The nature of illegal lockouts means they are hard to track directly. One of the responding officers calls a sergeant over, who says there's nothing else they can do. While only 14% of lockout calls led to a police report, 86% of calls about shoplifting did. As they walk over, one of the officers tells the other to look up "illegal lockout" on his phone. A 2006 bill that would have defined illegal lockouts for all Illinois residents was defeated.

CNN —The Supreme Court ruled Friday in favor of an Oregon city that ticketed homeless people for sleeping outside, rejecting arguments that such “anti-camping” ordinances violate the Constitution’s ban on “cruel and unusual” punishment. The case centered on “anti-camping” ordinances in Grants Pass, Oregon, that were challenged by several residents experiencing homelessness. “For some people, sleeping outside is their only option.” The city, she said, “punishes them for being homeless. The ordinances barred people from sleeping in public with “bedding,” which can include sleeping bags or bundled-up clothing. In reaction to the Supreme Court’s ruling, housing rights groups came out in full force to condemn the decision.

Zumper analyzed median asking rents for apartment listings in the largest 100 U.S. cities by population. Rents have also risen by at least 10% for both one- and two-bedroom apartments in other major metros: Lincoln, Nebraska; Chicago; Buffalo, New York; Madison, Wisconsin; Rochester, New York; and New York City, according to Zumper. What causes rent inflationAt a high level, rent inflation is guided by supply-and-demand dynamics, said Crystal Chen, an analyst who authored the Zumper analysis. Basically, areas with fast-growing rents are seeing demand outstrip the supply of available apartments, while those with falling rents have seen their apartment inventories growing. Rent inflation has fallen substantiallyRent inflation plummeted in the early days of the Covid-19 pandemic.

Finding an affordable apartment in New York City has become ever more challenging for low-income people — and an expansion of key federal assistance isn't likely to help much. Ultimately, though, it will only issue 20,000 new vouchers, bringing the total number of vouchers up from about 96,000 to about 115,000, the New York City Housing Authority said. But the way homes are built in the United States makes speed impossible. Years ago, Rupnik’s Croatian grandmother, an architect herself, pointed him to an intriguing answer to this conundrum: modular housing projects built in Europe in the 1950s and ’60s. Sure, prefab complexes, and especially Soviet bloc housing, could be ugly and too homogenous, but the process created millions of housing units in a flash. Hooked, Rupnik started researching modular housing for his doctoral dissertation. Unable to find much more information, Rupnik turned to the Department of Housing and Urban Development, which created the program.

This means that a buyer keeps the seller’s repayment period, mortgage balance and, notably, the seller’s lower mortgage rate. Securing that ultra-low mortgage rate means that Harper will save thousands of dollars in monthly payments. “I just decided I wanted to see how low I could pay on the interest rate,” Harper said. And while the mortgage rate on the second loan may be high, the total monthly payment could still be lower — if the assumed mortgage rate is low enough. Snagging a low mortgage rate like Harper’s in today’s high interest rate environment may seem like a dream come true to some prospective homebuyers, but the process is not always smooth sailing.

While new builds are still sold for slightly more than existing homes, the price gap has significantly narrowed. Over the last six months, the median price for a new home is only about 4% higher than the median price of an existing house. Reducing the square footage of your home can help reduce construction costs as well as utility and maintenance costs down the line. Keep construction costs down: Major factors like lumber and labor costs significantly impact the cost of a new house. And depending on the kinds of materials you add to the house, builders are "adding up the tab," Veronica Fuentes, a wealth management advisor based in Washington, D.C., previously told CNBC.

Nkenge applied to the NYC housing lottery for three years before she got her one-bedroom apartment in Flatiron. The federal Housing Choice Voucher Program, also known as Section 8, is also the biggest, aiding about 5 million people in 2.3 million households. While it's illegal in some places to discriminate against voucher holders, the practice isn't outlawed everywhere. Fully funding housing vouchers would mean many more housing-insecure and unhoused people would get help. While the spring housing market has been plagued with low supply, high prices and spiking interest rates, would-be homebuyers are focusing on new construction. New homes have more incentives and availability than previously owned ones. "There's more opportunity in new construction," said Nicole Bachaud, a senior economist at Zillow Group. Meanwhile, sales for previously owned homes dropped by 3.7% from March 2023, the National Association of Realtors found.
