That massive roadblock is being removed by a new zero-percent down mortgage program launched two weeks ago by one of the nation’s largest mortgage lenders. ‘Demand has been huge’These mortgages are only open to first-time homebuyers and those making no more than 80% of the area’s median income. That’s because in order to refinance at a lower rate, the homeowner would need to fully pay off that second mortgage. For instance, Bank of America launched a zero-down payment mortgage program in 2022 for first-time homebuyers in certain Black and Hispanic neighborhoods. “These mortgages are going to be ticking time bombs – just like subprime mortgages –unless home prices continue to increase very substantially,” Kelleher said.

Three Black men have accused American Airlines of “blatant race discrimination” over its temporary removal of them and five other men from a Jan. 5 flight from Phoenix to New York, in a federal lawsuit filed on Wednesday. The men said they were seated on a plane at Phoenix Sky Harbor International Airport when an airline employee went row by row asking them to get off the plane. As they exited, the passengers noticed that all the Black men on the flight, eight in total, appeared to have been removed. An American representative told the men at the time that the complaint had come from a white flight attendant. When one described the removal from the plane as discriminatory, an American employee said, “I agree, I agree,” according to a cellphone recording that was shared with The New York Times.

CNN —A lawsuit filed Wednesday on behalf of three Black men alleges “blatant and egregious race discrimination” by American Airlines when they were removed from a flight. An American Airlines representative approached each of the men before takeoff, the complaint said, ordering them off the plane. “(O)nce they reached the jet bridge, they saw that several other Black men were also being removed from the plane. In fact, it appeared to Plaintiffs that American had ordered all of the Black male passengers on Flight 832 off the plane,” the complaint reads. American representatives told the men a complaint about body odor had prompted their removal, according to the suit.

Phoenix CNN —Rudy Giuliani and 10 others pleaded not guilty in an Arizona court Tuesday to charges of allegedly conspiring to overturn the 2020 presidential election results. Giuliani was served Friday in Palm Beach, Florida, at his 80th birthday bash held by a GOP operative. Arizona prosecutors spent weeks trying to track down Giuliani and eventually found him based on some of his podcasts. That evening, Giuliani posted a tweet saying that “if Arizona authorities can’t find me by tomorrow morning” they would have to dismiss the indictment. “I haven’t been hiding from anyone,” Giuliani told the judge during Tuesday’s hearing.

New York CNN —OpenAI says it’s hitting the pause button on a synthetic voice released with an update to ChatGPT that prompted comparisons with a fictional voice assistant portrayed in the quasi-dystopian film “Her” by actor Scarlett Johansson. “We’ve heard questions about how we chose the voices in ChatGPT, especially Sky,” OpenAI said in a post on X Monday. A spokesperson for the company said that structure would help OpenAI better achieve its safety objectives. OpenAI President Greg Brockman responded in a longer post on Saturday, which was signed with both his name and Altman’s, laying out the company’s approach to long-term AI safety. “We have raised awareness of the risks and opportunities of AGI so that the world can better prepare for it,” Brockman said.

Our money was worth more back then, so we got more value for our Canadian dollar when we went shopping in the States. She was an American living in Atlanta and said, "Hey, why don't you come and spend the winter with me?" It almost seemed like Canada was 10 or 20 years behind, progressive-wise — and I don't mean politically. The amenities, the shopping, the food, and the restaurants in Canada are way behind if you're outside Vancouver or Toronto. I don't see why Canada is so appealing to AmericansCanada used to be an admired country worldwide, and now it's horrible.
