Just as homeowners insurance protects you financially if your home is physically damaged or destroyed, title insurance protects you if someone makes a claim against your property's title. How title insurance worksHere's what the title search and insurance process looks like from start to finish:The process of obtaining title insuranceWhen you (or your lender) hire a title insurance company, they'll perform a title search on your home. Once the title has been cleared (or cured), the title company will issue a title insurance policy. Unlike many other types of insurance, title insurance isn't an ongoing cost. While lender's title insurance is usually mandatory, an owner's title insurance policy is optional.

It sounds simple enough — rent comes in and, ideally, it's greater than the rental expenses, resulting in positive cash flow — but real estate investors agree that rental income shouldn't be categorized as passive. "You hear that real estate investing is passive, and that's certainly not been my experience," New England-based investor Tess Waresmith, who owns five units, told Business Insider. But when I'm not actively buying, I don't spend much time on real estate." Real estate syndicationWith real estate syndication deals, a group of investors pool together their capital to purchase a single property managed by the syndicator. With the S & P 500 surging more than 18% in 2024, it might be time for investors to make a few defensive moves in their portfolios. But that surge is spurring some financial advisors to reassess their clients' exposure to large-cap tech and turn toward currently unloved asset categories that could be poised to rise. "It might take a little longer to manifest but we think [health care] is an interesting combination of offense and defense, and it provides meaningful cash flows for investors," Saccocia said. Checking in on risk and cash Investors reviewing their 2024 gains should also reassess their risk profile and consider whether their asset allocation reflects their long-term goals. Tom Balcom, CFP and founder of 1650 Wealth Management in Lighthouse Point, Florida, has used custom market-linked notes to hedge clients' exposure to the market.

Senior housing stocks are set to take off as the American population ages, according to Bank of America. Ventas' portfolio includes senior housing communities, medical office buildings and other health-care facilities. Bank of America sees "significant" senior housing operating margins upside ahead, driven by cyclical and secular growth. However, a nonrenewal and a conversion of the properties to Ventas' senior housing operating portfolio would provide an additional 1.2% boost to net operating income, he said. That said, Ventas is not the only senior housing REIT that Bank of America likes.

Daniel Werfel, the I.R.S. commissioner, said that because of the agency’s larger enforcement staff, it has been able to focus on tracking down and sending letters to wealthy taxpayers who owe money. In many cases, these result in threats of additional penalties until the taxpayers eventually pay their tax bills, he said. Mr. Werfel said he believed many rich taxpayers had neglected to pay their bills because they thought the I.R.S. The agency was originally given $80 billion, but $20 billion of that was taken back as part of negotiations between Republicans and Democrats to suspend the debt limit last year.

The nature of illegal lockouts means they are hard to track directly. One of the responding officers calls a sergeant over, who says there's nothing else they can do. While only 14% of lockout calls led to a police report, 86% of calls about shoplifting did. As they walk over, one of the officers tells the other to look up "illegal lockout" on his phone. A 2006 bill that would have defined illegal lockouts for all Illinois residents was defeated.
