The solution to keep prices under control seems fairly simple: Just build more housing. For a time, sprawl boosted housing supply and accommodated newcomers to the West: Nearly 60 million more people live in the region now compared with the 1950s. Running out of landWhen the economy crashed in 2008, housing construction screeched to a halt. All this red tape has caused a serious slowdown in much-needed housing construction. Build, build, buildDespite the unique challenges of building in the paradoxically wide-open West, some cities have been able to break through.

Hong Kong CNN —Alibaba Group will embrace artificial intelligence (AI) and promote younger people to senior management, its new CEO says, as the e-commerce and cloud giant tackles its most ambitious restructuring in its history. “Times are changing, and so must Alibaba!” Eddie Wu, who stepped into the chief executive role on Sunday, said in a memo to staff seen by CNN. Wu replaced Daniel Zhang to become Alibaba (BABA)’s fourth CEO in its 24-year history. According to a plan announced in March, Alibaba will split into six separate units, including cloud, e-commerce, logistics, media and entertainment. Top tech firms around the globe have been shifting their focus to AI, including Google (GOOG), Amazon (AMZN) and Microsoft (MSFT), especially after ChatGPT took the world by storm late last year.

The Supreme Court will soon hear a case challenging the CFPB's funding structure. Housing groups also warned of chaos in the industry if CFPB's funding is upended. But the Supreme Court threat to the CFPB's funding structure "would raise significant concerns for the stability of the housing market and the financial system more broadly," Chopra said. "Reverting to a system without these regulations would create uncertainty for the mortgage industry and the economy," Chopra said. At this point, it's unclear how broadly the Supreme Court will rule, and if it will strike down the CFPB's funding structure entirely.

The Supreme Court decision overturning abortion rights may lead to still more maternal deaths, by further limiting access to reproductive care in the United States. The concern is particularly acute in states like Mississippi, which have among the highest rates of maternal deaths in the country and have enacted near total bans on abortion. Yet the United States seems to have accepted these deaths, failing to widely carry out measures that have been shown to stop them. In 2006, its Department of Health began investigating maternal deaths, which were on the rise in the state. The same year, it began a public-private partnership with Stanford University, known as the California Maternal Quality Care Collaborative, aimed at reducing the deaths.

South Dakota regulators on Monday rejected a permit application for a proposed carbon dioxide pipeline through the state, dealing a fresh setback to the company behind the multistate project after North Dakota refused a siting permit for another leg there. The decision complicates an already complex process for Summit Carbon Solutions as it seeks similar authorization in other states amid opposition from landowners and environmental groups. Political Cartoons View All 1152 ImagesThe South Dakota panel's vote came on a motion made Friday by commission staff. They said Summit's proposed route would violate county ordinances involving setback distances. North Dakota regulators last month denied Summit a siting permit for its 320-mile (515-kilometer) proposed route through the state.

City Ballet also expanded its presence on Facebook, Instagram and other platforms, taking users behind the scenes of productions like “The Nutcracker” and posting interviews with dancers about their lives outside of ballet. Taylor, a finance leader and the partner of former New York City mayor Michael R. Bloomberg who, in 2021, became the first woman to serve as board chair in City Ballet’s history, worked to galvanize donors. When a potential board member expressed concern about joining “my grandmother’s dance company,” Taylor assured her that City Ballet was not beholden to the past, noting premieres by Peck and others. Donations rose significantly; the spring gala this year, which was attended by Bloomberg, took in $3.5 million, breaking records. As the financial picture improved, City Ballet worked to make its culture more collaborative and inclusive.

President Joe Biden will nominate a former Obama administration official to lead the Federal Aviation Administration after his first choice withdrew March after running into opposition from Republican senators. Whitaker's nomination had been expected for months, and Biden's announcement was praised by several industry and labor groups. The FAA, which regulates airline safety and manages the nation's airspace, has been run by back-to-back acting administrators since March 2022. The first, Billy Nolen, who left FAA in June to join another air taxi company, Archer Aviation, praised Whitaker's nomination in a recent interview. Sara Nelson, president of the Association of Flight Attendants, urged the Senate to confirm Biden’s pick quickly.

By Kate Woolley, IBMBy now most of us have played around with generative AI, amusing ourselves with witty pet poems or challenging AI to perform tasks like spelling "lollipop" backward. But while these fun use cases of AI are deservedly having a moment, what should really be celebrated is the transformative power of generative AI for business. Partners should double down on building AI skills and capabilities so they can collaborate and scale AI adoption across industries. With the right technology and skills, business partners will be able to co-create with their clients today and help them envision what they can build tomorrow. We all want to succeed, and only together can we take full advantage of the opportunities that generative AI presents.

Even Charter thinks that cable TV sucks now

Charter, the second-biggest cable company in the US, says the cable TV model is broken. Fights like this have been common across the history of cable TV. Because Charter pays companies like Disney per subscriber, fewer cable TV subscribers meant less money coming in for TV networks. Charter might never actually say it out loud, but it's clear from the presentation that it thinks the cable TV model sucks now and has become a bad deal for customers. I could easily imagine a new type of cable TV package that mixes some live news and sports channels with access to streaming services.

The attorney general, a Democrat, said the school district policy amounted to the “forced outing” of transgender students. It also might deter other school districts in California from imposing similar requirements. In recent weeks, the Anderson Union High School District in Northern California and the Murrieta Valley and Temecula Valley unified school districts in the Inland Empire have enacted policies similar to the one enacted by Chino Valley Unified. Orange Unified School District board members are also scheduled to consider a transgender notification policy on Thursday. Nearly a month into its school year, the Chino Valley Unified School District must shelve its notification policy and await further court proceedings.

Amazon and Shopify launched a new Buy with Prime app for Shopify last week. This was true for its partnership with Shopify, a company that Amazon views as a major ecommerce rival. We lean in to the key differentiators each company has to offer (e.g., Prime, MCF, Amazon App, Shop App) to "grow the pie."

While such "carriage disputes" are commonplace in the media world, with TV channels going dark as cable companies negotiate with media companies over how much its channels are worth and how to package channels, this fight is different. Companies like Charter say rising distribution fees are forcing cable companies to increase prices, causing consumers to leave. The nation’s second-largest cable operator said viewership for Disney’s sports, entertainment and children’s programming has declined as the media conglomerate invested in its Disney+ streaming service. Disney is trying to manage declining cable subscribers as it builds streaming offerings. It wants to keep as many cable subscribers as possible while it prepares to offer ESPN directly to consumers on an app.

Dan’s research and teaching focus is on using AI for legal services and the regulation of AI in society. For instance, we can develop AI tools to help individuals understand their responsibilities and rights, and preserve and enforce those rights. People in businesses, large and small, are already using chatbots, AI assistants and other AI tools to help them comply with laws, regulations and internal policies. Additionally, new roles are emerging in the legal industry, such as legal engineers who build systems, legal data scientists and legal operations professionals. AI tools will then quickly re-optimize decisions associated with inventory shipments, staffing and promotions.

Disney urges Spectrum users to switch to Hulu live plan

REUTERS/Brendan McDermid/File Photo Acquire Licensing RightsSept 4 (Reuters) - Walt Disney (DIS.N) urged customers of Charter Communications' Spectrum cable service to consider switching to a live television option from Hulu as the media companies remain at odds over a new distribution deal. With no deal in place, Disney suggested that Spectrum customers sign up for Hulu + Live TV, a streaming service that offers ESPN, ABC, Disney+ and dozens of other cable channels. "Despite the ongoing dispute, consumers have many other choices—such as Hulu + Live TV—that allow them to enjoy the great programming for which Disney Entertainment is known," the company said in a statement. Disney pulled its channels off Charter's Spectrum cable service last week in the middle of U.S. Open tennis coverage and other live sporting events including college football. Charter has about 14.7 million subscribers to its Spectrum TV service in markets including New York and Los Angeles.

CNN —It’s a carriage fight that could lead to the dismantling — or revolution — of the cable television bundle. Charter argues that it is paying a premium for Disney content ($2.2 billion in 2023), but that much of the first-class, buzzy content is actually on platforms like Disney+, not the linear channels. And it says it has proposed “creative ways” to make Disney’s DTC offerings available to Charter subscribers. But, in Disney’s eyes, why would it give away access to its expensive DTC content at no additional cost to Charter subscribers? “The Walt Disney Company and Charter have the opportunity to work together on transforming the industry for the long-term benefit of both companies and their customers,” Charter said.

LITTLETON, Colorado, Aug 31 (Reuters) - The weak showing at the first auction for offshore wind development rights in the Gulf of Mexico highlights the critical role that policymaking must play in making ambitious long-term climate goals compatible with current commercial realities. SMALL SCALE IMPACTOne of the biggest faults of the Gulf of Mexico wind leases is the absence of a viable pathway for wind power generators to profitably sell their power to electricity providers given current market conditions. In contrast to several utilities in the Northeast, which have state-level mandates to purchase certain volumes of power from offshore wind generators, the power systems covering Texas and Louisiana do not allow for similar power purchase agreements to be drawn up. Currently, there is a policy planning chasm between the Gulf Coast's power market systems and the long-term strategies of that region's largest employers and tax payers. But if legislators and corporate planners can recognise they may both gain from the emergence of a vibrant offshore wind energy sector that could cut power sector emissions and generate green hydrogen in abundance, there may be scope for closer collaboration and planning.
