.

A sweet spotBerman said his bank preapproved him for a $275,000 mortgage, so he had a budget to stay within. He reviewed active property listings on Apartments.com and Zillow to see the rental rates and what was successfully rented in the previous 30 days. That's less than half the amount and a much more manageable payment, Berman noted. On the pricier property, your overall interest payments amount to about $538,000 versus $250,000 on the cheaper property. You end up with a larger mortgage payment, he said.
