Strong numbers in the company's search and cloud businesses more than offset the slight misses in the YouTube and network units. Cloud recorded a couple of big firsts: exceeding $10 billion in revenue, along with $1 billion in operating income. Whereas investors were — and many still are — concerned about what generative AI might mean for Alphabet's search revenue, the opposite appears to be the case, at least for now. Google Cloud revenue grew roughly 28% to more than $10 billion for the first time. But Amazon, which has also spent four years opening Amazon Fresh stores and trying to build its grocery delivery business, hasn't been as disruptive to existing players like Walmart and Kroger as some feared it would be. To better serve the middle, Amazon could consider acquiring a grocery chain that already exists to boost its store network, Grewal said. Besides selling groceries, Amazon could use the stores to fill pick-up and delivery orders, much as they already do with Amazon Fresh and Whole Foods. Most US states observe equitable distribution, meaning all property acquired during the marriage is divided fairly at a judge's discretion. Nine US states observe community property law, where marital assets are split 50-50. Which states are community property states in a divorce? In community property states, marital assets — and debts incurred by either spouse during the marriage — are divided 50-50. A court may also deem marital assets "quasi-community property" if, at the time they were acquired, the couple lived in a non-community property state but later moved to and filed for divorce in a community property state.

It sounds simple enough — rent comes in and, ideally, it's greater than the rental expenses, resulting in positive cash flow — but real estate investors agree that rental income shouldn't be categorized as passive. "You hear that real estate investing is passive, and that's certainly not been my experience," New England-based investor Tess Waresmith, who owns five units, told Business Insider. But when I'm not actively buying, I don't spend much time on real estate." Real estate syndicationWith real estate syndication deals, a group of investors pool together their capital to purchase a single property managed by the syndicator. An assumable mortgage allows qualifying buyers to acquire the interest rate, current principal balance, and other conditions of a seller's existing loan. In June, we bought it for $400,000, assuming the seller's mortgage at a 2.75% interest rate with 26 years left on a 30-year fixed-rate loan. The assumable mortgage process was actually straightforwardBefore starting the assumption, we thought it would be very difficult. It seemed that they were trying to steer us away from the assumable mortgage and toward getting a new one. They even offered us a lower interest rate below the current rate, but it was still significantly higher than what I was getting through this assumable process.
