Sentiment also moved into positive territory for the first time since July. Fifty is the line between positive and negative sentiment. The first is a $10,000 refundable credit for middle-class homebuyers – essentially an interest rate buy-down. AdvertisementResidential real estate activity in China Capital Economics, CEICSizable infrastructure support has prevented construction from falling as much as anticipated. As Capital Economics highlights, real estate construction remains an opaque measurement in China. In Capital Economics' view, Beijing will drag it out longer so that it doesn't fully materialize until 2030.

Thanks to high mortgage rates, mortgage refinance rates, and even higher home prices, the mood among hopeful homebuyers has been fairly bleak. Is there a chance the housing market will crash anytime soon? Though a large number of Americans believe the housing market is at risk of crashing, the economists who study housing market conditions overwhelmingly do not expect a crash in 2024 or beyond. The US is currently between 2.3 million and 6.5 million units short of a healthy housing supply, according to Realtor.com. Solar panels and energy-efficient appliances help cut emissions, but more needs to be done to improve building construction. That's what some prefab homebuilders like Dvele, Clever, and a California-based startup called Aro Homes are doing. "The excess renewable energy that we generate after 16 years, that offsets all the carbon that was used to build the home," said Carl Gish, CEO of Aro Homes. "We're not aware of any other home builders in the United States that are building homes as environmentally friendly." Gish points to four critical elements: First, Aro claims to use the most sustainable materials possible, like more timber and less concrete.

"The housebuilding sector is, I would say, a little bit in a confidence crisis," Dominik von Achten, chairman of German building materials company Heidelberg Materials, told CNBC's "Squawk Box Europe" on Thursday. In January both the current sentiment and expectations for the German residential construction sector fell to all-time lows, according to data from the Ifo Institute for Economic Research. The business climate reading fell to a negative 59 points, while expectations dropped to negative 68.9 points in the month. Habeck pointed to higher interest rates as a key challenge for the economy, explaining that those had led to reduced investments, especially in the construction sector.

Despite homebuilding slowdowns and high mortgage rates, Builders FirstSource CEO Dave Rush told CNBC's Jim Cramer that the demand for housing remains strong. "And what proved to be the point is housing demand is really strong, and the demand for housing and the fact that housing has been underbuilt, kept housing at a relatively stable level." Up 2.56% by close, Builders FirstSource reached a new 52-week high. Builders FirstSource has invested over $100 million in automated technology, he said. "We tailor our business to the professional contractor, 90 plus percent of our business is delivered to the job site," Rush said.

While most of those customers say they have received their money, some said their refund requests were disputed or ignored. Two-thirds, or 23, of those people said they had asked to be refunded, or were going to ask Boxabl for their money back. Boxabl said it recently received approval to sell its homes in Arizona and is close to receiving similar clearances in California and Nevada. Amid its own dwindling cash supply, Boxabl has recently appeared less willing to grant refunds to some depositors who want out. When he sent an email in January to Boxabl asking for a refund, the company declined his request.

S&P 500 futures edged up in overnight trading Wednesday, boosted by a jump in Nvidia shares as the chip giant posted record revenue and issued upbeat guidance. S&P 500 futures rose 0.5% and Nasdaq 100 futures gained 1%. Nvidia shares popped more than 8% in after-hours trading after the chip company said total revenue rose a whopping 265% from a year ago, driven by its booming artificial intelligence business. AI enthusiasm has powered the jaw-dropping rally in Nvidia, along with other Big Tech names, over the past year. "Investors should know that the path of disinflation will likely be choppy, creating volatility in the rates market," said Jeffrey Roach, chief economist at LPL Financial.

Housing starts collapsed 14.8% month-over-month in January to a five-month low, according to Census Bureau data released Friday. The decline in new construction flies against the trends of strong and rising demand throughout 2023 and into this year. It also marks a reversal from a period of rising supply seen recently, with new housing starts jumping 14.8% last November. David Rosenberg, economist and president of Rosenberg Research, said in a note that it's hard to determine how much seasonal factors like inclement weather played a part in sending construction starts tumbling last month. Rosenberg added that a strong pipeline of multifamily construction will continue to impact the market for the foreseeable future.

A hotter-than-expected consumer price index on Tuesday sent stocks reeling, with the Dow posting its biggest drop in a year.
