Owning a home in high-climate risk states like Florida is becoming tougher amid rising costs. Experts say the next few years will be crucial for housing policy in the wake of severe climate disasters. On the one hand, buyers are facing rising costs as insurance premiums skyrocket. Still, a big advantage to owning a home is the ability to lock in housing costs. That's especially true after climate disasters, according to one study that looked at rent prices following hurricanes in US coastal states.

Zients also made clear that President Joe Biden had directed the Secret Service to provide the highest level of protection for Trump, the source said. A subsequent letter from Wiles to acting Secret Service Director Ronald Rowe reviewed by NBC News confirmed several of the campaign’s requests. The Trump campaign also requested that special operations forces be assigned to protect Trump, according to two U.S. officials. A defense official told NBC News that the “department continues to provide enhanced support to the U.S. Secret Service” for the presidential and vice presidential candidates. Another source said Trump is receiving the same level of protection as Biden, so the campaign should not expect more.

As artificial intelligence fuels the boom in data center growth, investors are eyeing a new frontier: the companies keeping these digital powerhouses cool. In early 2024, Kelly Diehr and her husband set out to buy their first home in Denver. With no kids, six-figure income and a budget of $600,000, the couple felt like they were in a solid position to afford a single detached home where they could raise a family. However, like many first-time buyers, they were disappointed by what they could afford, as median home prices almost immediately started rising from $599,000 to $639,000 between January and May, according to Realtor.com. And like many first-time buyers, the couple were forced to compromise by stretching their budget far beyond what they originally planned. Such concessions are common in new developments, where developers often need to sell units quickly — even in a competitive market like Denver.

In 2023, the fund returned 30.7%, significantly outperforming its benchmark and the S & P 500, which was up 26%. Yiu's decision stems from his belief that Microsoft's business model is about to change significantly in light of the rise of generative AI. Microsoft has been leading the charge in generative AI adoption. The crux of the issue lies in the increased costs associated with providing AI services, according to the outperforming fund manager. Nvidia's chips, while readily available, allows the Silicon Valley company to capture much of the profit from generative AI services instead.

New York CNN —Elon Musk and Tesla have pledged a game-changing moment in the company’s history Thursday night. For the last decade, the electric vehicle maker’s CEO has vowed that true self-driving cars from Tesla were right around the corner. And even if the technology is as advanced as Musk likes to claim, getting regulatory approval to operate could be difficult. Tesla and Musk have made promises many, many times before about autonomous vehicle capabilities and when true self-driving would be available. “Either you walk away from the event as a jaw dropping moment, or you walk away with a shrug of shoulders event.”
