Wild swings in mortgage rates discouraged almost everyone from venturing out into the market. As I wrote earlier this year, a gummed-up housing market — the Ice Age I was talking about — is good for nobody. When mortgage rates hit multidecade lows during the pandemic, millions of people were able to snag or refinance their way into cheaper monthly costs. That'd be within spitting distance of what the experts at John Burns Research and Consulting, a housing-research firm, call the "magic mortgage rate." In other words, trying to predict mortgage rates — and buying or selling a home accordingly — is a fool's errand.

Right out of the gate comes Tim Saler, a data consultant for Mr. Trump’s campaign, who takes issue with the latest CBS News/YouGov poll showing Ms. Harris ahead of Mr. Trump by one point nationally and running very close to Mr. Trump in the key battleground states. Without this manipulation, President Trump would be maintaining a 51-49 lead in their Aug. 4 survey. As a result, we adjust our data to align with known benchmarks, a process known as weighting. Weighting a survey by factors like age and race is quite standard and is a basic matter of good research practice. Pollsters have robust and friendly debates over the best ways to keep a poll from over- or under-sampling people of a certain party.

Kari Lake won the Republican primary for U.S. Senate in Arizona on Tuesday, according to The Associated Press, setting up a high-stakes contest in the fall for the seat of Senator Kyrsten Sinema, who is retiring. A former news anchor, she will now face Representative Ruben Gallego, a Phoenix-area former Marine who had no opposition in the Democratic primary. “Thank you for putting your faith in me, Arizona,” Ms. Lake wrote on X. “I won’t let you down.”Ms. Lake and Mr. Gallego have already spent months attacking each other. Running in a border state, Ms. Lake has accused Mr. Gallego of being a far-left radical and favoring loose restrictions on immigration, while Mr. Gallego has blasted Ms. Lake for her shifting stance on abortion rights and for continuing to make baseless claims of election fraud.

The WNBA's new media rights deal includes a price reevaluation after the 2028 season to account for the league's rising popularity, according to people familiar with the agreement. The WNBA deal has been negotiated within a broader $77 billion NBA agreement with media partners announced earlier this week. Instead, the NBA worked with Endeavor Group's media consulting team, led by Karen Brodkin and Hillary Mandel, to assess the value of WNBA rights, said the people. The media partners aren't forced to pay more based on the conclusion of the reevaluation, but they will be incentivized to do so, the people said. A little more than halfway through its current season, the WNBA has already had 16 nationally televised games break the 1 million viewership mark — a league record.

Messi missed Argentina’s opener but penalty king Emiliano Martinez saved Argentina’s blushes, stopping Ecuador twice to see his side progress to the last four. Every time Messi floated wide to try to get on the ball in space, Ecuador closed down with multiple defenders. Lisando Martinez, unmarked at the far post, calmly headed the ball into the net to score his first goal for Argentina. Through the first 30 minutes, Ecuador had fairly good control of the game. On the ball, Ecuador was pushing quickly up the field, especially through the left side and Jeremy Sarmiento.

The year has reached its halfway mark — and stocks are still adding on to gains. The S & P 500 hit yet another fresh record on Wednesday , as did the Nasdaq Composite. That brings the S & P 500 to gain 12.93% year-to-date. Some say the U.S. Federal Reserve could be forced to hold off on interest rate cuts if inflation is sticky. One in five older Americans have no retirement savings, Social Security doesn't feel like much of a guarantee, and the pension era is over. While the widespread shift over the last five decades to 401(k)s for retirement savings has meant some Americans can't afford the burden of being primarily responsible for their retirement finances, others have been able to work the system to their advantage. Throughout his nearly 40-year-long career in geology, he was able to sock away over $2 million for his retirement, even after putting multiple kids through college. He thinks some just didn't know much about 401(k)s during the switch from a pension or didn't understand them. Former US President and Republican presidential hopeful Donald Trump arrives for a "Commit to Caucus" rally in Clinton, Iowa, on January 6, 2024. Former President Donald Trump has secured enough delegates to seal the Republican presidential nomination, NBC News projects, setting up a 2024 rematch with President Joe Biden, who clinched the Democratic nomination earlier Tuesday night. Trump came into Tuesday's contests in Georgia, Hawaii, Mississippi and Washington as the presumptive nominee after vanquishing all his primary opponents, while Biden faced little opposition in his primary. While Biden ran virtually unopposed on the Democratic side, Trump steamrolled through a Republican primary that included a handful of prominent politicians. He won all but two contests (Vermont and Washington, D.C.) through Tuesday and retained his grip on the Republican primary electorate in the process.

Terrorists Are Paying for Check Marks on X, Report Says

X, the social media platform owned by Elon Musk, is potentially violating U.S. sanctions by accepting payments for subscription accounts from terrorist organizations and other groups barred from doing business in the country, according to a new report. The report, by the Tech Transparency Project, a nonprofit focused on accountability for large technology companies, shows that X, formerly known as Twitter, has taken payments from accounts that include Hezbollah leaders, Houthi groups, and state-run media outlets in Iran and Russia. The subscriptions, which cost $8 a month, offer users a blue check mark — once limited to verified users like celebrities — and better promotion by X’s algorithm, among other perks. “We were surprised to find that X was providing premium services to a wide range of groups the U.S. has sanctioned for terrorism and other activities that harm its national security,” said Katie Paul, the director of the Tech Transparency Project. “It’s yet another sign that X has lost control of its platform.”

With so much optimism infusing markets at the moment, it's almost refreshing to chat with a pessimist like Guy Pope, the manager of Columbia Threadneedle's Contrarian Core Fund. Employing a philosophy of finding out-of-favor contrarian investments, he doesn't use complicated algorithms or obscure metrics to find the stocks he adds to his fund. AdvertisementStart with pessimismWhen it comes to consistently outperforming the market, Pope credits his success to one main factor: searching areas that other people aren't focused on. That turned out to be a prescient move the following year, when the market tanked and the growth stocks that had been flying so high were brought low. A White House proposal to send Ukraine about $61.4 billion in additional emergency aid — out of an overall $105 billion plan — has stalled in the Republican-led House. That has left the United States with less than $5 billion available to contribute to the war; American military aid to Ukraine has so far totaled about $45 billion in weapons and equipment. The American secretary of state, Antony J. Blinken, tried to assuage concerns among NATO leaders. “We will be strongly reaffirming our support for Ukraine as it continues to face Russia’s war of aggression,” Mr. Blinken said a few hours later, as he headed into Tuesday’s meetings. The pointed remarks underscored NATO’s attempts to deter Russia as its war in Ukraine approaches the two-year mark — and as all indications suggest the conflict will likely drag out for far longer.

The bond bear market is the worst in more than 200 years, according to BNP Paribas' global chief investment officer. "This represents the biggest US bond bear market in over 200 years," Shing said. But, he said, one corner of the bond market is an opportunity for investors: U.S. "fallen angels" in the high-yield credit segment. "So actually, you can still capture 8% plus gross yield of these fallen angels, but at a much lower default risk at a time when the economy is slowing." Those keen on investing in "fallen angel" bonds can consider exchange-traded funds and funds that have been specifically developed to focus on such bonds.
