However, the economy and the job market may be too strong to warrant steep rate cuts in the near term. "September's strong employment report and upward revisions in July and August murdered the hard-landing scenario," Yardeni said in a note to clients this week. The 30-year mortgage rate has crept higher, not lower, since the Fed delivered its big rate cut. As the economy reaccelerates, inflation could become a problem again, solidifying a higher for longer interest rate outlook that many had abandoned after the Fed's jumbo rate cut last month. Advertisement"With benchmark interest rates coming down, most prospective borrowers don't feel relieved of high borrowing costs," according to Mark Hamrick, a senior economic analyst at Bankrate.

Read previewUma Moriarity, a senior investment strategist at a real estate investment firm based outside of Philadelphia, is feeling better about deal-making in commercial real estate. A reduction in the Fed's benchmark rate would bring relief to the $22.5 trillion US commercial real estate market, which was shaken by a series of interest rate increases beginning in March 2022. AdvertisementThe increases diminished commercial property values, raised mortgage defaults, and triggered the sector's worst downturn since the financial crisis more than 15 years ago. "We're looking at a very good 2025 and beyond," Mark Rose, the CEO of the real estate services firm Avison Young, said. "Commercial property prices have increased over the past few months as bond yields have declined," Peter Rothemund, the co-head of strategic research at Green Street, said in the firm's recent property pricing report.

As the Fed lowers its benchmark rate, mortgage rates are likely to go down. Mortgage rates often trend up or down ahead of expected Fed moves, but once a hike or cut is priced in, they tend to hold steady unless the Fed surprises everyone. Haymore also notes that mortgage rates could fluctuate depending on other information that comes out of this upcoming meeting. As it does, mortgage rates should trend down, too (as will the rates banks pay on high-yield savings accounts). If you got your mortgage more recently, you could save on your mortgage payment by refinancing.

In the wake of the rate hike cycle, the average credit card rate rose from 16.34% in March 2022 to more than 20% today — nearing an all-time high. A recent report from the Philadelphia Federal Reserve showed credit card delinquencies at an all-time high, according to data going back to 2012. The best move for those with credit card debt is to take matters into their own hands, advised Matt Schulz, chief credit analyst at LendingTree. Home loan rates have already started to fall, largely due to the prospect of a Fed-induced economic slowdown. Student loansFederal student loan rates are also fixed, so most borrowers aren't immediately affected by the Fed's moves.

Real gross domestic product , a measure of all the goods and services produced during the April-through-June period, increased at a 2.8% annualized pace adjusted for seasonality and inflation. Economists surveyed by Dow Jones had been looking for growth of 2.1% following a 1.4% increase in the first quarter. Economic activity in the U.S. was considerably stronger than expected during the second quarter, according to an initial estimate Thursday from the Commerce Department. The so-called chain-weighted price index, which takes into account changes in consumer behavior, increased 2.3% for the quarter, below the 2.6% estimate. There also is pressure in the housing market: Sales are declining while home prices continue to climb, putting pressure on first-time homebuyers.

It’s becoming harder to get — and keep — a car

Cook did the math, made a pros and cons list, and bought a new car. Courtesy Greg CookHis car — the monthly payment, the fast-rising insurance, fuel and maintenance costs — takes up a 30% share of his monthly budget. And buying a car is no cakewalk either: Credit is increasingly harder to come by and rejection rates are spiking. Instead, consumers have been presented with a higher bar, including requirements for a heftier down payment and a higher credit score, he said. More restrictive lending typically equates to approval rates going down and rejection rates rising.

Last week, Sallie Mae boosted the annual percentage yield for its 12-month CD by 10 basis points, or 0.10% week over week, to 5.15%. The average online bank APY has gone up by 4.14 percentage points to 4.79% since then, Wells Fargo analyst Michael Kaye said in a note Friday. Since banks generally follow the fed funds rate, interest rates on CDs and savings accounts are expected to fall in turn. Thanks to those high mortgage interest rates, refinance activity in 2023 was at the lowest level in 30 years. In the first and second quarters of 2023 there was only $75 billion and $80 billion, respectively, in mortgage refinance originations nationally, according to Freddie Mac, a government-sponsored entity that buys mortgages from banks. "We're just in a much higher interest rate situation with the economy," she said. "We've been so accustomed to mortgage rates as a baseline being at 2% or 3%," said Veronica Fuentes, a certified financial planner at Northwestern Mutual. The increases in credit card delinquency were the sharpest among borrowers in the range of 30 to 39 years old, according to the New York Fed. Newly delinquent auto loan balances continued to climb, as well, with transitions into serious delinquencies hitting 13-year highs, survey data showed. Still, thanks mostly to higher-quality mortgage loans, overall delinquencies remain below pre-pandemic levels, New York Fed researchers said. Credit card balances, which in the second quarter surpassed the trillion-dollar mark for the first time, continued to grow at historic rates. This year is on pace to have the lowest origination values since 2014, New York Fed data shows.

That's because a mild recession will prompt the Fed to ease interest rates, meaning lower mortgage rates. AdvertisementAdvertisementHousing demand will rebound from this year's strained levels, after a mild recession pulls down today's high mortgage rates, the Mortgage Bankers Association predicted. These factors will give the central bank leeway to lower interest rate levels over time, which will bring down elevated mortgage levels, MBA said. Many have remained off the market this year, preferring the cheaper mortgage rates they currently hold. Even with lower mortgage rates, homebuyers can still expect high payments, scarce for-sale properties, and less credit availability.

Another form of crowdfunding, equity crowdfunding, works a bit like the stock market without the onerous and expensive process of initial public offerings. The PeerStreet investors who spoke with Insider said the outcome of this case could determine whether they stick with real-estate crowdfunding.
