Florida now contains five of the 10 most overvalued cities in the US, thanks to hoards of newcomers in recent years. Tampa, Florida is now the third most overvalued housing market in the country, with buyers paying a 43% premium. Of the top 10 most overvalued housing markets in the US, five are now located in Florida, according to a recent study from Florida Atlantic University and Florida International University. That's a big jump from August 2021, when Florida had zero cities that cracked the top 10. High mortgage rates have driven up borrowing costs for buyers, while limited housing supply has pushed prices higher.

Cities with small-town charm are seen as the places to be in Florida this year. Like many who were moving to the Sunshine State, it wasn't the big, expensive cities like Miami or Tampa that drew the Jones family. Small Southern cities within driving distance of major ones — and suburbs right outside big cities — were some of the most popular ZIP codes to move to in the past year, Opendoor data found. In short, areas like this have usurped big cities like Tampa and Miami as the places to be. But if people are moving to the area for peace and quiet, they might lose that in the future.

Build-to-rent communities skip the intermediary and go straight to the homebuilder. While typical single-family rental strategies, pioneered by Blackstone in the aftermath of the Great Recession, are inherently tied to the housing market, build-to-rent is not. In the eyes of private equity, there's no difference between build-to-rent communities and apartment blocks. If you value Cypress Bay as an apartment building, instead of a collection of homes, Fundrise got a good deal. Fundrise is still working on deals, Miller said, with a deal pipeline stretching out to 2025.
