That will soon become a reality in Texas with a new restaurant that unites the two chains under the same roof. Dine Brands, which owns the two restaurants, announced that the combined Applebee’s-IHOP restaurant will open approximately 35 miles west of San Antonio early next year, marking the first time the company has brought the concept to the United States. Plans for the dual-branded restaurant were announced earlier this year as part of Dine Brand’s plan to grow the two restaurants, which both reported lackluster earnings Wednesday. The idea is to maximize revenue with the same footprint of a traditional restaurant. That’s because the two restaurants’ menus encompass all parts of the day (pancakes and eggs Benedict for breakfast and steak and wings for dinner) and will have staff trained to work with both.

Following a four-month long disappearance, Subway announced Wednesday the “triumphant return” of the oversized chocolate chip cookie, which was pulled from many restaurants less than two weeks after its January debut because of massive demand. “The Footlong Cookie has delighted millions of Americans since their first bites in January, sparking unprecedented demand over the last several months,” Paul Fabre, Subway’s senior vice president of culinary and innovation, said in a press release. Subway could use a boost: Its location count continues to dwindle, closing more than 400 restaurants in the US last year. Subway finished the year with its smallest number of US restaurants (20,133) since 2005.

Dine Brands Global is considering an Applebee’s and IHOP combination, according to an earnings call on February 28. Dine Brands is the parent company of both restaurant chains. Because of the cost to build an Applebee’s, Dine Brands is “assembling a prototype” for another option. The revenue for the joint restaurants could double that of the standalone restaurants, the company said in the earnings call.
