While public auction sales are declining in the art world, private sales — done behind closed doors between discreet buyers and sellers — are growing. Classic cars are also seeing a shift to private sales, especially with the most expensive and rare models. But its newly formed RM Sotheby's private sales division has seen its sales more than quadruple over the past four years, according to Shelby Myers, global head of private sales for RM Sotheby's. The rise in private sales for classic cars, art, real estate and other markets is being driven by social media, technology and cooling prices for collectibles. "They're leaving money on the table," said real estate broker Noble Black of Douglas Elliman.

Q: What’s the strangest thing a seller has ever left behind after closing? In 2014, I was working with some buyers who wanted to live on a working farmoff the grid. The sellers had 16 horses, 25 chickens, threegoats, a huge potbellied pig and a Russian boar named Kevin. Aswe got closer to closing, the sellers were panicking because Kevin had escapedhis pen and was running loose on the property. We didn’t learn it wasn’t real until I called the sellers to tell them they left something behind.

REUTERS/Mike Segar/File Photo Acquire Licensing RightsNEW YORK, Nov 13 (Reuters) - A lawsuit filed on Monday accuses the Real Estate Board of New York (REBNY) and more than two dozen brokerages and companies of conspiring to artificially inflate commissions paid to agents who help sell residential real estate in Manhattan. That verdict, which a judge can triple to more than $5.3 billion, could upend decades-old practices that require sellers to pay commissions to buyers' brokers. March said it is unclear whether this would result in lower commissions, or delay sales while buyers' brokers negotiate with sellers. The lawsuit seeks damages for sellers of Manhattan residential property in the last four years who paid buyer brokers' commissions under REBNY rules. The case is March v. The verdict could upend decades-old practices that have allowed real estate agents to boost commissions by forcing sellers to pay commissions to buyers' real estate brokers. Representatives of Compass and Douglas Elliman declined to comment. BTIG analyst Soham Bhonsle in an investor note said the fact that Douglas Elliman, Redfin, Compass and eXp were being sued by the same lawyers was a negative for their stocks. Zillow (ZG.O) shares initially fell 0.33% after brokerage Jefferies cut its price target, citing the impact of Tuesday's verdict. While Zillow is not a defendant in either lawsuit, Jefferies said Tuesday's verdict "increases the chances of a ban on commission sharing and Zillow having to pivot the business model."

An increasing number of buyers are purchasing homes in the fall and winter, Opendoor found. If the housing market normalizes, home buying could shift back to spring and summer, an expert said. A recent study from Opendoor found that the fall and winter months have become popular with home sellers. Despite a slump in the housing market, it's positive news for both sellers and buyers — demand still exists. "The housing market has gone through a period of distortion caused by mortgage rates being kept too low for too long," he told Insider.

Other experts say buyers purchasing mortgage points can be a great strategy for the right situation. Being able to lower that monthly payment can really help give some more wiggle room in people's budgets and help them reach affordability. "Being able to lower that monthly payment can really help give some more wiggle room in people's budgets and help them reach affordability," Bachaud said. In addition to higher upfront costs, home buyers should also weigh other factors before buying mortgage points. But putting those sums toward a down payment likely will not make much of a difference on your monthly costs, Elliott said.

I didn’t have a key, and the woman wasn’t responding to my phone calls so I frantically called the man. He gave me the garage code, which I tried several times with no luck. I called my client again to let him know the garage code didn’t work. He then said, “Why don’t you go through the doggy door in the back? I was wearing a dress and heels, so I took off my shoes, got down on my knees and went through the doggy door.

A property in the Hamptons' famed Montauk Shores trailer park is poised to sell for $3.75 million. The current most expensive trailer in Montauk Shores sold for $1.85 million in 2022. Montauk Shores counts hedge-fund manager Dan Loeb and Vitamin Water cofounder Darius Bikoff as residents. If the $3.75 million deal goes through, it would beat the park's sales record by nearly $2 million — surpassing the record set by a $1.85 million sale in 2022. Gold currently reps another property in Montauk Shores, a neighboring trailer pictured here that's on the market for $2 million.
Q: Has a buyer ever thrown a curveball at a deal, making a request that almost derailed the sale? Frances Katzen, broker and head of the Katzen Team, Douglas Elliman Real Estate, New York CityI had a buyer who was adamant about having a very quiet apartment. He was a nice guy, very smart, but he had an issue with noise. He didn’t want to have any kind of impact from the city once he stepped into his home.
