SAN FRANCISCO (AP) — Promoters of a secretive Silicon Valley-backed ballot initiative to build a new city on farmland between Sacramento and San Francisco are releasing more details of their plan as they submit paperwork Wednesday to qualify for the November election. That's why Jan Sramek, CEO and founder of California Forever, and the project's backers are turning to the ballot. California and the San Francisco Bay Area are desperate for more housing, especially affordable homes for teachers, firefighters, police and other municipal workers who make a city run. Political Cartoons View All 253 ImagesSituated between the Bay Area and the state's capital, Solano County is an attractive location for military contractors, agriculture technology and construction tech companies seeking to innovate, said Gabriel Metcalf, head of planning for California Forever. The plan calls for $400 million to help Solano County residents buy homes in the proposed community.

Traders' confidence was reinforced earlier this week when Fed Governor Christopher Waller, a hawkish policymaker, flagged a possible rate cut in the months ahead. SOFR FUTURESBond investors also look to the Secured Overnight Financing Rate (SOFR) futures to gauge expectations of Fed rate moves. The June 2024 SOFR futures have priced at least one Fed cut, while the probability of two 25-basis-point rate reductions was at 76%. An OIS transaction involves exchanging an overnight rate such as the federal funds rate for a fixed one. For instance, in a U.S. two-year OIS transaction, one party receives a fixed two-year rate in exchange for paying the fed funds rate daily over the next two years.

The memo, shared with The Associated Press, pointed to Reynolds' surprise endorsement — a rarity for sitting Iowa governors before the caucuses — as proof that DeSantis could cut into Trump's margins. In her own memo, Haley campaign manager Betsy Ankney on Monday described the Iowa contest as a “dead heat” between DeSantis and Haley, while ignoring Trump's massive lead. He has no end game.”The new DeSantis memo points to the political infrastructure that he and an allied super PAC have established across several early voting states. In Iowa, the memo claims “there will soon be 50 dedicated paid staff" and the organizing help of Reynolds, who has her own statewide operation. Chip City has a goal to open 40 locations by the end of the year. The cookie chain is known for its unique and seasonal flavors. Then in 2022, Shake Shack founder Danny Meyer and his investment firm, Enlightened Hospitality Investments, poured $10 million in Chip City to help the company open more locations. Crumbl is much larger in comparison, with 800 store locations, though Chip is showing that perhaps slow and steady wins the race. Three of the 11 Crop Watch producers increased their corn yield expectations this week, the most notable coming in eastern Iowa. A 3.77 for average Crop Watch corn yield is still below what was expected in July and August, and it would land above the 2022 yield but below that of 2021. Producers in Indiana and western Iowa also increased their Crop Watch corn expectations this week based on results from other fields. Final Crop Watch soybean yield for 2023 is likely to end at 3.5, up from 3.48 a week earlier. Only five of the 22 Crop Watch fields have yet to be touched, all corn: Both Dakotas, western Iowa, Indiana and Ohio.

Crop Watch producers reported quick harvest progress in the first week of October, and soybeans were the prime beneficiary as many areas are close to wrapping up those efforts. Five Crop Watch soybean fields were harvested between last Monday and Sunday, three with slightly better than expected results and two with notably worse ones. Just two Crop Watch soybean fields await harvest: Ohio and North Dakota. Average Crop Watch corn yield remains unchanged at 3.61, and there were no adjustments to any individual scores this week. Only four of the 11 Crop Watch corn fields have been harvested as of Monday morning, and the most recent one was completed on Sept. 29.

The S&P 500 rose for the week, snapping a four-week losing streak. Information technology (.SPLRCT) was up the most of any S&P 500 sector, followed by communication services (.SPLRCL). Stocks initially fell early after the jobs data, which showed U.S. employment increased by the most in eight months in September but also that wage growth cooled. Robert Pavlik, senior portfolio manager at Dakota Wealth in Fairfield, Connecticut, said the S&P 500 appeared to bounce after nearing its 200-day moving average, currently at around 4,208. Gordon isn't the only victim of this type of fraud — known as home-title fraud, land fraud, or seller-impersonation fraud — where scammers impersonate the rightful owner of a property by forging documents in order to sell it. Petrescu and Gordon share a few measures property owners can implement to help stop land fraud from happening to them. That may seem like an obvious one, but for a vacant piece of property, owners might forgo that extra security. He used the same title company to buy the land and to refinance it a year later. "Here we have the same title company that I used, and now the fraudster's using the same title company," Gordon said.

How to Take Care of Your Skin in the Fall and Winter
  + stars: | 2023-09-25 | by ( Anna Maltby | ) www.nytimes.com   time to read: +1 min
As the outside air cools and the heat starts to crank on indoors, you may notice your skin becoming flaky, maybe even a bit itchy. Welcome to fall and winter. When temperatures drop, the air gets drier — both indoors and outdoors — and moisture gets pulled from the lipid barrier. With less hydration, the turnover of skin cells is impaired and they start to clump together, which people can experience as dry, flaky or even scaly skin, Dr. Craiglow said. Some are more susceptible to developing dry skin in cooler weather, particularly older adults and those with eczema, said Dr. Jeffrey Weinberg, a clinical professor of dermatology at the Icahn School of Medicine at Mount Sinai.

Like many PeerStreet investors who spoke with Insider, Mincher has a strong résumé. Another form of crowdfunding, equity crowdfunding, works a bit like the stock market without the onerous and expensive process of initial public offerings. The PeerStreet investors who spoke with Insider said the outcome of this case could determine whether they stick with real-estate crowdfunding. Others, such as Fundrise, have moved away from crowdfunding in favor of a model for private real-estate investment trusts, similar to the BREIT later offered by Blackstone. Fritton, the former Patch of Land CEO, said Fundrise's fund model was the wave of the future for real-estate crowdfunding.
