For the past decade, I've been helping New Yorkers from all income brackets and in every borough organize their spaces. Get rid of all the packagingOh my god, the sheer volume of appliance and electronic packaging and manuals I've seen. Instead, use your precious closet space to store items that look good on you now. If you change sizes, you can get new clothes, either from a store or from people in your community. Closet space is a precious commodity.

Advertisement"I had a full-time job at the time, and I even had a property manager managing the properties," Cabrera said. Dutton, who has dealt with sellers wanting out, says even property owners trying to offload the problem can lose money in the process. This way, if one unit loses money for whatever reason, the other units will continue to cash flow. In terms of considerations when thinking about the location of an investment property, Dutton noted that one of the biggest expenses buyers often miss, especially in places like South Florida, is property taxes. Another tax mistake buyers make is checking the current property tax and assuming they will pay the same amount.

Hospitals have identified at least 30 newborns with what has been identified as “fetal fentanyl syndrome,” NBC News has learned. The infants had specific physical birth defects: cleft palate, unusually small heads, drooping eyelids, webbed toes and joints that weren’t fully developed. But despite a rise in fentanyl misuse, even during pregnancy, there is no indication of a concurrent rise in birth defects. Neom's flagship city, known as The Line, has grand plans to be a futuristic "eco-city." Experts told BI that these plans offered exciting solutions for issues like urban sprawl, excessive carbon emissions, and inefficient energy use. AdvertisementLovgreen pointed to issues "such as disrupting natural habitats, carbon emissions from building materials, and the transferring of these materials to areas remote from where they are produced." "Transportation accounts for less than a quarter of global carbon emissions, while the construction and operation of buildings represent nearly 40% of emissions," Baum said. She added that it can be particularly difficult to maintain sustainable construction in hot and dry regions of the world.

CNN —Justin Timberlake has pleaded not guilty to a charge of driving while intoxicated stemming from an arrest earlier this summer in New York. Timberlake, who attended the hearing in Sag Harbor, NY virtually, spoke twice to answer “yes” to Sag Harbor Village Justice Justice Carl Irace. At a hearing late July, Timberlake’d attorney disputed that the performer was intoxicated, arguing he should not have been arrested. Friday’s appearance was a rescheduled arraignment after Timberlake’s attorney argued in a previous hearing there were paperwork errors. There is another conference hearing in the case on Aug. 9, though Timberlake is not required to attend at that time.

After all, the last time a guy named Shapiro had been elected governor of Pennsylvania, he had years earlier anglicized his name to Shapp. “I’m not aware of how his position on Israel differs from the other potential vice presidents,” Hawaii Sen. Brian Schatz, who is both Jewish and a proud progressive, told CNN. Of the VP’s choices, Shapiro is the one who stands out as the most divisive and could put a stop in everyone being on the same page,” said one Jewish Democratic operative. But I will say his attacks, this might surprise you, don’t bother me personally,” Shapiro said at the time. But calling what’s coming at Shapiro “pure antisemitism,” Rep. Dan Goldman, a New York Democrat, warned against that defensive way of thinking.

The big storyFor saleGetty Images; Jenny Chang-Rodriguez/BIOne of Tesla's biggest assets is its willingness to try new things, but its unique approach to sales is also what's giving it headaches. AdvertisementA key issue is Tesla's inability to evolve its sales tactics as the EV market rapidly changes . Business Insider's Grace Kay spoke to more than a dozen current and former employees in Tesla's sales division about how the company has tried to kick-start its sales unit . Not unlike its cars, Tesla's sales approach is innovative compared to the rest of the automotive industry. It's a great strategy when the cars sell themselves — which Teslas did for a while — since you don't need to maintain a traditional sales structure.

As families shop for school supplies, how should they prepare for the spread of viruses and other diseases? Dr. Leana Wen: Historically, respiratory illnesses peak later in the year when the weather gets cooler. CNN: As families shop for school supplies, should they also pick up Covid tests or medications to treat respiratory illnesses? Despite using these and other preventive measures, it’s likely that kids will contract respiratory viruses many times during the school year. Which means adults would also do well to prepare for what happens if we get sick — and take preventive measures accordingly, too.

In Aspen, a New Art Fair Follows the Money
  + stars: | 2024-08-02 | by ( Ray Mark Rinaldi | ) www.nytimes.com   time to read: +1 min
A down art market? None of that matters in Aspen, Colo. At least, that is the theory behind a new art fair in the city when the global arts industry is in a slump. Aspen is both rich and spendy, with one of the highest concentrations of ultrawealthy homeowners in the country. The record was broken again with another Aspen deal just a week later. “All those bursting wallets and bare walls add up to a consistent demand for paintings and sculpture, enough for Rebecca Hoffman, the founder of the Aspen Art Fair, to plunge ahead confidently with her event, even when trade reports show international art spending down more than 10 percent in 2023.

All this comes not long since Biles said she had considered walking away from gymnastics having experienced a mental block called “the twisties” at the Tokyo Olympics. “She’s fun to be around, relatable, and what you see is what you get,” Katie Walsh, the director of Netflix’s recently released documentary, “Simone Biles: Rising,” told CNN. “Leading up to the Paris Olympics, we wanted to show a larger audience that Simone was not only the G.O.A.T. Calm and ready like she was before the team final, she promises to be a formidable force.

When former President Donald J. Trump questioned Vice President Kamala Harris’s racial identity in Chicago on Wednesday, he neglected a reality: that the country’s demographics have changed in recent decades, as more than 12 percent of Americans now identify as multiracial. Beneath that fact is another, lesser-known shift. They are part of a jump in multiracial Americans that demographers have tracked for decades, a marked rise that reflects the steadily increasing diversity of the U.S. population. The numbers of Latino and Asian people have risen sharply since the 1990s, and so has the rate of marriage between people of different races. This has resulted in more multiracial children.
