NEW YORK, July 24 (Reuters Breakingviews) - Piedmont Office Realty Trust (PDM.N) is sifting through the rubble. The $910 million owner of high-quality office buildings in Boston, Dallas and beyond just borrowed at 9.25%, more than twice the interest rate it’s replacing. It’s an ominous sign for U.S. office landlords facing $60 billion of debt maturing at the end of 2023 and 2024, per data miner RCA. Office prices have fallen so much that cap rates are approaching 10%, according to Jonathan Litt, founder of activist hedge fund Land and Buildings Investment Management. Pricier debt means less income, but if rents have stabilized and interest rates keep rising, Piedmont was wise to start reconstructing its balance sheet sooner rather than later.

SL Green announced on Monday that it had sold the building at 245 Park Avenue to a U.S. subsidiary of Japanese real estate developer Mori Trust Co Ltd at a $2 billion valuation, sending its stock up nearly 20%. June 20 (Reuters) - NV5 Global Inc (NVEE.O), a U.S. engineering consultant whose business has taken a hit from its exposure to commercial real estate, is exploring a sale, according to people familiar with the matter. NV5 could decide not to go through with a transaction, the sources added, requesting anonymity because the matter is confidential. This exposure to commercial real estate has weighed on NV5's business and stock price. The company's municipal services business has been negatively affected too, he added. NV5 shares have lost about a fifth of their value since the start of the year, underperforming a 31% rise in the NASDAQ Composite Index.
