Signa Prime, which co-owns the Selfridges department store in London, requires 500 million euros to meet obligations this year alone and will need another 1.5 billion euros of cash in the first half of 2024, the report said. Some of the investors have turned down the request, while others are still in the early stages of assessing it, according to Bloomberg News. Thailand's largest department store owner, Central Group, on Tuesday took control of Selfridges department stores after the real estate company brought it in a deal worth $5 billion in 2021. The funding request comes as Signa faces a property crisis in Europe exacerbated by a sharp rise in rates and building costs.

Prologis, the largest holder of US industrial real estate, beat Q4 expectations last week. As the rest of the real estate market faces layoffs, warehouses are bucking the trend. Prologis CEO Hamid Moghadam said warehouse demand will stay high as other markets crumble. In past recessions, there was plenty of empty warehouse space from the start, causing low prices to get lower. Warehouse space thus becomes an investment in future success.
Prologis Inc., the world’s largest developer of logistics properties, is bullish about warehouse demand this year despite signs of an economic slowdown. Executives at San Francisco-based Prologis said Wednesday they remain cautious about building new facilities as the economy wavers. But they said vacancy rates remain near record lows and that much of the leasing activity for this year is already secured or underway. Warehouse demand peaked last year, as average national vacancy rates plummeted to near 3% and reached close to 1% in Southern California. Average occupancy in Prologis’s owned and managed portfolio ticked up to 98% in the fourth quarter from 97.7% in the prior quarter.
