Austin Bowlin, a CPA and partner at Real Estate Transition Solutions, is finding this out among his investor clients. "But a 1031 exchange in and of itself isn't the sole answer because now they have to figure out, 'What would I exchange into?'" If they buy another investment property, they're back where they started: actively managing a different property. And, thanks to a 2004 ruling by the IRS, DSTs are 1031 exchange eligible. That said, "most of those risks are what the owners are accustomed to, having owned and managed investment real estate.

The South Korean government on Monday said that it was moving to suspend the licenses of thousands of doctors who walked off the job nearly two weeks ago, threatening to escalate a dispute that has shaken the nation’s health care system. The announcement came after thousands of physicians, nurses and medical professionals took to the streets on Sunday, rallying with banners that read: “Doctors are not criminals! For more than a month, young doctors have been in a high-stakes dispute with the government over the future of health care in the country. Nearly 10,000 interns and residents, about a tenth of all doctors in the nation, have walked off the job, with most ignoring a Thursday deadline to return to work. On Monday, the government said it would begin to suspend the licenses of around 7,000 of those doctors.

CNN —Thousands of doctors in South Korea took to the streets of Seoul on Sunday to protest the government’s plans to increase medical school admissions and what they see as a broader lack of support for the country’s medical system. The doctors say the government needs to address a wider range of challenges facing the healthcare system than just the total number of doctors trained per year. Around 8,000 trainee doctors in South Korea began striking on February 21 by submitting their resignation. A doctor writes messages during a rally to protest against government plans to increase medical school admissions in Seoul on Sunday. Compounding the challenge, South Korea has the world’s lowest birth rate, which has been falling continuously since 2015.

As a result, an unfortunate nickname has even been given to these tourists: “geisha paparazzi.”Foreign tourists have sometimes struggled to understand Japanese customs and etiquette. In 2015, Kyoto created pamphlets and paper handouts that used pictograms to illustrate travel “nuisance activities” like littering, using selfie sticks, smoking in prohibited areas, and taking photos of geisha and maiko. Plenty of rules, little enforcementToday, signs in three languages also explain that geisha photography is not allowed without a permit, and that violators could be charged up to ¥10,000 ($67). Most maiko and geisha (these words are both singular and plural in Japanese) use this road, making it the prime spot for “paparazzi” to gather. Still, Ota and other Gion residents are looking for ways to curb the “geisha paparazzi” issues.

U.S. President Joe Biden will issue an executive order Wednesday intended to safeguard the personal data of American citizens from countries deemed hostile. The executive order centers on the business of selling people's personal information, in which companies and so-called data brokers collect and trade data. The order focusses on specific, sensitive information like genomic data, biometric data, personal health data, geolocation data, financial data and other kinds of personally identifiable information. The executive order will direct the Department of Justice to issue several regulations intended to protect sensitive data. "American privacy concerns in the data broker industry are not new, and existing laws do not sufficiently protect Americans' data from misuse," the letter said.

Kuan Bi-ling, head of Taiwan's Ocean Affairs Council, told reporters the Chinese boats left the area shortly after Taiwan's coast guard told them to leave. Six Chinese coast guard officers last week boarded a Taiwanese tourist boat carrying 11 crew and 23 passengers to check its route plan, certificate and crew licenses, leaving around half an hour later, Taiwan's coast guard said.

If shareholders approve the merger, it would enable Trump Media to go public and Trump to own a stake worth about $4 billion. In the US, a political party’s presidential nominee has never owned a major media platform worth so much. Furthermore, the possibility of this added Truth Social muscle for Trump arrives as right-wing MAGA messaging finds more outlets at the national and grassroots levels. And, while Trump has stuck with Truth Social, X has become a haven for right-wing conspiracies of all kinds. MAGA-friendly, right-wing media is growing at the grassroots level as well.

“It’s super scary,” a passenger told Taiwan’s United Daily News in a video upon returning to shore under the escort of a Taiwanese coast guard ship on Monday. “(The Chinese coast guard) chose a tourist vessel because it’s high profile – you would expect lots of people on the boat with cameras and phones,” he said. The stakes are high, as the increased presence and closer proximity of Chinese and Taiwanese coast guard vessels raise the specter of miscalculations that could potentially spiral into open conflict. Speaking to reporters about the inspection by the Chinese coast guard, Taiwan’s Defense Minister Chiu Kuo-kcheng highlighted such risks, saying the defense ministry is “very concerned” about potential miscalculations. Read previewFrom head to toe, quite literally, Donald Trump and his lawyers have attacked New York Attorney General Letitia James. "Donald Trump falsely, knowingly, inflated his net worth by billions of dollars to unjustly enrich himself, his family, and to cheat the system. "Donald Trump may have authored 'The Art of the Deal,' she added, repeating a punchline from her September 2022 announcement that she had sued Trump over his frauds. Likewise, where James had requested five-year bans on Donald Trump, Jr., and Eric Trump, Engoron kept those to two years. There is still a lot to parse from the ruling and its potential impact on Trump’s business empire, but here’s what we know so far. And Trump himself might have been permanently barred from the New York state real estate industry, something James had requested. The ruling extended the monitor’s role “for no less than three years.”That new governance structure is the reason Judge Engoron cited for not cancelling the Trumps’ business certificates. “The court’s decision to impose governing requirements [on Trump’s businesses] makes the injunction more likely to survive appeal,” Thomas said. CNN —Judge Arthur Engoron hit Donald Trump with his biggest punishment to date on Friday, in a ruling that fined the former president $355 million for fraudulently inflating the values of his properties. Combined with the $83 million judgment issued against Trump for defaming E. Jean Carroll, that means Trump has been fined roughly $438 million over the past four weeks.
