A hotter-than-expected inflation report has pushed back expectations for a Federal Reserve interest rate cut. This means mortgage rates are likely to remain elevated for longer than many forecasters had anticipated. This would keep mortgage rates elevated throughout the summer homebuying season, when many home shoppers will be looking to get a mortgage. "March inflation figures were very bad, which also means bad news for interest rates," Lawrence Yun, chief economist for the National Association of Realtors, said in a blog post reacting to March's CPI data. This means your entire monthly mortgage payment, including taxes and insurance, shouldn't exceed 28% of your pre-tax monthly income.

Housing costs rose 0.4 percent in March and were up 5.7 percent from a year earlier, both unchanged from the month before. Shelter inflation has cooled since last year, when it peaked at more than 8 percent, but lately that progress has slowed. Housing is by far the largest monthly expense for most families, which means it also weighs heavily in inflation calculations. Before the pandemic, shelter costs rose at a rate of about 3.5 percent per year. Housing costs in the Consumer Price Index are based on rents.

In February, the country had 550 "million-dollar" cities, or areas where the "typical" home value is $1 million or more, according to a new analysis by Zillow. That is a gain of 59 cities from 2023, and edges out the previous record of 522 such cities when home values peaked in 2022.
