In the spring of 1999, a veteran New York book editor got a surprise call from one of the world’s most elusive literary superstars: Thomas Harris. Carole Baron, the editor, had plenty of time for Harris. After “Silence” landed on the best-seller list, Baron signed Harris to a $5.2 million contract for his next two books. But it paid off a few years later when the 1991 film adaptation of “Silence of the Lambs” became a worldwide smash. “Everyone wanted to know when we would have the new Thomas Harris book,” Baron said in a recent video interview, “and I assured them that it was coming.”

We've got top tips for stocks (and serving prison time), a path to financial freedom, and what to expect for the rest of 2023. If you want to start investing in real estate this year, Harr says don't be deterred by uncertainty or high-interest rates. US stocks got off to a choppy start in the first week of 2023, however, Goldman Sachs still sees attractive investing opportunities. According to Grant Sabatier, 2023 will be the year of the "the creator millionaire" — here's how he plans to take advantage of it. As one expert said: "2023 is going to be the survival of the fittest."
In 2022, Harr had to quickly exit a few deals after rising mortgage rates slowed demand. He now can factor in higher interest rates, the bank's new requirements, and the expected correction in home prices. On the other end, he will keep multi-family homes because they provide higher cash flow under one roof. Additionally, since interest rates are higher, a pricier home means a bigger mortgage and more paid interest over principal, he noted. You can put down as little as 3.5% without getting hit with a higher interest rate.
Thomas Harr began investing in real estate after trying to fix and flip and wholesale. Today, Harr owns 42 properties, many of which are multi-family homes that have numerous rental units within them. And, throwing the nicest stuff in these houses that sometimes they don't need," Harr said. And that's where a lot of people get this real estate investing game a little bit wrong. As for the past year's rising interest rate, Harr says there's never going to be a perfect time to buy real estate.
