The national median price of rent for apartments ranging from studios to two-bedroom apartments fell 0.3% year-over-year to in January. Still, prices are over 18% higher than pre-pandemic levels, due to continued strong demand and limited supply in some markets. The national median rent for a two-bedroom apartment was $1,892 in January, down 0.6%, while rent for a one-bedroom was essentially flat at $1,591. Still, even with the uptick, Chicago’s median rent of $1,852 is almost $1,000 less than coastal big cities like New York at $2,844 and Los Angeles at $2,829. But the supply of new multifamily housing is growing, which helps to bring down rental prices, according to the report.

CNN —Two American brothers who were detained in Gaza earlier this month by Israeli forces are being held in Ashkelon prison, a US official tells CNN. The brothers were “arrested for collaboration with Hamas,” Israel’s Consul General to the Midwest, Yinam Cohen, told CNN on Thursday. When asked for comment, the IDF told CNN the brothers are not in their custody, referring questions to the Israeli Security Agency (ISA) which did not immediately respond to a request for comment. As CNN previously reported, the brothers were among a group of roughly 20 men detained by IDF soldiers early on February 8, according to the brothers’ cousin Yasmeen Elagha. IDF did not respond to CNN’s request for comment at the time on the matter.

Housing starts collapsed 14.8% month-over-month in January to a five-month low, according to Census Bureau data released Friday. The decline in new construction flies against the trends of strong and rising demand throughout 2023 and into this year. It also marks a reversal from a period of rising supply seen recently, with new housing starts jumping 14.8% last November. David Rosenberg, economist and president of Rosenberg Research, said in a note that it's hard to determine how much seasonal factors like inclement weather played a part in sending construction starts tumbling last month. Rosenberg added that a strong pipeline of multifamily construction will continue to impact the market for the foreseeable future.

Dozens of cities are on track for one of the warmest winters on record, making snow and ice rare commodities. A classic El Niño pattern coupled with the effects of a warming climate are to blame for this “non-winter” winter, said Pete Boulay, a climatologist with the Minnesota Department of Natural Resources. Missing snowfall is even more pronounced in areas surrounding the Great Lakes, especially those that are typically buried by lake-effect snow. "The Magnificent Seven stocks generally are starting to run out of steam at this point because their valuations are getting pretty full at this point of time," Morningstar's Chief Markets Strategist David Sekera told CNBC Pro on Feb. 2. However, Sekera thinks things are looking up for small-caps and value stocks — the latter of which he says are trading at an 11% discount relative to Morningstar's fair value and look like a "good area for investors to overweight in U.S. stocks right now." Tech stocks The chief strategist remains bullish on tech, albeit outside of the Magnificent Seven, and named Cognizant Technology Solutions and Snowflake as picks to play the theme. Value in energy The energy sector — one of the laggards of the stock market last year — is also on Sekera's radar. Morningstar gives stocks a rating of between one and five stars, with a top rating indicating that the shares are undervalued.

From 1999 to 2020, Black women were on average six times more likely than white women to be a victim of homicide, according to a new study, with researchers pointing to structural social inequities as fueling their higher risk. In 2020, the homicide rate for Black women was 11.6 homicides per 100,000 women, compared to a relatively static rate of 3 per 100,000 among white women in the same age group. Wisconsin, in particular, saw the largest disparity of any state overall, with the homicide rate among Black women more than 20 times that of white women from 2019 through 2020. Study authors said this marks a “disturbing increase” from the period between 1999 and 2003, when the homicide rate among Black women was six times that of white women. “Structural racism might provide insight as to why Black women, regardless of their ethnicity, face disproportionately high rates of homicide,” the study stated.
