Westfield owner bets on ad sales at its EU shopping malls

URW, which runs 78 shopping centres in 12 countries, launched its in-house retail media agency for Europe, Westfield Rise, in October last year to bring its advertising offerings under one banner. Westfield Rise contributed 19.6 million euros in net margin for the group over the first half of this year, up 14% compared to the first half of 2022, URW said on Thursday. The mall owner has 1,700 digital billboards in its shopping centres across Europe, and 170 dedicated spaces which it markets as offering brands "physical" contact with consumers. URW has been disposing of shopping centres in the U.S., including in downtown San Francisco where it expects a foreclosure of its Westfield mall near the troubled Tenderloin district. "The idea is really to reduce our exposure to the U.S., and to be a pan-European pure play," Tritant said.

June 16 (Reuters) - U.S. wireless carrier AT&T (T.N) said on Friday it would close its flagship store in downtown San Francisco, deepening the real estate pain in the once-booming tech hub that has been particularly hard hit by the pandemic. Stores in San Francisco have been closing their doors as they try to cut down on real estate space in the face of declining customer visits, occupancy and sales. Earlier this week, Unibail-Rodamco-Westfield (URW.PA) said it would transfer its Westfield San Francisco shopping mall to lenders. Nordstrom (JWN.N) said last month it was going to give up its downtown store in the mall. Real estate investment trust Park Hotels & Resorts (PK.N) had also said last week it ceased making payments toward a $725 million mortgage linked to its Hilton San Francisco Union Square and Parc 55 hotels.

The announcement followed Park Hotels & Resorts (PK.N) statement last week that it ceased making payments toward a $725 million mortgage linked to its Hilton San Francisco Union Square and Parc 55 hotels. Westfield's decision is the latest blow to San Francisco, the once-booming tech hub that has been particularly hard hit by the pandemic. The potential for difficulties from commercial real estate to flow through to banks is also becoming a bigger worry for investors and regulators. Warren Wachsberger, CEO of Aecom Capital, a real estate investor, said mall owners like Unibail-Rodamco-Westfield are focusing on their best properties.

The billionaire has a good track record in activism, having agitated to block a rights issue at Unibail-Rodamco-Westfield (URW.PA). But getting a better deal at GAM looks hard. NewGAMe, backed by Niel, and its partner Bruellan are right that the Liontrust offer is far from appealing. The agitators hope to exceed a 10% stake, enough perhaps to stop Liontrust from taking full ownership of GAM.
