Overall, real estate stocks have started to rebound, with the S & P 500 real estate sector rallying 10% over the past month. Still, there is one area that has fared worse than many of its counterparts: industrial real estate investment trusts. The benchmark Janus uses for the overall REIT sector is the FTSE Nareit Equity REITs , which tracks commercial real estate across the U.S. "Cold storage is a specialized area within industrial that we like and where supply/demand fundamentals are also more favorable than coastal traditional industrial," Kuhl said.
