It's something that has appeared in fiction writing on imagined future wars but is also being looked at right now. AI "can shape the wargames and actually the whole future of war," Yasir Atalan, an associate data fellow at the Center for Strategic and International Studies, told Business Insider. In February 2023, for instance, the US military let AI successfully pilot a fighter jet and engage in simulated air-to-air combat. Wargaming expert Ivanka Barzashka has also raised concerns that AI may obscure explanations for actions, potentially leading to faulty conclusions. "When people are using these LLMs in their approach, they need to be transparent, they need to show their prompting," Atalan said.

Cabaret has been integral to New York nightlife for more than a century, but every so often, reports of its death — however exaggerated — cause a stir. Recently on a brisk afternoon, she arrived at a loft in Bed-Stuy, Brooklyn, for a confab with four other veterans of the cabaret scene. Tammy Lang, 57 — who has earned a devoted following through her titular comedic persona as Tammy Faye Starlite, an evangelical country crooner, and through her homages to Marianne Faithfull and Nico — perched beside her on a sofa. Military experts say Ukraine can still win against Russia by prioritizing defense and seizing key opportunities. War watchers say that Ukraine can still win against Russia's invasion if it prioritizes defense, rebuilding combat capability, and hitting Russia where it is most vulnerable as the country enters its third year of war. If Ukraine consistently holds its own against Russia, Kofman noted, this would keep Russia in a weak position by letting attrition take its toll. "It was to put Ukraine in a position where it can attain decisive leverage to negotiate with Russia war termination, from a favorable position and then to attain a durable peace." Davis said that Ukraine needs to attempt to negotiate as soon as it can with Russia to end the war.

This as-told-to essay is based on a transcribed conversation with Justin Cambra, a former Amazon worker from Seattle who started a parking side hustle. I rent out parking spaces at my house. I realized I had tons of parking space at my house — around half an acre of paved space. I started by pricing each space at $213 a month per stall, which is what was recommended on the site. That cost me around $6,000 in total over the last year but meant I had 20 parking spaces.

Not only has that made mortgages much more expensive, it’s exacerbated the long-standing shortage in housing supply, particularly at the lower-priced part of the market. The market machinery that cranks out housing supply at the bottom of the market has effectively ground to a halt. But falling rates will not solve the underlying structural problems that caused the housing shortfall in the first place. Once rates normalize, housing affordability will simply return to where we were prior to the pandemic, going from dismal to just bad. Lawmakers should complement this support to increase the supply of housing with targeted help for those looking to buy their first home.
