The Fed's interest rate cut will ease financing conditions for homebuilders, analysts told BI. Sign up to get the inside scoop on today’s biggest stories in markets, tech, and business — delivered daily. AdvertisementThe Federal Reserve's rate cut will surely impact the housing market, but its effect likely won't affect arguably the most important part of the equation: keeping affordability tight. But how this translates into a much-needed supply boost is a different story, and there are factors the Fed cut won't fix. Lingering uncertaintiesAdvertisementFor instance, Nanayakkara-Skillington noted that material pricing, from drywall to steel mill products, has weighed heavily on homebuilders since the pandemic.

ANN ARBOR, Mich. — Al Schmidt, Pennsylvania’s top state election official, outlined Thursday how administrators in the nation’s biggest battleground state are preparing to take on election misinformation and even potential violence before and after ballots are cast this year. But he said election officials have learned a lot since 2020. Election officials also faced threats and attacks from furious voters, with one local election official reporting that a third of the state’s 67 county election directors retired or resigned after the 2020 election. To help combat some of the threats against election workers that emerged around the 2020 race, Pennsylvania has established a new election threats task force to monitor the situation. After a drawn-out court battle, the Pennsylvania state Supreme Court ruled earlier this month that mail-in ballots without correctly written dates can be tossed out.

The Federal Reserve's big interest rate cut this week has reintroduced the notion of the " Fed put " into the stock market, longtime bull Tom Lee said. That means, the Fed's mandate is now primarily supporting a strong labor market," Lee wrote to clients Friday. Broadly speaking, the "put" refers to the desire of the Fed to loosen financial conditions, which in turn supports risk assets like stocks. In particular, he cited "an important lifeline" to three sectors that Lee said actually are in a recession: durable goods, auto sales and housing. This is a long winded way of saying the Fed is not 'pushing on a string ,'" Lee wrote.

RH CEO Gary Friedman told CNBC's Jim Cramer on Friday why the upscale home furnishing retailer doesn't have any official social media accounts, saying paid promotions by online influencers aren't authentic. And, you know, having fake fans and people you pay talk about you on Instagram or TikTok or whatnot, it's not the truth." Friedman conceded that social media has exploded, and "the digital visualization and connectivity is real." However, he said that if consumers aren't interested in our showing enthusiasm for the brand, RH should do better work, not pay others to talk about the company. He claimed that RH still has a solid presence online, but not because of paid influencing or social media marketing on the company's part.

CNN —Almost three decades ago, Richard Hays, a United Methodist minister and the soon-to-be dean of Duke Divinity School, wrote what quickly became the go-to traditionalist Christian argument against same-sex marriage. Fuller Theological Seminary, where Christopher Hays is a professor, also demands agreement with a faith statement that opposes same-sex marriage. Even as support for same-sex marriage has plateaued in the last few years, recent surveys from Gallup find that more than one in five Gen Z Americans identify as LGBTQ, and nearly 90% of Americans under 30 years old support same-sex marriage. The reversal from Hays certainly will not settle the debate among Christians when it comes from same-sex marriage. But I hope it makes opponents of same-sex marriage at least pause and wonder — is there a faithful path forward that makes room for people like me?

The SALT deduction allows tax payers to deduct up to $10,000 of property, sales or income taxes that have already been paid to state and local governments. Historically, most of the tax payers who claim the deduction reside in high tax states such as New York, Connecticut, New Jersey and California. There was no cap on SALT prior to the Trump tax bill. Some of those recent conversations have featured Trump's new stance on bringing back the full SALT deduction, despite his bill being the cause for the $10,000 cap. Rep. WASHINGTON — As president, Donald Trump slashed a lucrative tax break enjoyed by coastal donors and suburban swing-state voters. What shifted more than the economy is Trump's needs, said Caroline Bruckner, managing director of American University's Kogod Tax Policy Center. The reversal is one of a flurry of freebies that Trump and his rival, Vice President Kamala Harris, are offering voters in the stretch run before Election Day. Trump’s proposal to repeal the SALT cap, which is set to expire next year if Congress takes no action, would reduce federal revenue by $1.2 trillion over a decade, according to CRFB’s estimate. But many voters in those counties would stand to benefit considerably from a repeal of the SALT cap.

Stocks surged to open Thursday trading in the wake of the Federal Reserve’s announcement that it was lowering interest rates by half a percentage point. The Fed’s cut was widely expected, but came in larger than many analysts were forecasting. “The continued decline in mortgage rates is giving the mortgage market a much-needed boost,” Bob Broeksmit, the president and CEO of the Mortgage Bankers Association, said in a statement. At the same time, a growing set of indicators suggest economic growth may have begun heading in the wrong direction. “The Fed has signaled a high sensitivity to labor-market weakness,” Nomura Holdings financial group said in a note to clients Thursday.
