The reduction in existing mortgage rates will come amid several other property, economic and market support measures Beijing has announced over the past few weeks, as concerns mount about the health of the world's second-largest economy. Chinese lenders were widely expected to cut interest rates on existing mortgages after the PBOC earlier this month said that it would guide commercial banks to do so. The central bank's proposal to cut rates, which came after a wave of early repayments of mortgage debt, aims to reduce the interest rate costs for homebuyers and to boost consumption in a slowing economy. Adjusting existing mortgage rates is conducive to easing pressure on banks from mortgage prepayment, Lin Li, vice president of Agricultural Bank of China Ltd (601288.SS), the country's No.3 lender by assets, said earlier on Tuesday. Cutting deposit rates could help banks to maintain a proper level of NIM, one of the sources said.

The Hong Kong property agency's mainland arm, Centaline Property Agency (Shenzhen), has not recovered some commission fees as property developers grapple with the debt crisis and liquidity crunch, Centaline said in a statement on Friday. "The current amount of unpaid commissions from developers and agents is huge and Centaline Property is not in a position to advance them to its employees," the company said. The Shenzhen unit has paid fixed salaries up to July, Centaline said, adding that all of units were operating normally and it would not withdraw from the mainland China market.

China cut its one-year benchmark lending rate on Monday, which is set to further weigh on banks' NIM. Chinese commercial banks' NIM shrank sharply to 1.74% last quarter from 1.91% at the end of 2022, official data showed. Shares of China's biggest five banks have been sliding since early May amid concerns over the weakening economy. The decline in home prices comes amid a worsening debt crisis at major developers, sliding property investment and home sales. Among 70 cities, 49 saw a fall in new home prices month-on-month in July from 38 cities the previous month. However, most economists expect the downside trend in home sales and prices to persist for while. "Without additional major policy easing and/or fiscal support, property sales and investment may weaken further or stay at the bottom for longer than assumed in our baseline," said Wang.

China's Inner Mongolia reports two cases of bubonic plague

BEIJING, Aug 13 (Reuters) - China's northern region of Inner Mongolia reported two cases of bubonic plague on Saturday, following a previous infection that was detected on Aug. 7, the local government said. The two people infected are the husband and daughter of the previous case, the government said in a statement on its website. Cases of bubonic plague infection, a highly infectious disease that is spread mostly by rodents, are low in China, with most found in Inner Mongolia and northwestern Ningxia region in recent years. Bubonic plague is the most common form of plague, which can be fatal if not treated in time, according to the World Health Organization. China, which claims democratically governed Taiwan as its own territory, has repeatedly denounced Lai's trip, which includes another stopover in San Francisco on Wednesday on his way back to Taipei. In a statement issued shortly after Lai landed in New York on a scheduled flight from Taipei, China's foreign ministry said it opposed any form of visit by "Taiwan independence separatists" to the United States. "Lai stubbornly adheres to the separatist position of Taiwan independence and is a troublemaker through and through," the ministry said. China has stepped up its military activities around Taiwan over the past three years, seeking to force the island into accepting Beijing's sovereignty. The Chinese national surnamed Zeng, who had worked for a military industrial group, was recruited by a CIA agent based in Italy, China Central Television (CCTV) said in a report. Zeng was sent to Italy by the military industrial group for further studies and became acquainted with the CIA agent. After succeeding in "shaking" Zeng's political stance, the CIA agent sought sensitive information about the Chinese military from Zeng, according to the CCTV report. Zeng was found to have signed an espionage agreement with the U.S. and had received training before returning to China, CCTV reported. After returning to China, Zeng had provided on numerous occasions "core" intelligence, and had pocketed funds for the efforts, it said.

"Zhengzhou's property easing measures will most likely be warmly welcomed by markets, and we expect other tier-2 cities and even tier-1 cities to follow," said Nomura in a research note on Friday. "We are also concerned that merely easing restrictions on existing home sales without lifting restrictions on home purchase may add supply and depress home prices." On Thursday, China's central bank governor pledged to guide more financial resources towards private firms including property. Demand for the property sector, once a pillar of economic growth, has remained weak in recent weeks - property sales between May and June showed the largest monthly drop this year, based on sales by floor area.

In the waterlogged provincial capital Harbin, two vehicles plunged into a sinkhole that appeared on an expressway near a swollen river, local media reported. Paddy fields have also been inundated, and villagers in low-lying areas told to evacuate, local media reported. The storms and floods also triggered power cuts in nearby Shangzhi city, where supermarkets were running low on provisions, according to media reports. "I only managed to get a few bottles of mineral water and two boxes of instant noodles," a Shangzhi resident told local media after rushing to the supermarket after the storm alerts. "Some production and power equipments were damaged, and production had been suspended," the company said in an exchange filing on Friday.
