Single-family housing starts, which account for the bulk of homebuilding, rose 0.2% to a seasonally adjusted annual rate of 970,000 units last month, the Commerce Department's Census Bureau said. Overall housing starts rose 1.9% to a rate of 1.372 million units in October. The number of housing under construction dipped 0.1% to a rate of 1.674 million units. The inventory of single-family housing under construction declined 0.6% to a rate of 669,000 units, the lowest level since May 2021. The stock of multi-family housing under construction edged up 0.1% to 987,000 units, not far from recent record highs.

The monthly decline in the producer price index was the largest since April 2020, when the country was facing the shock of the COVID-19 pandemic. Excluding energy and food costs, the core index is now at 2.9% annualized, slightly above where it stood in September. Analysts had predicted a monthly drop of 0.1% and an annual rate of 1.9% for the overall index. It was the second reading in as many days that showed inflation receding closer to the Federal Reserve’s 2% annual target. The core index, leaving out energy and food costs, came in at 4%.

Consumer prices held stable in October, bringing the annual inflation rate down to 3.2% from 3.7% a month ago as energy prices receded, the Bureau of Labor Statistics said on Tuesday. “Further evidence of disinflation inside the October inflation report,” RSM US Chief Economist Joseph Brusuelas posted on social media, noting that month-over-month inflation was flat at 3.2% and core inflation was up 0.2 percent to 4% over the same period. Although prices for a wide variety of goods and services have cooled this year, the current inflation rate is well above the 2% target set by the central bank. “Inflation expectations over the next 5 years dipped to 2.7%, slightly above the Fed’s long-run target of 2%. “We don’t think the last mile of disinflation will be particularly hard,” Goldman Chief Economist Jan Hatzius wrote in the outlook.

Nov 13 (Reuters) - Wall Street is bracing for another quarter of weak sales from U.S. home improvement chains Home Depot (HD.N) and Lowe's (LOW.N) as demand remained under pressure from uneven consumer spending and a subdued housing market. Expectations have been revised roughly 17% lower for Home Depot's same-store sales for the third quarter compared to early September, LSEG data showed, while estimates for Lowe's have come down about 19% during the same period. Key demand indicators - such as category sales figures from the U.S. Census Bureau and home sales - pointed to a sequential softening in the home improvement industry in the quarter, analysts said. "Most likely, a recovery won't be in sight until the second half of 2024," UBS analyst Michael Lasser said. U.S. existing home sales dropped to a 13-year low in September, weighed by rising mortgage rates and tight supply.

“First-time buyers tiptoed back into the market this year with less competition and fewer multiple-offer scenarios,” said Lautz. The age of the typical repeat buyer also dropped slightly to 58 from an all-time high of 59 last year. In comparison, the typical downpayment for repeat buyers was 19%, which is the highest share since 2005, when the typical downpayment was 21%. First-time buyers increased their reliance on financial assets this year, which grew to 24% from 20% last year. Of recent homebuyers, 7% were Latino, 7% were Black, 6% were Asian or Pacific Islander and 6% identified as some other race.

The government data is frequently revised as additional survey data becomes available. The CNBC/NRF Retail Monitor is not revised as it's calculated from actual transactions during the month.

Homebuyers finally got some relief as 30-year fixed mortgage rates dropped significantly last week. After steadily climbing for most of the year, rates slid from 7.86% to 7.61% — the largest one-week decline in over a year — according to the Mortgage Bankers Association. Lenders tend to lower mortgage rates when there's a sign of an economic slowdown or recession. With mortgage rates dropping, monthly homeownership costs will become more affordable. Assuming that you can afford a 20% down payment on a $431,000 home, the monthly payments for a 30-year fixed mortgage with a 7.61% rate work out to $2,437.

That appears to be boosting demand in the prefabricated housing market, a sector that has lost market share in the past decade. "There's going to be continued interest in prefabricated homes because it's a window to building." As of May, the most recent month for which data is available, the average price of a prefabricated home was $129,900, according to Census data. Most modular construction factories are concentrated in the Mid-Atlantic and Southeast, where modular market share outpaces the national average of 2%, said Devin Perry, executive director of business improvement programs at the NAHB. Data on the characteristics of newly constructed homes for 2022, released in June by the Census Bureau, revealed homes continued to get bigger after shrinking from 2015 to 2020. A higher share of four-bedroom houses were built, most constructed with air conditioning, and more houses are doing away with fireplaces. In 2022, nearly half of all homes constructed had four bedrooms, compared to two-bedroom homes at 9%. Houses have remained relatively the same height, with a slightly higher percentage of one-story homes and slightly fewer percentage of two-story homes compared to 10 years ago. The median are now comes in at around 2,300 square feet for houses built in 2022.

NEW YORK, Nov 7 (Reuters Breakingviews) - There’s a spanner in the freshly restarted U.S. manufacturing machine. Based in part on the planned construction spending, Goldman Sachs analysts estimate that Biden’s initiatives could lead to as many as 250,000 new manufacturing jobs over the next two years. Pay growth is also cooling faster for production and manufacturing jobs, at 4.2% year-over-year in August, down from an 11% annual peak in December 2021 and compared to the national average of 4.5%, according to jobs website Indeed. By 2030, technological and cognitive skills in the manufacturing sector will be in far higher demand as the share of physical and manual tasks drops by more than a quarter from 2016, McKinsey says. The U.S. manufacturing engine may be humming along now, but employment-related complications threaten to throw sand in the gears.

Nov 7 (Reuters) - Akamai Technologies (AKAM.O) forecast fourth-quarter adjusted profit above Wall Street estimates on Tuesday, helped by strong demand for its cloud security services as rapid digitalization raises the risk of high-profile hacks. Spending on cybersecurity services have stayed resilient amid growing cyber crimes and privacy concerns even as companies tightened the budgets for other IT services. Cambridge, Massachusetts-based Akamai expects fourth-quarter adjusted profit at about $1.57 per share, compared with analysts average estimate of $1.54 per share, according to LSEG data. The company reported revenue of $965 million and adjusted profit of $1.63 per share for the quarter ended Sept. 30. Analysts expected revenue at $943.32 million and adjusted profit at $1.50 per share.

Millennials in America have hit a significant milestone according to the latest data from the U.S. Census Bureau: a homeownership rate of 51.5%. While it's true that more millennials own homes now than ever before, where you buy a house can make or break whether you'll be able to afford to keep it, especially coming from a generation that came of age during the financial crisis.
