Don't expect 'huge swings' on mortgage ratesElection uncertainty contributed to an upward swing in mortgage rates during October. But now that we have a president-elect, mortgage rates are expected to gradually come down over time, Lautz said. Experts say that mortgage rates might head into a "bumpy" or "volatile" path over the next year. "Our expectation is that rates are going to be in the 6% range as we move into 2025," she said. For example, if you bought your home around this time last year, when mortgage rates peaked at around 8%, you might benefit from a mortgage refinance, Lautz said.

The number of million-dollar homes is increasing across the U.S., but they're highly concentrated in certain places, according to a November LendingTree analysis. San Jose, California, tops the list of U.S. metros with the highest share of million-dollar homes with 72% of owner-occupied homes worth over $1 million, according to LendingTree. San Jose isn't the only California metro area with a large share of million-dollar homes. However, it's worth pointing out while New York has a lower percentage of million-dollar homes, it has a higher total number of them than San Jose or San Francisco. Here are the 10 U.S. metro areas with the highest share of $1 million homes, according to LendingTree.

President-elect Donald Trump wants to address housing affordability in the U.S. by fomenting the construction of new homes. "We're going to open up tracks of federal land for housing construction," Trump said during an Aug. 15 news conference. While building more homes is the simpler answer to address the housing issue in the country, other promises Trump has made could deter affordability efforts, experts say. He also claimed that he would pull down mortgage rates back to pandemic-era lows, although presidents do not control mortgage rates, experts say. Here's how some of Trump's policies could affect the housing market during his administration, according to experts:

IAC said Monday it's exploring a spinoff of Angi , an online platform that connects consumers with a marketplace of home improvement service providers in their area, like electricians and landscapers. The company is considering a spinoff of Angi that would result in its stake being distributed to shareholders, IAC CEO Joey Levin wrote in a letter to shareholders that coincided with the company's third-quarter earnings release. IAC owns 85% of Angi, which also includes home services marketplaces Handy and HomeAdvisor. Media platform Dotdash Meredith and MGM Resorts "would comprise the core of IAC" in the event of an Angi spinoff, Levin said. IAC acquired Angi in 2017, and it's been weighing a spinoff of the business for several years.

But that doesn’t mean as a result interest rates are now low — or will soon be low. “‘Falling interest rates’ are not the same as ‘low interest rates.’ Interest rates are high and will only decline to ‘not as high’ as … we move into 2025,” said Greg McBride, chief financial analyst at Bankrate. Credit cards: Just before the Fed cut its key rate in September, the average credit card rate was 20.78%, according to Bankrate. Mortgage ratesHousing affordability has been a major issue due in part to a sharp rise in mortgage rates since the pandemic. Trump has said he'll bring down mortgage rates — even though 15- and 30-year mortgage rates are fixed, and tied to Treasury yields and the economy. Mortgage rates are unlikely to fall significantly, given the current climate, explained Jacob Channel, senior economist at LendingTree. Federal student loan rates are fixed, so most borrowers won't be immediately affected. But refinancing a federal loan into a private student loan will forgo the safety nets that come with federal loans, such as deferments, forbearances, income-driven repayment and loan forgiveness and discharge options.

When you view your credit score, you're likely to see a different three-digit number depending on whether you checked your score online, on your banking app or via another means. Although you have multiple credit scores, they're mainly calculated by two companies: VantageScore and FICO, which are the two main credit scoring systems used by the majority of lenders to evaluate how well you're managing your credit. "Think of those like Coke and Pepsi," John Ulzheimer, a credit expert who formerly worked for FICO and Experian, tells CNBC Make it. And your credit history needs to be at least six months long in order for FICO to generate your score. Although FICO scores are also used by lenders when you apply for credit, a mortgage or an auto loan, FICO weighs the factors it uses to calculate its credit scores differently.

Another reason is that Treasurys are exempt from state taxes, which vary, while CDs are not. Perhaps a third reason, depending on where you bank, is that in many cases the shortest duration Treasurys are paying better rates than CDs. Yields on 3-month bills are 4.6%, and while some banks are offering similar or slightly higher rates still, many have much less attractive yields.

The Texas housing market has cooled after a frenzy of activity during the pandemic. The shift in attitudes is an indicator for the state's housing market, which boomed during the pandemic. Median home prices in Texas have fallen around 7% from their highs in mid-2022, according to data from Redfin. The decline is an outlier compared to the broader US housing market, which is still prices hovering around record highs. But those issues are minor relative to things like economic growth and housing affordability, Fairweather says, which she described as two of the biggest factors that could determine if the Texas housing market picks back up.

Read previewThere's a 70% chance the US economy is either in a recession or headed toward one in the months ahead, according to Bloomberg Economics Chief US Economist Anna Wong. The one that stands out most to Wong is the much-talked-about sustained rise in the unemployment rate. "Initially, in all the recessions, this is how the unemployment rate tends to rise," she said. Another key metric economists watch to judge whether the economy is in recession is consumer spending, which makes up around two-thirds of GDP in the US. LendingTreeWong believes wealthier Americans are spending due to the wealth effect, where high asset prices boost consumer confidence and fuel spending.
