CNN —US home prices rose at the fastest clip in months to a fresh record high in January, according to data released Tuesday, highlighting how a housing shortage combined with high mortgage rates continues to limit affordability. The S&P CoreLogic Case-Shiller US National Home Price index rose 6% in January from a year before, accelerating from a 5.6% annual increase in December. “On a seasonal adjusted basis, home prices have continued to break through previous all-time highs set last year,” he noted. On a month-over-month basis, prices rose 0.4% on a seasonally adjusted basis. Minneapolis home prices have declined 2.4% during the three months ended in January, according to the report.

He was able to scale the business to more than $600,000 in revenue by 2018, when he graduated from high school. Before the internet, starting a business was a serious hassle. The problem wasn't that people weren't interested in starting a business: A 2016 EY study found that 62% of 18- to 34-year-olds had toyed with venturing into business ownership. That has made starting a business all the more appealing — and affordable — for prospective entrepreneurs. And with the plethora of digital tools we have today, starting a business is more accessible than ever.

While some music critics praised Knowles' country tracks, other fans of the genre refrained from a warm welcome. Beyond just radio, Black artists and artists of color represented less than 4% of country songs played on the radio, airplay, charting songs, artists signed to major labels and award nominations, according to SongData. One such fan, Tenley Patterson, 26, said she didn't bother listening to country music before Beyoncé's releases, but was impressed with the country tracks. Rachel Whitney, head of editorial for the Nashville team, said playlists outside of the country genre are playing Knowles' country tracks, broadening its reach. The Beyoncé draw is also boosting exposure for other artists on some lists, like Lainey Wilson and Cody Johnson, who have more "traditional" country songs, Whitney said.

CNN —The British government has published a new definition of extremism in response to a surge in hate crimes following Hamas’ October 7 attacks on Israel, a move critics warn could threaten free speech. The new definition has no legal standing and does not affect current criminal law. The government said the new definition was necessary due to a rise in hate crimes since the October 7 attacks. The UK’s most recent net migration figures hit a record high and reducing these numbers has become a key priority of the incumbent Conservative government. However, it is not clear that the government’s new definition will help ease tensions and has been criticized across the political spectrum.

Facing the prospect that they may never be able to impeach President Biden, House Republicans are exploring a pivot to a different strategy: issuing criminal referrals against him and those close to him. Despite their subpoenas and depositions, House Republicans have been unable to produce any solid evidence of wrongdoing by Mr. Biden and lack the votes in their own party to charge him with high crimes and misdemeanors, the constitutional standard for impeachment. lawmakers have begun strategizing about making criminal referrals against Mr. Biden, members of his family and his associates, essentially sending letters to the Justice Department urging prosecutors to investigate specific crimes they believe may have been committed. The move would be largely symbolic, but it would allow Republicans in Congress to save face while ending their so far struggling impeachment inquiry. of aligning with former President Donald J. Trump’s vow to prosecute Mr. Biden if he wins the election.

Lawyers for Alec Baldwin filed court papers on Thursday seeking to dismiss the involuntary manslaughter indictment against him related to the fatal shooting on the “Rust” movie set, arguing that prosecutors did not properly present the grand jury with evidence that could have supported his case. Mr. Baldwin — who was practicing drawing a gun he had been told was safe when it discharged a live bullet, killing the film’s cinematographer, Halyna Hutchins, in 2021 — has been largely quiet about the criminal case since it was revived in January by prosecutors who have accused him of failing to observe firearm safety measures on set. But in the 52-page filing on Thursday, Mr. Baldwin’s lawyers made a full-throated denunciation of the case against the actor, asserting that the prosecutors have “publicly dragged Baldwin through the cesspool created by their improprieties,” resulting in the criminal case “hanging over his head” for more than two years. “Enough is enough,” said the filing, which was signed by Luke Nikas, a member of Mr. Baldwin’s team of lawyers. “This is an abuse of the system, and an abuse of an innocent person whose rights have been trampled to the extreme.”

Hunter Biden, the president’s son, on Wednesday rejected a request from House Republicans to testify next week at a public hearing in their impeachment inquiry into President Biden, blasting the G.O.P.’s plans as a “made-for-right-wing-media circus act.”House Republicans had asked the younger Mr. Biden to appear at a hearing on March 20 alongside three of his former business partners. Two of them have been convicted in fraud cases, and the other is angry over being cut out of a deal. But Abbe Lowell, Mr. Biden’s lawyer, cited a scheduling conflict while slamming the proceeding in a letter to Representative James R. Comer, Republican of Kentucky, the chairman of the Oversight Committee. “Your blatant planned-for-media event is not a proper proceeding but an obvious attempt to throw a Hail Mary pass after the game has ended,” Mr. Lowell wrote, adding: “Mr. Biden declines your invitation to this carnival side show.”

The former special counsel Robert K. Hur, denounced by Democrats for his unsparing description of President Biden’s memory lapses, had one of his own during his testimony on Tuesday before the House Judiciary Committee. Representative James R. Comer, a Kentucky Republican, made passing reference to Dana A. Remus, a Democratic lawyer who had served as White House counsel under Mr. Biden from January 2021 to July 2022. Mr. Hur crinkled an eyebrow and corrected him: No, he said, she occupied that post under President Obama. The misstep was an isolated moment in an otherwise poised and precise appearance by Mr. Hur, 51, who was testifying about his report on the investigation into Mr. Biden’s handling of classified documents. Mr. Hur, a Trump-era Justice Department official known among former colleagues for keeping a cool head in high-stress, high-stakes situations, incited a furor after describing the president as a “well-meaning, elderly man with a poor memory.”

Robert K. Hur, the special counsel who investigated President Biden, on Tuesday fiercely defended the disparaging assessment of the president’s mental state included in his final report — and his decision not to charge Mr. Biden with a crime. Mr. Hur, appearing before the House Judiciary Committee to answer questions about his polarizing 345-page report, cast himself as an impartial arbiter. He said he had expressed concerns about Mr. Biden’s memory because he needed to justify not bringing a case against Mr. Biden after some evidence showed that the president had willfully retained sensitive material from his vice presidency. “I resolved to do the work as I did all my work for the department: fairly, thoroughly and professionally,” he said in his opening statement. Mr. Hur, a registered Republican who has been slammed by Mr. Biden’s allies for including his politically damaging assessment of Mr. Biden’s memory, showed little emotion during the hearing, but reacted angrily when a Democrat suggested he had “smeared” the president to bolster Mr. Trump.

Do you have insomnia? Let’s get back to sleep

There are several useful methods to treat the condition, including fixing your sleep hygiene and engaging in cognitive behavioral therapy specifically for insomnia. What do you do on those nights where you just know sleep isn’t coming — or, at least, not without a fight? The condition affects a lot of people, but is often underestimated as a cause of insomnia, Paruthi said. Don’t let bed become a place associated with long stretches of stressing to get to sleep, said Salas, who is also a sleep neurologist at the Johns Hopkins Center for Sleep and Wellness. “The worst thing somebody with insomnia could do is stay in bed and not sleep,” she said.

That added to the massive debt burdens already placed on the hospitals by their for-profit owners, deepening their financial woes. In January, MPT reported that its biggest tenant, a nationwide chain of 32 hospitals called Steward, could no longer pay its rent. The core idea was simple: to buy hospital real estate, pocket the lease payments, and use the money to reward investors. The more hospital real estate that MPT buys, the more money it makes in rent payments from the hospitals. But that doesn't mean that MPT's leaders didn't get rich off its hospital deals.

RICHMOND, Va. (AP) — A top Democratic Virginia lawmaker vowed Wednesday to keep language enabling a proposed relocation by the NBA’s Washington Wizards and NHL’s Washington Capitals to Alexandria out of the state budget lawmakers will take up later this week. Glenn Youngkin's plan to lure the teams across the Potomac River with a $2 billion development district featuring a new arena. Moving forward, if the arena is excluded from the budget, Youngkin has a few options. Virginia governors have the ability to seek amendments to legislation, so he could attempt to put the arena language back in the budget. Democrats, who control both General Assembly chambers, could lose Youngkin’s support for some of their own priorities if they kill the arena deal.

Just five days after Election Day in 2020, a conservative lawyer named Kenneth Chesebro emailed a former judge who was working for the Trump campaign in Wisconsin, James R. Troupis, pitching an idea for how to overturn the results. Through litigation, Mr. Chesebro said, the Trump campaign could allege “various systemic abuses” and, with court proceedings pending, encourage legislatures to appoint “alternative” pro-Trump electors that could be certified instead of the Biden electors chosen by the voters. “At minimum, with such a cloud of confusion, no votes from WI (and perhaps also MI and PA) should be counted, perhaps enough to throw the election to the House,” Mr. Chesebro wrote to Mr. Troupis, referring to the swing states of Wisconsin, Michigan and Pennsylvania. Mr. Troupis quickly brought Mr. Chesebro into the Trump legal team, directed him to lay out the plans in a series of memos now central to the indictment of Mr. Trump and a month later — with the help of Reince Priebus, the former White House chief of staff — secured a meeting with Mr. Trump at the White House.

This fire adds to an ever-lengthening list of rapidly spreading, destructive wildfires in the US and elsewhere. To understand why the Texas fires have been so fierce you have to look to last spring, said Luke Kanclerz, a fire analyst at Texas A&M Forest Service. It only took a short period of warm, dry weather for them to dry out further, providing a carpet for the fire to spread. Six Takeaways From Hunter Biden’s Testimony

After years of pursuing Hunter Biden, the president’s son, Republicans finally got their chance to question him during a more than six-hour interview on Wednesday, as they hunted for evidence to try to impeach his father. Republicans quickly released a 229-page transcript of the interview, which depicts Hunter Biden as eager to confront G.O.P. lawmakers over their accusations that he and his father had committed wrongdoing through his international business deals. Despite pending criminal charges against him, Mr. Biden, 54, never invoked his Fifth Amendment right against self-incrimination. Throughout the interview, Mr. Biden maintained that his father had never been involved in his business deals, and insisted that blame for his misdeeds should not fall on the elder Mr. Biden.
