“Macy’s owns valuable real estate holdings,” Barington said in a presentation posted online. They say Macy’s can squeeze more value out of its real estate by paying rent to a subsidiary controlling the property. The company could also sell space to developers to build on Macy’s real estate, like hotels, apartments or offices. The real estate value locked up in Macy’s retail locations is not a new discovery —investors and developers have long sought to build atop Macy’s Herald Square location, and Macy’s has proposed an office tower above the store. The investors planned to take Macy’s private and consider spinning off its real estate assets or separating its online operations from brick-and-mortar stores.

The average rate on the 30-year-fixed mortgage jumped 27 basis points Friday morning following the release of the government's monthly employment report. Mortgage rates do not follow the Fed, but they loosely follow the yield on the 10-year U.S. Treasury. For mortgage rates, it is all about what the expectation is next for the Fed. "MBA's forecast is for longer-term rates, including mortgage rates, to remain within a relatively narrow range over the next year," Mortgage Bankers Association's chief economist Michael Fratantoni wrote after the jobs report was released. "This news will push mortgage rates to the top of that range, but we do expect that mortgage rates will stay close to 6% over the next 12 months."

New York CNN —Macy’s management ended talks with private investors attempting to take over the company and will pursue its own turnaround strategy to remake the chain. The investors planned to take Macy’s private and consider spinning off its real estate assets or separating its online operations from brick-and-mortar stores. But Macy’s rejected a previous offer to buy the company at $21 a share in January. In March, the investors upped its offer to $24 a share, and Macy’s agreed to enter into talks about the bid. Macy’s will instead stick with its own strategy, led by new CEO Tony Spring, which includes closing underperforming Macy’s stores and investing in its luxury Bloomingdale’s and Bluemercury chains.
