The city may have the recent AI boom to thank for the boost, experts say. According to data from VTS, San Francisco saw a recent boom in demand, experiencing a 10.2% demand increase in the most recent quarter. It's perhaps unsurprising that AI companies seem to have San Francisco in their sights. Quinn said JLL had 10 AI clients eyeing around 750,000 to one million square feet of San Francisco real estate. One AI company, Hive, recently announced it was subleasing three floors of a downtown San Francisco office — taking over space previously occupied by software company Okta, Bloomberg reported.

Ten Hag primed to end false dawns at Man United

Since United last won the Premier League title under Alex Ferguson in 2013, David Moyes, Louis van Gaal, Jose Mourinho and Ole Gunnar Solskjaer have all failed to revive former glories - but Ten Hag appears to be making progress. Last year, he took charge of a United side that had collected their lowest-ever Premier League points tally (58) in the 2021-22 season and were in a five-year trophy drought. The turnaround has been remarkable, with a top-four finish in the Premier League, the League Cup trophy and a place in the FA Cup final to show for last season. "I think the difference is, with reference to last year, now we have the foundation with this squad," Ten Hag told reporters. If Ten Hag can stop the uncertainty over the club's ownership from spilling over into his dressing room, United have reason to believe they can challenge seriously to win the Premier League and end the recent dominance of Manchester City.

Those three signings were all completed early in the close4 season meaning Arsenal should be ready to hit the ground running when they kick off at home to Nottingham Forest next Saturday. While Rice's price tag appears over-inflated, he looks capable of giving Arsenal the drive their midfield began to lack in the closing months of the campaign. Timber offers the sort of defensive depth Arsenal sadly lacked after France's William Saliba was injured in March. "The players will have learned a hell of a lot with that title run, and this year is about going that one step ahead. Having tried so many hustles, Berman's gleaned a few insights about which might be easiest to pick up. For him, the easiest hustles to dive into were those in content creation, like podcast editing and video editing.

Gálvez’s remarkable ascent comes as President Andrés Manuel López Obrador has levied a near-daily stream of attacks against her. The immensely popular López Obrador is barred under Mexican law from seeking re-election after completing his six-year term. However it dismissed a complaint from Gálvez that the president had violated laws against gender-based political violence. In the days since the ruling against him, López Obrador has moved between open disregard, winking half-measures, and begrudging obedience. López Obrador has sought to tie the candidate to the country’s historic ruling elite with the claims, which she has denied.

It's why top researchers are looking to the past as a guide to predict how generative AI could affect workers' jobs in the years and decades to come. "It's possible that in the end, we get better jobs, but in the short term, there's a lot of disruption," Mollick said. But Raymond warned that AI could produce some less-desirable outcomes for customer-service workers, particularly if customer-support chatbots become much more capable and advanced. The extent to which AI displaces jobs will depend on how quickly it scales what Mollick calls the "three levels" of work: tasks, jobs, and systems. Instead, what I would be thinking about is: How do you figure out how to use it to do your job better?"

"High level, we want this to become something like your personal AI friend," said developer Div Garg, whose company MultiOn is beta-testing an AI agent. The race towards increasingly autonomous AI agents has been supercharged by the March release of GPT-4 by developer OpenAI, a powerful upgrade of the model behind ChatGPT - the chatbot that became a sensation when released last November. GPT-4 facilitates the type of strategic and adaptable thinking required to navigate the unpredictable real world, said Vivian Cheng, an investor at venture capital firm CRV who has a focus on AI agents. OpenAI itself is very interested in AI agent technology, according to four people briefed on its plans. The dome homes can cost just $350,000. The domes are designed to resist extreme weather events, which displaced 3.3 million Americans last year. They are constructed from fire-proof materials and their shape allows them to withstand extreme wind, architects say. Johnson told the Times he expects to sell 40 dome homes by the end of the year, doubling his company's sales from 2022, the Times reports. The homes are often built out of fire-resistant materials like steel, and the dome shape provides resistance against extreme winds that standard square homes do not.

As more experimental technologies are introduced onto the battlefield, small-scale engineers like Hnatok are hoping to influence the war's outcome with Unmanned Ground Vehicles (UGVs) that carry weapons and explosives or conduct reconnaissance. Welcome to the weird, through-the-looking-glass world of Vladimir Putin’s Russia, where everything is its opposite and almost nothing is what it seems. That may hold as well for the still-murky fate of last month’s mutineer, Yevgeny Prigozhin, head of the Wagner group. Daniel TreismanWorse yet for the Kremlin, Prigozhin’s claim — coming from a diehard nationalist — will seem quite believable to many Russians. Its broadness is mainly an asset — it makes the book suitable for beach reading or for mainlining before a dinner party. But he’s sometimes too adept at quarantining the weirdness, too certain of where the rational ends and the irrational begins.

His son Matthew Arkin said that Mr. Arkin, who had heart ailments, died at home. Mr. Arkin was not quite a show-business neophyte when he was cast in the 1963 Broadway comedy “Enter Laughing,” Joseph Stein’s adaptation of Carl Reiner’s semi-autobiographical novel about a stage-struck boy from the Bronx. He had toured and recorded with the Tarriers, a folk music group, and he had appeared on Broadway with the Second City, the celebrated improvisational comedy troupe. In a cast that included established professionals like Sylvia Sidney and Vivian Blaine, Mr. Arkin stole the show and won the hearts of the critics. “‘Enter Laughing’ is marvelously funny, and so is Alan Arkin in the principal role,” Howard Taubman wrote in The New York Times.

Baby boomers are better at spotting fake news than Gen Zers and millennials, a survey found. The survey found those who spent more time online were also more likely to fall for fake news. Boomers have always taken the flack for falling for fake news stories, but a survey has found it's younger generations that are more susceptible to online misinformation. It examined how likely people were to be fooled by fake headlines. Although stereotypes about the older generation falling victim to fake news may be dated, they are rooted in fact.

Walking into the new “Africa Fashion” exhibition at the Brooklyn Museum, I felt that I was witnessing something wondrous, something more surprising than just an individual’s restyling. On an adjacent wall are the flags of all 54 countries in Africa, their insignia and heraldry explained. “Fashion, music and the visual arts drew on formerly marginalized traditions, creating innovative forms that looked toward future self-rule.”

Under the "stress test" exercise, the Fed tests big banks' balance sheets against a hypothetical severe economic downturn, the elements of which change annually. WHY DOES THE FED 'STRESS TEST' BANKS? It announces the size of each bank's stress capital buffer in the subsequent months. For example, the 2022 stress test envisioned a 5.8 percentage point jump in unemployment under a "severely adverse" scenario. This extra test will not count towards banks' capital requirements but will allow the Fed to explore applying multiple adverse scenarios in future.
