The 10-minute walk took me past a row of colorful houses and apartments, red-and-yellow nasturtiums poking from their yards. The train ride, too, gave me precious time to read. In a market with high prices, low inventory and high mortgage interest rates, no one faces a steeper uphill climb than first-time home buyers. Generally, they have lower incomes and are younger, meaning they’ve had less time to build good credit and amass a down payment. In all, 2,738 markets within the 100 largest U.S. metro areas (with populations of more than 5,000) were considered. For geographic diversity, the top 10 list was limited to one market per metro area. The median home price in each of the top 10 markets was below $300,000 — less than the national median of about $380,000 — and in four of the 10, it was below $200,000.

Before his audition for “The Ally,” a new play by Itamar Moses, the actor Michael Khalid Karadsheh printed out the monologue that his character, Farid, a Palestinian student at an American university, would give in the second act. The speech cites both the Mideast conflict’s specific history and Farid’s personal testimony of, he says, “the experience of moving through the world as the threat of violence incarnate.” Karadsheh — who booked the part — was bowled over. “I don’t think anyone has said these words about Palestine on a stage in New York in such a clear, concise, beautiful, poetic way,” said Karadsheh, whose parents are from Jordan and who has ancestors who were from Birzeit in the West Bank. Farid’s speech sits alongside others, though, in Moses’s play: one delivered by an observant Jew branding much criticism of Israel as antisemitic; another by a Black lawyer connecting Israel’s policies toward Palestinians to police brutality in the United States; another by a Korean American bemoaning the mainstream’s overlooking of East Asians. Most people think of endangered languages as far-flung or exotic, the opposite of cosmopolitan. All told, there are more endangered languages in and around New York City than have ever existed anywhere else, says Perlin, who has spent 11 years trying to document them. She has published children’s books in Wakhi and other endangered languages of the Pamir mountains in Central Asia. By the start of the pandemic, the city had begun official outreach in nine Indigenous languages and recorded videos in several other endangered languages. We cross-referenced E.L.A.’s New York City language list with three independent databases that track the threat level of languages around the world: Ethnologue, which catalogs all known living languages in the world; UNESCO’s World Atlas of Languages, a survey of all the languages spoken in UNESCO member states; and the Endangered Languages Project, a site to which the public can contribute content, managed by the First Peoples’ Cultural Council and the Endangered Languages Catalogue (ELCat) project at the University of Hawaii at Manoa.

The hedge fund that owns True Religion is exploring a sale of the Y2K-era jeans brand as it returns to growth and profitability after emerging from its second bankruptcy, CNBC has learned. It's unclear what valuation True Religion is seeking, but it could sell for a mid single digit multiple of its EBITDA, the people said. Farmstead Capital Management, True Religion's owner, has hired Baird to run the sale process. True Religion went public in 2003 and made headlines for its growth and profits. Buckley, who helmed the company during its 2000s heyday and returned in 2019, has transformed True Religion into a leaner machine.
