The US will see construction completed on a record number of apartments this year. The Sun Belt region in particular is seeing this dynamic play out. The US will see construction on a record number of apartments completed this year. They're now seeing rent prices fall, or at least remain stagnant as the rest of the nation lags behind. That means the market will eventually balance itself in the next few years, which will lead rent prices to once again rise, she said.

WASHINGTON — Former New York City Mayor Rudy Giuliani has been disbarred from practicing law in Washington, D.C., according to an order filed Thursday by the Court of Appeals for the District of Columbia. Both panels had pointed to Giuliani trying to get thousands of votes for President Joe Biden tossed out in the battleground state of Pennsylvania that year. The D.C. Bar's Board on Professional Responsibility said in a report in June that there was "clear and convincing evidence" that Giuliani "violated Pennsylvania Rules of Professional Conduct" and therefore "should be disbarred." Giuliani also lost his law license in New York state in July over his actions to disseminate lies about voter fraud in the 2020 election. Separately, he faces charges in Arizona and Georgia over his efforts to overturn the 2020 election results in those states.

Despite Aurora becoming a regular talking point at his rallies, a Trump campaign spokesperson declined to specify when or if the former president would visit the city. But Aurora has some important differences: It has a much larger population and has long been diverse. There has been crime, but it’s not clear how much of it is gang-related or directly attributed to increased migration. “They’re going in with guns that are beyond even military scope and they’re taking over apartment buildings,” Trump said Wednesday in North Carolina. Resources in Denver have been stretched thin — and migrants have sought housing in neighboring Aurora, where rent is cheaper.

CNN —Former New York City Mayor Rudy Giuliani is disbarred in Washington, DC, the district’s highest local court said Thursday, a move stemming from the ethics proceedings Giuliani faced in New York because of his efforts to help former President Donald Trump try to overturn the 2020 election. Those New York proceedings led to Giuliani losing his license to practice there this summer, and because the DC Bar has a reciprocal relationship with the New York Bar, he is now being disbarred in the district. According to the new order from the DC Court of Appeals, Giuliani did not respond to an opportunity to object to his disbarment in Washington. Meanwhile, two Georgia election workers obtained a $148 million defamation judgment against him for false allegations he made about them after the 2020 election. The New York disciplinary attorney ethics proceedings against Giuliani played out mostly behind closed doors.

CNN —People in the United States can now order more free Covid-19 tests from the federal government as the country heads into respiratory virus season with high levels of the coronavirus already circulating. “Reopening this popular program is the latest step by the Biden-Harris Administration to ensure that over-the-counter COVID-19 tests are available to all who want them this fall and winter,” HHS Assistant Secretary for Preparedness and Response Dawn O’Connell said in a statement. More information about ordering these tests is available at ACL.gov/AccessibleTests. The CDC also recommends that everyone age 6 months or older receive an updated Covid-19 vaccine this season to stay up to date. The updated Covid-19 vaccines are available now at pharmacies across the US and can be received at the same time as the annual flu vaccine.

Helene checklist: How to prepare for the hurricane

Hurricane Helene is expected to make landfall Thursday night along the Florida Gulf Coast near Tallahassee and then veer north, maintaining hurricane- and tropical storm-force winds and torrential rainfall into North Georgia and up to Tennessee. Up to 18 inches of rain is expected into the Carolinas, the National Weather Service said Thursday. About 40 million Americans are living under direct hurricane or tropical storm warnings across five states, according to CNN Supervising Meteorologist Brandon Miller. But by 2 or 3 a.m., those winds are going to be 50 to 60 miles per hour, potentially, and so you need to prepare for that before you go to sleep,” Miller said. “That’s something people can do: Pick a room in their house that is the most protected from falling debris, and sleep there tonight,” Miller said.

Some fans at rival schools have welcomed the Bears by mocking them as far-left radicals online, bringing the culture wars to the already scorched-earth digital battlefield of college football memes. “By taking it on from a satirical lens, I think it let a lot of Cal fans take ownership of that label and allow us to embrace it on our own terms. And simultaneously, it pokes fun at how other fans across the country have historically perceived the university." Cal fans embraced a “Calgorithm” challenge by taking to social media to support just about every hot-button issue that’d boil the blood of any conservative culture warrior. Le, the Cal fan, said he’s hopeful the football-fueled meme culture war could lead fans to better understand each other.

The market for nonalcoholic drinks has been growing as more people — notably younger adults — look to cut their alcohol use. Bowdring says there’s emerging evidence that nonalcoholic beverages may prime kids to switch to the real thing. Surveys of elementary, middle and high school students in Japan, where the legal drinking age is 20, found that 20% to 30% said they were drinking nonalcoholic beverages. So minors in those states can buy nonalcoholic drinks but not those with low levels of alcohol. For minors, there’s no benefit in consuming nonalcoholic drinks, and there is some evidence of potential harm, she said — which is why she thinks states need to step in to curb sales.

Whooping cough cases climbing for decadesAs with many infectious diseases, cases of whooping cough dropped to unusually low levels during the pandemic as people limited social interactions and took other precautions to defend against Covid-19. In 2020, the US had about 6,000 cases of pertussis, and that number dropped even further in 2021 to roughly 2,000 cases. Whooping cough starts with symptoms that look a lot like a regular cold: a runny nose, sneezing, a low-grade fever and a tickly cough. That’s led to a hunt for better, more durable immunizations against whooping cough that also don’t cause as many side effects. In some ways, whooping cough is an ideal infection to test in human challenge models.

The new findings add to strong, but circumstantial evidence that the SARS-CoV2 virus jumped from infected animals to humans and that the market was a central site of early spread. Of the animals present at the market, rabbits, dogs and raccoon dogs are known to be susceptible to Covid-19 infections. Their analysis shows that SARS-CoV2 virus present at the market emerged at the same time as the virus from the larger pandemic, suggesting they are one and the same. The pandemic virus would have an earlier birthdate. “A lab origin is a possibility.

Read previewAt a press conference at Trump Tower in Manhattan on Friday, former President Donald Trump wanted the world to know he would never have sexually assaulted Jessica Leeds. "She would not have been the chosen one," he told reporters, implying her appearance wasn't up to his standards. On Monday, Leeds held a press conference of her own to confront him on that insult. With Trump Tower as her backdrop, she called the GOP presidential candidate "a sexual predator" and said she is deciding whether to sue him. Leeds' allegations weren't part of Carroll's accusations, but the trial judge allowed her testimony because they demonstrated what Carroll's lawyers argued was a pattern of behavior by Trump. "It's very hard to overturn a jury verdict for evidentiary grounds," he said. Sauer argued that Trump's case was "a textbook example" of a case wrongly propped up by propensity evidence rather than Trump's actual conduct. “This is the 14th human case of H5 reported in the United States during 2024 and the first case of H5 without a known occupational exposure to sick or infected animals,” the CDC said in a statement. It’s also the first H5 case detected through the country’s national flu surveillance system rather than targeted surveillance of the ongoing bird flu outbreak in animals. A sample from the patient was sent to the CDC, which confirmed that the case was a type of bird flu. A spokesperson for the CDC said the agency had confirmed the flu type is H5, but has not yet determined the N type. There are no cases of bird flu among cattle in Missouri, but there have been outbreaks of the virus among poultry in the state.

CNN —Newly updated vaccines against Covid-19 will be in pharmacies soon, just as the US is experiencing a surge of infections. Experts say it depends on your health, whether you’ve recently had Covid-19, which vaccine you plan to get and when it’s convenient for you. For that reason, he’s going to hold off on getting the updated shot. Ranney noted that the updated mRNA shots from Pfizer and Moderna will probably be available first, with Novavax’s vaccine coming in a few weeks. “The reality is that we’ve had waves of Covid every summer for the last few years, and so I think we have to kind of do a reset or rethink about how we’re doing Covid vaccine delivery,” Hotez said.

They immediately ran into a problem finding a candidate to oppose the incumbent. There were only 16 practicing lawyers in the three counties that make up the deep-red district, including the present Democratic office-holder, Randy Reynolds, who some said was not an effective prosecutor. Desperate for a challenger, they turned to Sarah Stogner, an oil-and-gas lawyer who, on paper, would seem to be an unlikely candidate to boost the Republican Party in what ought to have been one of its strongholds. She has never tried a criminal case. And she’s made her mark in Texas oil law mainly for suing Chevron over environmental damage from abandoned oil wells.

For decades, major companies have behaved as if geographic distance were almost irrelevant. A factory in China was the same as a factory in Michigan. The pandemic and geopolitical upheavals have exposed the risks of depending on faraway industry to make critical things like computer chips, protective gear and medicines. Quarantines shut Chinese factories at the same time that Western consumers, stuck in lockdown, ordered more manufactured goods like exercise equipment and electronic gadgets.

A New York bankruptcy judge on Friday approved a deal that would dismiss Rudy Giuliani’s attempt to secure bankruptcy protections, putting two former election workers he repeatedly defamed after the 2020 race closer to collecting on their $146 million verdict against him. Lane’s order gives Giuliani one business day after the ruling to pay the $100,000, at which point the case will be officially dismissed. Lane said in July he would dismiss the bankruptcy case, citing Giuliani's failure to turn over virtually any necessary information about his businesses, while submitting incomplete or incorrect information about his personal spending. A spokesman for Giuliani said at the time that Giuliani wanted the case done with because it was preventing him from appealing the Freeman verdict and subjecting him to "voluminous and overly broad discovery requests." The spokesman, Ted Goodman, did not immediately respond to a request for comment Friday night, nor did attorneys for Freeman and Moss.

In 2017, a stronger vaccine, Shingrix, became available. “While research into whether vaccines affect dementia risk continues, people should be aware that there are other factors that have definitively been linked to an increased dementia risk. This study also found that the new shingles vaccine was associated with a larger degree of benefit than the older one. Although the findings are intriguing, the association needs more study before researchers can know for sure that the shingles vaccine is definitively behind the benefit. So for the time being, the best reason to get a shingles vaccine is still to avoid the misery of shingles.
